exclusive is not binding, if you feel that the agent is not doing his job, e.g. no action, no viewing, no communication with you you can always terminate his exclusive by writing. Do your homework and decide on your own what is an achievable selling price, check HDB website, check newspaper to see what is the surrounding asking.
