Any preference or budget? Main door need fire rated? If yes, will set you back min 1k up. Price varies depending on 1 pc main door or the 2 pcs type. Gate can go for conventional "off the shelf" design, think cost about $500. Custom made and white powder coated will cost about 1.2k up, subject to complexity. Any consideration to changing digital lock? Depending on model, for both gate & door approx. 1k up. Actually if change both main gate and door, it is the best time to install digital lock. The locks needs space (between main door & gate) to be mounted. Hence changing both can "play" around a little with it. I had changed all, if keen can PM me for my contractor.

Granite will stain over time, algae growth can be manage but with more effort to scrub clean compare to smooth stainless steel. It is rather the slimey gooey things that is more of concern for granite, afterall granite is still "porous" compare to stainless steel. Not sure if granite can withstand the accidental drop of a heavy pot though. -

Ohhh, chill lady. Now that you had made a stand, time to indulge in the world of carpentry. Things to consider. Have fun Hinges/drawer runners carpenter supply or go with Blum Oven, microwave standalone or in a tower unit Interior laminated on all carpentry Yes/No Cabinet or drawer units for below. Any top cabinets for more storage Fridge size to be decided etc -
I would not support the idea of craftbricks in the kitchen for a couple of reasons. With craftbricks, there is not much of cleaning, mainly vacuum now and then. Craftbricks texture are mainly rough and "porous" hence no way to wipe over without getting the cloth "tearing". The "porous" part will soak up whatever oil, smoke, sauce etc generated from cooking. Unless you like old school look, like a rustic kitchen which will take years of cooking to achieve, chances are you may be left with a neither here nor there look. Then comes the craftbricks as back splash, great care to be taken when drilling should you later want to add a hook or a bar for hanging things. Next, cost of craftbricks are not cheap, so why not top it up and splash it across a more prominent wall to achieve factor? I bought my own bricks and got my ID to do it, labour alone set me back a few grand but the look is there. Purely my two cents as I do not know your theme and look you wanna achieve. Cheerios.

Bosch is nice, I have a Bosch hob and oven, serving me well for a little over a year now. -
Already PM you the details. Some carpenter/ID may include in the reno, however I believe there is a marked up. So self-purchase is a better option. You can make your own purchase and request the carpenter to install for you. Prior to this, make sure the carpenter has experience installing Blum. For the Blum runners, you have to get the carpenter to give you a list of what is needed. ie, size, type, carrying capacity etc. With that list, you can then place the order. Depending if you want all to be Blum, including door hinges, drawers and the Aventos HS/HL/HF. If ID/carpenter request more cost to do so, please do not give in to such demands, it is unnecessary. They are either ripping you off or trying to pull a fast one. Do not give in to such demands. I believe it is the industry standard to have basic knowledge with Blum, else meaning the carpenter is really inexperience.

I simply adore carpentry with internal laminate!

Hi there, I got the largest one. Satisfaction level is fantastic! Bought at RMB260 each. At less than SGD120 and settled 2 main lighting for living and dining. Look is simple but sleek and maintainance free. Cleaning is easy, changing of light bulb is straightforward as well.

Hi there, I got the shower set, NOT the rain shower set. My rain shower is improvised fitting as seen from photo which suit my needs more. For my place, water pressure is fine, really enjoyiung the rain shower effect. Water pressure has more to do with your unit/block capability than the shower set itself. Given the newer buildings, I reckon water pressure is a non issue nowadays. Unless you go for ultra big shower head or install thouse multiple point shower system.

Bought my downlight locally, price is below $20 each. Of course not Philips though but so far working fine, no issue at all. Comes with 1 year warranty or is it 3 years, cant remember exactly.

Ohhh! Looking good. Love the interior colored laminate. Great that you had choosed to use this.

Is that a Fujioh hood? I went for a Fujioh non filter type, made in Japan, cant remember the model, should be in my blog. Hob I took a Bosch glass with only 2 stoves. Was eyeing those with 3 or more but thinking aint no Master Chef and 2 should suffice. For kitchen sink, I would suggest to go for one big one or divided in 2 equally type. 1 big 1 small will find the small one a little redundant in the future.

Just to add on, any intention of adding bedside table? Should need them for I see plug beside, may need for placing handphone, air diffuser etc.

Nice clean look! Had a simlar concept at my old place. What you have all at one glance. Downside is collect dust and various sizes and color of hangers plus clothings may make it look a little congested. I doubt the this WIW is sufficient for both, just the Missus alone will fill it up with excess. My place current has a 18 feet wardrobe and is filled up, spilling over to another room.

