  1. Some more updates: The furniture we bought... After walking through like 20-30 shops at furniture mall and IMM, we finally decided to buy these pieces for our house. The photo showed exactly what we bought, the white round coffee table, the round side table by the couch and we customized the couch size to be slightly smaller from 3.1M-> 2.7M to fit our living room ✌ For dining table, we got this glass table top with solid wood legs plus 6 pieces of chairs (the chair selected is the one that has fabric board). We decided to go with lime green to give some punch of colors into our dining area since everything is dark wood and black/white theme ☺ Here's the fabric for our dining room chair : Green fabric I saw this lighting at one of the show room and thought it is really cool looking. Price is a bout $450 (jaw dropped)...we are not too sure where to place it in the house. Probably one of those things you would buy on impulse haha so we KIV first
  2. Danny, I am surprised you can fit a bathtub in the master bathroom! I find it ridiculous cramp, have to use shower screen with small vanity top Yes kitchen quite small too...my current house have big island. Sigh have to say bye bye when I move to our new place ^_^!
  3. Went to JB for a day trip with my friend. Wow, you really can get good value for money there if you look hard enough... Highlight of my loots: Door knob for my main door Matching door knobs for my bedrooms Plus a stainless steel bronze coated safety door guard Total: RM705 ✌ I have checked out the price in SG, for this amount of details just the door knob for main door cost about S$200+.... I am super pleased with the purchase today
  4. A little progress... We are talking bout the main wrought iron gate. I love details but my ID said too much details very busy. She showed me some photos but none that I like. So she said I could draw up our own design...but with extra cost $$$ One afternoon during my free time,I took a paper and pen..and started drawing. Reference to other existing wrought iron gate design...I came up with this: I wanted something more personalized , so this is the first try the gate man did up for us I am delighted that this can be done. First sample looks alright but could be better...lets hope the next try looks nicer hehe

Hey Danny...Sorry been so busy lately with looking for lighting etc. We resubmitted for another approval, this time indicated that the original grill is metal and we want to switch back to metal. However due to the current state is concrete...they insisted that we still engage PE to BCA report that gonna cost a Bomb! Trellis also cannot be done already. We wanted polycarbonate with chennai wood timber. HDB will only approve if we use laminated glass on metal frame that gonna cost double ($9K)! Faint... So we just gonna leave use wall stairs and leave balcony area roofless for awhile till we figure out what to do

  7. Went to grabbed some stuff for bathrooms, bought a bunch of stuff from Ideal Bath, They having SALES there! So we loot some items at a steal This lady name Gloria served us and she is very friendly and helpful. Ideal Standard Toilet seats: We got two soft covers + 1 normal cover 15 gallon Rheem heater: Confirm enough water hehe Rain Shower for two batthrooms upstairs, hubby likes the adjustable shower head Shower mixer for two bathrooms upstairs Simple shower for bathroom downstairs also with adjustable shower head Shower Mixer for downstairs bathroom
  8. These are materials we selected: The bottom wood (Colonial Oak) is for the floor laminte through out the whole house. The Zen Walnut will be the color painted for the wood plank on the staircase steps and all the doors Tiles for Kitchen, balcony and common bathroom. The dark tiles is for the flooring, which we will use the same in the common bathroom downstairs. White tiles for the downstairs bathroom walls Tiles for bathrooms upstairs (master room + common): Dark tiles for floor, same white tiles for the wall Gabled Blue for feature wall in living room Swan Down white color for entire house, Canadian Sky color for master room feature wall color Vanity Cabinet Dark Veridian color against the bathroom walls + Floor tiles for upstairs bathrooms Didn't manage to take photo of my kitchen counter top and bathroom counter tops

