Mine is a almost a full overhaul except the staircase railing, damage is around 50k. I going for resort look so lots of wood and carpentry work. Mine is almost done. Will post pictures when i have a clearer picture. -

I believe 40 - 50k should be doable. My reno has more items and it is less than 55k. But things are getting more expensive now. Was talking to my Id and get to know metal, sand and wood all prices increasing. -
My EM layout. Just sharing what i did in order to have a WIW. I was thinking of using the original MBR but it will become very cramp with a king size bed. I convert the other bedroom to become my MBR.

hmm... looking at your quote does the haulage include cost of sand and cement? cos it is missing from your quote. The best is to ask for a detail breakdown of the items and cost in black and white. Even the refund if you chose a cheaper tile, ask your ID to calculate and put it as an option. At least you know up front the cost savings. VO during the process of the reno will be very EX! Make sure all items are covered if you decide to go with the ID. Mace is right not all hacking require PE. Even if PE is required do not pay PE fees up front ask to see the relevant documents with the PE stamp before you pay. You pay the PE not the ID (We are actually paying for the PE stamp) $500 is abit too expensive if the PE is not required to be on site to supervise the hacking. Should be around $300-450, maybe prices have increase... prices for everything is increasing now

tatlee, your reno is very nicely done. May i know how much did you spend on reno? i like the glossy white laminates for the kitchen. I am thinking of doing white laminates but concern about cleaning. Do you have any problem with cleaning the white lamiate? -

Finally got a chance to take photos of my EM. Lights and first coat of paint are up. Reno is still WIP. foyer and living kitchen Dining Awning ( i believe virgo ask for pictures of the awning) -

The apartment is around 20 years old and most of the tiles and fixtures are original HDB items hence need to replace most of them. My ID is more of a contractor. There is no fancy 3D drawing only simple drawing for the carpentry. He would recommend what i should do based on my ideas. I not sure if i got a good rate for the reno works. -

Hello Jessie my reno is a major overhaul. just some of the works i cam remember. hacking hack all 3 toilets floor and wall tile, kitchen floor, 2nd level floor hack all existing build in cabinets remove all cornises remove all exsiting wiring remove most of windows and grill hack kitchen wall to link to dining. mansony work plaster smooth rock stone wall for whole house re-tile kitchen floor, homo re-tile all 3 toilet floor and wall overlay plaster kitchen wall tiles overlay balcony with pebble wash awning roof for balcony cement screed 2nd floor for german laminates covert another bedroom to master bedroom by hacking and reconstruct new wall polish existing marble floor hack and rebuild wall to re position toilet door carpentry laminate 2nd level and stairs kitchen cabinet top and bottom glass partition between kitchen and dining solid wood platform at foyer (resort style) shoe cabinet walk in wardrobe tv ledge for master bedroom study table and cabinet display cabinet **** solid wood platform at balcony half height storage cabinet at dining half height wall mirror at dining gysum board as tv feature wall Misc painting whole house rewiring whole house re pipe the whole house balcony casement windows false ceiling at foyer and living and balcony all for less than 55K -

so sorry. Usually when i view my new house it is so dark that it is impossible to take a photo. I will upload photos of my EM when the casement windows are up. Right now only the roof and false ceiling is done. The contractor is fixing the lights this week hopefully i can take some photos then. -
Yuppy the $500 should be the PE cost and also the time required for the PE to be present with the HDB officer when they are hacking the wall. If hacking of the wall does not require PE endorsement you do not need to pay for anything. You would only know if PE is required when you submit the permit for hacking. The HDB officer will let you know if PE is required or not.

Wa!! balcony roofing + windows + grills 5K is abit too high. I did awning + false ceiling + casement windows only around 3-4K. Chrono your quote from ID or contractor? -

I do not have kids yet but i prefer to have a common toilet on the 2nd level for guests that are going to stay overnight at our place. As what my ID say once you hack away it will be very difficult to construct back. I just keep the common toilet reno as simple as i possibly can. Basic wash basin, not too fancy WC and use shower curtain maybe from Ikea. I did hack away the old tiles. I believe basic infrastructure like tile and water proofing should always be sound. I do not want to have tiles poping up or the floor below mine complaint i have a leaking toilet. -
