  1. The two wires connected togehter are the power supply "live", be careful while handling them. There are two wires because it need to parallel out the power supply to another light within its group under the same breaker switch. The last light in the group will only have one such wire. Now the other one wire is going to the light. So once you switch to "on" the supply will flow to the light. The "Neutral" and "Earth" wire of the lights are internally connected togehter, so you won't see these wires in the light switch. Usually people will connect the 2 wires to the common ponit on the switch, the one wire will go to the "1" position. (for those switch with 2 way, for dual switching, the position "2" will have connecters too. But mostly we will see 1 way switch, and position "2" is left empty.) Hope this helps. Cheers.
  2. I pay $5k COV for 5rm at sembawang too, thats last year Mar. 121 sqm, #13 floor, opposite MRT, 5min walk. Flat also quite run down, need to redo reno. But my sister presently looking for a unit here too, people now asking for $30K - $50k COV at Sembawang!!?? I got a shock.... they think Sembawang is town area!!?? asking for too much!...
  3. Think that means owner can wait... so after buying that unit, you can take time to sell your unit and still do the transaction together on the same day. Then you don't have to get a bridging loan (high interest) to cover the few months gap.

  5. My reno was done last Jul 07, replaced all piping to Stainless Steel (SS) at around $500-$600 for 5 room (actually 4 or 5 room should be about the same, also 1 kitchen and 2 toilets... ha ha ). At that time, copper price is increasing, so copper pipe cost the same as SS, not sure whats the price now. But during that time, I asked for the price for marine grade SS piping, was quoted to be ~$1k, but the plumber say only ships use marine grade SS due to exposure to sea water, so far he never done that for home... ha ha. So we settle for the cheaper 18-10 grade SS piping (same grade as the pipes used by HDB outside our house). $1k for your case seems a little too much, your contractor trying to cover cost for something else? Suggest you compare quotes with a few plumber, if you going for SS, tell them you want the same grade of pipes used by HDB, (18-10). Hope this helps.

  7. Can try getting a tin of green paint (choose the darkest tone of green you like). Then mix with white paint for different tones. Use different container for different ratio mix, eg. 1 container for 1part green to 2 part white, another for 1 part G to 1.5part W, another for 1part G to 1part W, etc.... This is much easier to control the shades then to use blue and yellow, also the greeness will be constant with just different tone.
  8. Hi all, manage to find someone selling brand new set of Olee dehumidifier at eBay.sg with discount price. The retail price for the small version is $99.90 and the bigger version is $159.   9. Can, the OTP allows you to have UP TO 14 days to exercise it. So can exercise it any time within the 14 days, no problem. To submit to HDB is another issue, if you turn to page 3 or 4 of OTP, there is a blank for you to fill in by when you want to submit to HDB. Some people put 30 or 60days cos not all buyer has sold their house first and they need to contra. So most buyer will hunt for flat first, once they bought it, put down 60 days, then they have 2 months to sell their house. Once they sell within the 2 months, they will submit the two OTP togehter, then can do contra...
  10. These device are not good in open area like living room, bedroom, kitchen or toilet. Cos there is always air flow, impossible to control humidity as new "wet" air will constantly move in to replace the "dried" air. It is effective for confined places like cabinet, cupboard, walk in closet, storeroom, etc... where the area are closed most of the time, thus reducing the dried air from escaping. (Dry air are lighter then moist air, so it tends to float above the heavier moist air) Personally I find it a little too ex to put electrical dehumidifier in every kitchen cabinet, at least 10 to 15 units... also a lot of wires to handle too.... may want to try those Hungry Hippo type of dehumidifier instead, much cheaper and "wireless" .But need to change every now and then. Cupboard also a little ex, will need 2 to 4 units..... unless you assigned a curboard to put all the things you need to keep dry, then only need one in that cupboard. Think it works better and more economical for confined rooms or selected cupboard... just my 2 cents worth.
  11. Its for my walk-in-closet, clothes and stuff tends to get mouldy if not use.... Liuhao has PM me saying that the dehumidifier is working well and recommends for me to get it. Think I will take the advise and go for it then! !! Cheers!!

  13. Copper pipe - exterior - will get oxidies to dark brown / almost black, not nice... need to paint over it. But can bent a lot, so no need so many joints. - Interior - no rust but will have green particulars growth after some time.... PVC - exterior - thickest in diameter among the three. Plastic white, not very pleasant to view. Paint liao also not very nice. Needs more support on the pipe as its not as strong as copper or steel. - Interior - no rust but not very sure if it will grow particulars.... Stainless Steel - exterior - looks much better with the silver colour. No need to paint. Can't bend as well as copper, wil need to use joints at bends. - interior - should not rust* if using the recommended 18-10 grade of stainless steel. * the good grade pots, pans, fork, spoon, etc uses 18-8 grade stainless steel, eg. the "Rooster" brand use 18-8 grade. 18-10 grade is even better then 18-8.
  14. Yap... I started off with resale 3 room too, pay a little on COV... but get HDB loan (low interest), take HDB grant, reduce the loan amount to the lowest. With both partners working, very likely can pay up the loan in ~5years, plus minus a year or two, depending on your income. This will prevent you from paying too much interest (for a $240k loan over 30 years, every month pay $1k installment. Of which $500 will go to interest and the other $500 for the loan...so don't get suck in!). After 5 years, your carreer more stable, have deeper pockets, then sell the 3 room and upgrade to 5 room or EA at a cheaper location. Just need to loan around $50-80k, very fast pay up, ~2years. (Total 7 years loan) Much better then if you start off with a big house and pay for 30 years.... die..... Just my 2 cents. Cheers.

  16. Don't get me wrong, I also don't agreed for the price adjustment upward. But looking at the super big and new HDB Office building, the reno and prime location in Toa Payoh.... their cost / upkeeping / maintainance fee will already be a killer.... any price increase in the building material will definitely pass on to people like us, which is going to happen very soon....
  17. Agreed, if the cost price of new flats are increasing, those existing new flat that are build a year or two ago will also adjust prices upward... Just like shopping center selling their goods, if cost price of new stock item goes up and they need to adjust prices, they will adjust all prices including the exisiting stock....
  18. Open-air carpark quite harmless, no much noise as compared to multi-storey carpark. Use to still at #04 with kitchen facing open-air carpark, can hardly hear anything. Don't worry. As for main road.... that will be challenging....
  19. I been to Chinese house and sometimes it smell worst.... it all depends on how you upkeep you place. Anyway, if you are renovating, all the smell will be gone after that....
  20. Not true, I used to stay in those 30+ years old 4 storey house top floor, no water tank, and its NOT hot and no leaking. HDB has improved on the ceiling waterproof and heat insulation about 10 years ago. At the early stage, yes its hotter, but still no leaking. However, ever since HDB has improved the roof waterproof and double heat insulation 10 years ago, there is not much heat different from the unit below. Cheers. Also most units that have ceiling leaking are not top floor.... mostly are in the middle due to the unit above did not reno properly... causing the leakage.... Some are from the side walls near the ceiling edge, rain slip in due to poor design of flat. Not necessary leaking means from top floor. Cheers.
  21. Practical wise not very useful if not heavy cooker.... I expanded my kitchen entrance and do without the glass door, no regards even though I cook everyday. Can check my blog... Unless it really make a lot of difference in design wise of your place.... $1.2k can save for better usage. Or you can keep it as an future option, do without the glass divider first. Then decide in future, if you still think the glass divider is needed, can always add in after that.... Just my 2 cents. Cheers.