View from the balcony into the kitchen (door and windows are removed from this image to show the full kitchen) Trellis at Balcony (just received another bad news today from HDB requested us to change the material for my trellis. We wanted to do polycarbonate with chennai wood timber but they asked us to use laminated glass on metal frame) with that it has bumped the price up from $4.5K to $9K++ So this idea has to be shelved for now until we have more $$$ but then again, I am not sure if that is even worth it! Walk-in wardrobe @ Masteroom. Again, to hide the odd shape wall, we have decided to add partition and make it into a walk-in wardrobe. The dressing table we felt that it is too cramp so decided to change into part of the wardrobe so we have more space for clothes. Master bathroom (we decided to do away with the recess light near the basin and changed track lighting into normal bathroom lights). Master bathroom is pathetically small. sigh Common Bathrooms (same style as the master's bath) The other two rooms are just minimal, just laminated floor, plaster wall and paint.
  10. Hello Everyone... Just wanna share with you our dream home Not the final final but close enough to our idea. There are some changes here and there. Look from entrance (The staircase that we want so bad but still pending re-approval, track lighting will be in black color). Floor laminates will be in dark color to make the house feels warmer Shoe Rack with dark green chalkboard (ignore the floor, it suppose to be dark color). we want the shoe rack to be the focus point when you walk into the house and more personalized with the chalkboard, so we can leave messages/quotes for each other . At the same time, a lot of storage for shoes and to keep our backpacks, umbrellas, ironing board and wacum cleaner etc Living room with special Blue color. We have added a partition wall to conceal the odd shape wall behind. So back of the TV is our main store room. The original storage space door has changed to be access from inside the main store room. Our Kitchen @ my favourite part of the house (cafe style with black and white lines, due to the layout of the kitchen, we have no choice but to place the fridge beside the bathroom. As such, the cabinets beside the fridge has to be open from the dining room where we will keep the serving plates, alchohol etc to maximize the cabinet space, we also decided to remove the wine chiller idea because it is hard to find a wine chiller that could fit nicely and well ventilated) Chalkboard bathroom door @kitchen to conceal the bathroom and double up as my recipe board .
  11. Soonliew, My ID advise to also get 24000 BTU for living. She quoted me Mitshubishi inverter system 4, (9/9/12/24 btu), include bracket and 1/2 inch insulation p,us water tray $4620. I think I might get from her though more ex, Parissilk quote about $4k. But let her people do I don't need to worry where the wiring/trunking goes, if all the specs are similar etc
  12. Can I ask you all... Initially we thought we could do away with fall ceiling coz feedback from my family that fall ceiling catch dusk and difficult to clean. However ,having to go down to actual site, I feel that it is ugly to have the standard hdb fan with lights and string at the bottom to pull type. And fall ceiling we could hide most of the wiring. So I got my ID to quote us the fall ceiling for the whole lower level minus kitchen & balcony. Quote came back, it is $2460...is it me?or it is actually quite huh? Not like I could do anything bout it, but just wonder if it worth having one.

