ho bee is also one of our shortlisted contractor my hubby was very impressed with their 3 layers of waterproofing! oh one more thing.... after shortlisting the IDs or contractors, what do we do next? whats the norm? can anyone advice? 1. meetup the IDs and contractors (we got our quotes thru email), further discuss the quotes, narrow down the list until one then bring the shortlisted ID/contractor to view our house? OR 2. bring all the shortlisted IDs and contractors to view our house for more detailed quotes then narrow down to one ID/contractor?

finally got the quote from ho bee ... poor patrick, got to work on our quote while he was oversea any idea what is the maximum tile rate for floor and wall tiles? its not indicated in the quote. Also, any room for negiotiation for foc items, like installing toilet accessories regards celest

Today was just going to meet a friend at HDB Hub, then walk pass this ID Home Interior (http://www.homeinteriorsg.com/) on the 3rd floor of Block 190. Last time that place sell mattress one so was quite surprise to see an ID pop up there. Went in and looked around. Wasnt too impress with their Kitchen cabinet workmanship, one of the doors was sagak one side .... they said they keep opening it so it sagak, just tighten some screw and it will be back to normal We checked their package, seems quite comprehensive. Had almost all what we wanted. Their card say they are a subsidiary of Berdon Renovation Contractor Their website say they have been in business for 10+ years. Would just like to check if anyone had any experience with them? Care to share? Thanks - Cel

Got a question about payment to agent My agent is asking me to pay half his commission at 1st appt and the rest on completion. Is that the norm? Also he is asking me to pay him directly and he says he will pay the company , that way he gets his money faster. Is this also the norm? Should I pay the agent directly or should i ask for the invoice from his agency? Cause he has 2 agency, one was not accredited and one was accredited Thanks for any enlightnement

Understand that the buyer need to inspect the house before the resale transaction completion date. Was wondering if we can get our ID or contractor to help us inspect the house as well, since they are probably more experience in identifying problem areas. Can anyone here share your experience? Will the ID or contractor charge us for the inspection? Thanks.

Thanks for the encouragement... Whoa 50K?!?!?!? What did you do for your reno?!?! Yeah contractors are the ones I will try next. Its just that from feedback on the forum and the packages I see on some website and i went to some reno shops and just ask, i thought 25k was okay if a bit low . I was quite okay with increasing my budget. Thats why I wanna try ID as I dont have the time to coordinate and oversee myself Anyway today just got a quote from IntraDesign. Total quote was 46k but there were some additional items that I didnt want (false ceiling, feature wall, study desk, additional carpentry), so I guess I can reduce the amount. Thats not too bad Oh well the hunt continues

Just an update on my hunt...Frustrating reno contractor hunting as it is . I ask for quotes from the 7 on silver88 list and told them what i want with budget of about 25k , not much design not much carpentry just hack and replace basically. Was expecting them to quote so I can adjust my budget Kelvin from GPlan said for a floor area of 122 they consider it as an EA and not 5RM and says at least 60K. I told him, okay budget aside give me a quote, so I can revise my budget. He keeps talking, says dont wanna quote then I later say I already said budget 25k then he quote more i use that as excuse to reject him. Says tiles can get cheap one but later if warp i blame them..etc etc...i just said okay just quote me...but just simply refuse to quote, told me about how he is a blunt and direct person, from forum I would know that and 25k too low and so on...I get the impression unless i agree to at least 60k budget he wont even quote, but thats just the impression i got....so I gave up on GPlan. Frankie from Earnest , says he cant do it for less the 40k thank you for my interest in Earnest. So now asking him his estimation for my work. Hopefully he replies. Benedict says he is not taking on anymore project, as my project starts next March, he says he doesnt even know if he will still be with them by then. I checked Ideal house website they have a package that has almost all I want but for sizes <121 sqm (mine 1 sqm more dont know can or not) and they throw in a an aircon and kitchen cabinet. The package cost was 15-16K Baroque website also has a package more expensive but 21-22K. So I thought my 25k estimation was okay....since from this thread i get the impression 25-35 should be able to do it Have prices gone up for reno? I know sand and stuff prices went up but went up that much? Hopefully I can hear some good news from the other ID soon Sibei sianzzzz

Hack all the floor (3 bedrooms, 1 study, 1 balcony, kitchen 2 toilet) Do up 2 toilet (inclde water proofing) Do up kitchen with cabinet (include water proofing) Tile the balcony (include water proofing) Tile living room and dining room (ceramic or homogenous . which one cheaper ah? or better?) Paint whole house Rewiring Bedrooms and Study room tile or laminate ( ceramic, homogenous, laminate which better or cheaper) Lighting Wardrobe in MBR Optional Change 3 bedroom, kitchen , study window and grille to casement (can change window only? cause the grill looks ok) Hack 1 wall Think I can get away with a 20k Budget for just these?

My parents place the 3 bedrooms last time they put those rubber tiles when it was first build like 36 years ago. The last time they use those glue to stick the square rubber tiles onto the concrete floor When they put those, they fill up the level of the room floor to be the same as the living room which hard marble tiles Now I wanna replace the marble tiles, previously I was told I cannot hack cause the cement floor was too thick if I hack, i might damage the neighbours downstairs. So I was wondering what are my options to replace them If I wanna do an overlay what can I use? Just wood laminates ? Or can I use the those big rubber sheets that they use to cover the hospital ward floor? Or can i overlay with tiles? Any suggestions? Will it be easy to remove the old glue below the rubber tiles ? They been there for 30+ years How much would it cost ? Thanks in advance
