i think $11888 is based on package price la...normally package price the id don't really make much money wan .......maybe 10%-15% profit margin only but the items listed are all very vague. normally they will charge alot much higher when u want to add in additional items thats the time when they up their profit margin. i also dont think they include electrical works i am sure they will whack the price up when they quote the electrical works. i think for 4 rms BTO the reno is ard 16-18k . over 20k will have to look at design liao........

btw 60k is abit on the high side..........liao