Some buy directly, or simply, if you are buying a lot, it is better to buy directly and use a forwarder to consolidate all in forwarder's China warehouse. Once ready, then ship all to Singapore. I rem 65daigou charges base on per item plus shipping which will add up the cost and defeats the purpose of Taobao. Myself used Amcon as the forwarder. A local company with arms in China.

Errr.... I talk too much? Nah, just kidding. Well, just sharing things I had did some homework on only, saving trouble and efforts for all. Am learning from all here as well. To stack dryer/washing machine, one have buy both front load. NOTE! Dont be lke my champion friend who bought a top load washer and wanted to do stacking. Also a small point to note when chososing washer, try to avoid those small load size like 6/7kg. Go for something bigger like 8/9kg or more, this is to cater for bedsheets/linen/curtains etc. These items takes up space and needs a bigger capacity to spin for a thorough wash. Before you mix Basmati rice, go try it first. Basmati rice are not cheap if compare to normal Thai fragrant rice. 5kg pack is easily $20 plus, more than double of Thai rice. Also the rice texture is slim and long. It is non sticky, unlike Thai rice will "stick" togther when cooked. Basmati rice will still be of inidividual grain when cooked. Some may not like the texture and feel when in mouth.

Folks goes for integrted mainly due to space constraint. Other feel intergrated kinda easier to breakdown due to extra electrical parts. Also I believe the size as in kg washed for integrated are not that much. Some wanted gas dryer to save electrical cost so no intergrated. So consider the space you have, if there is a corner for the washing machine, you can also mount a dryer on top of it, space needed is negligible. At the end of the day, it is your own decision, just make sure it is a well informed one. Amcon collects payment upon delivery. ie to your house, be there to collect your items and make payment for it. They will arrange delivery date and inform you of the the cost incurred. I wrote a bit on this in my blog if you are keen to know more.

Air Fryer is great! Bought one about 3 years back when price was $3xx and never look back. All the deep fried taste without the grease and oil. And yes there are other application for the air fryer as well. Use the dryer when you already have one. My guess is despite the frequent usage, the electrical bill will not be more than $10 a month, That is the reason why I installed a gas dryer instead, more cost friendly in the long run. Used to use it when needed basis, however after realise the time and effort saved, simply ditch the poles and pegs. Brown rice is good, can consider to mix it with Basmati rice. Bastmati is an Indian rice, use mainly when cooking Briyani. Main pro of Basmati, is that then release sugar slower compare to normal rice which is more favorable to human body.

Let me have a go at this. The company is *? Personally never really fancy package deals or combo deals especially when it comes to renovations. Too many factors will contribute to the downfall or the end results. Given any big ID company, most IDs works on a comms basis, say get a percentage of the profit after cost. They have their own team of contractors, own team does not mean under ID's company employment. More often than not, these contracters are owned months of payment, due to credit terms. So contracters cant decline job in order to receive due payments but may fail to deliver quality due to lousy payments. Anyway, if TS can back up with photos and details of problem, may help us to understand better.

I had received some more queries about Sellena’s sink quality. Been using for almost a year and all is good barring the usual scratch marks here and there. Stainless steel will still rust, especially if left for a period of time with water contact. However such rust are more like spot rust which during daily usage can be remove with simple washing with soap. I did mine undermount, of course with the risk of failure, the aftermath is unimaginable. So far it serves me well, it does not sounds flimsy when washing pots and pans with all the banging and clanging. I did ever considered Kraus but cant bear to look at the price, add on with shipping cost, I gave it a pass. A SGD500 sink will not make me do my dishes better but for some will give them a peace of mind.

H&m's Warm Home
OceanEleven replied to HnM's topic in Reno t-Blog Chat - HDB BTO Interior Design and Renovation
Ok, the renowned Posh Home. There was a blog from LJ earlier employing Posh Home which created a huge fanfare. Then the hustle & bustle died down quicker than Fast & Furious. Also, if my memories dont failed me, there is another blog on Posh Home which left much..... Nonetheless, I believe the additional cost should and must be deducted from the final reno bill if C is the one who proposed the layout. They brand themselves as an ID firm, where aesthetics and pleasing eyes are main core of business. Failure to recognise such petite blemishes speaks so much of their capabilities.- 34 replies

I must say this is a nice color! BTW, how much is the PSF? How big is the wall? Also any fixed carpentry work in the living room? If yes, the laminates choosed also play a part. Generally, many color are nice when standalone, however when combine, may be a different story.