It is indeed a designer wall back then...in fact I was actually quite impressed that 20-years ago they actually have thought about building a walk-in wardrobe in the master and feature glass wall near the stairs to block entrance looking straight into the stairs (fengshui maybe). But now thinking that I might need to pay $8K to revert back the stairs to original state....you are absolutely correct to say is a poison to me
  14. Lolx.. Dryer we are bringing from our current place. Thankfully a bunch of our furniture quite ok condition like the console, bed frame and all the electrical appliances! Otherwise can bankrupt buying so many stuff at one go...
  15. Danny, You are right! I just checked: "Your block has not been provided with higher electrical loading. You will need to apply for an HDB permit to install new 15 Amps power points for air-conditioners or other higher capacity equipment/appliances (e.g. high powered IT equipment). Under the Building Control (Amendment) Act, flat owners are required to engage Building & Construction Authority-trained air-con installers to install the air-con outside their flats and to keep the authority informed when they carry out the installation works. However, for installation of air-conditioners using existing approved air-con points and other electrical works, there is no need to apply for an HDB permit. You need to submit an application (using SP Services Ltd's Form CS/5H) to HDB. Thereafter you may apply to SP Services Ltd to test the extensions." Arghhh why this unit so many problem! Also, Samsung washing machine noisy ah? All my friends seem to be getting that brand, they say very good wor I just need a front load machine so my clothes dryer can stack on top heh Oh ya...may I ask if our block water pressure ok for Rain Shower??? My contractor also checking on this...but I thought I ask you too since u already staying there
  16. Hi OceanEleven, Soonliew and Creative_vitamin, I am not buying casette aircond, but probably get something like this: just not sure what brand is good. Some say Panasonic is good, some say Mitsubishi is good. I might just end up with Mitsubishi. We are thinking to place aircond in the living, dining, master and study room. The small room (guest room) we just put ceiling fan since we do not have many guest over. I find our house the entrance/dining area a bit warm, maybe the orientation of the house (east-west direction i think), does not provide enough air circulation. The seller said is best to get 4-system aircond, with the aircon unit Two big Two Small. With that, I am also considering to put fall ceiling from entrance-living-dining so that I can also add ceiling fan + lighting. So that we could save some $$ not to have aircond 24/7 Fridge that Panasonic one my husband really like...as much as I find it very heart pain coz it cost about $3.5K But it is energy saving, multiple compartments for us to put our stuff, most importantly it has ice maker with auto sensor! lolx ya we both **** lazy to refill the ice tray. Plus sales man said this one can do on sleep mode depends on the enviroment, so night time room dark dark...it will go into energy saving sleep mode. So while we sleep, the fridge sleeps too hahaha
  17. Sorry I am jumping around with ideas, because while the reno is in progress I need to search for electrical stuff. I have checked out Parissilk and got some quotes on a few items. However, some are harder to find reviews, maybe is new model ( ). Can you all give me genuine user feedback on the items below? Like the brand and functionality or durability? Much appreciated and thank you in advance! 1) Panasonic Fridge: Model NR-F605T 2) Bosch Dish Washer, Model SMS50E88EU 3) Samsung WF702 washing machine 4) Mitshubishi aircond: 4 units + 1 compressor 5) Panasonic aircond: 4 units + 1 compressor (this one quite sleek design but the sales manager said no one requested for this model before) 6) Lastly Toshiba brand, model no: RA55M41 (5units + 1 compressor) $5828. No photo for this model, but it will be enough for my living, dining, and all 3 bedroom upstairs. Anyone using this model? It is super ex but I wonder if the aircond will be strong enough having 5units to share 1 compressor...of course, we not turning on all 5 units together, but still....

I am waiting for my ID to render the 3D out, so can't upload yet as the previous 3D to current plan had so many changes already Btw, saw some body's house staircase...I guess worst case scenario, will just have to do mine something like that.   19. My ID said last time she quoted me $450 for PE endorsement to hack the wall. But now because is to totally change the structure from Concrete to Metal Rail, the HDB officer and HQ insisted that all changes/hacking of stairway need QP and BCA approval. That is the new requirement now. And my ID further clarify that PE consultation here cost so much because it involves calculation of the enginerring structure blablabla. I personally also called up the HDB officer, and this time he said we can try to cancel the current permit and resubmit another one stating that original state was in Metal Rail. So I am asking my ID to do so...lets see what happens

With Black & White theme in mind...here's what we gonna do for lower floor (missing in this photo, we will be doing a trellis at the balcony subject to HDB approval...again...I am praying very hard for this to happen Here's upper floor design. Very simple and not much carpentary expect my walk in wardrobe as we have a few lose furniture from our current place to bring over. The bigger common room will make into Study Room and the smaller odd shape room is our guest room P/S: I fail to understand what were these people thinking when they build the house...why is the master bathroom so much smaller than common bathroom?! Urghhh

So we will need to plaster everything! AND FINALLY! After all the hacking, the nasty dirty smells are GONE Blessed the worker who hacked and clearer all the debris in our house... We are really really looking forward to see the final outcome of our new place.
  24. So while we wait for the outcome of the stairs, we went down today to have a view of the flat after debris and hacking... Geez..I must say, just figuring out where the switches go and placement of the lights are super tiring tasks! My husband and I actually have to get two glasses of wine after the 2.5hrs viewing. Alfredt, Yup we saw a few houses ALL have metal railing, dannywmp had been so kind to offer me to have a tour at his house too as I just found out today that we are really next door neighbour lolx He also has metal rail. Unfortunately, my ID said the art work submitted now is concrete wall so the HDB approval is based on current structure. My ID guys are trying to put up another case to see if we could pull out the original layout before the first owner did their reno to put up a case. I pray hard it works. Otherwise last resort maybe I have to personally call HDB up BUT i hope that would be the last resort. Worst worst scenario we just have to Be DIfferent and make do with the stupid thick stairs while everyone else have their metal rail stairs . $10k consultation cost for approval is way way too much and totally out of our budget We shall see, fingers crossed
