If its HDB flats, base on the current valuation system, it will take at least 6 months for the valuation price to steady up (cos present valuation is largely base on the sales signed 3 months ago. The present sales will only complete and price registered 3 months later. If then flat price dip, need another 3 months to level up) and another 3-6 months to affect the valuation price and start to dip.... that's provided the US economy will continue to go bad for the next 9 to 12 months.... So everyone will need to stop buying all together for about 1 year and hoping that US economy will dip throughout the period.... ???

Think the property price may just continue to head north... cost of living increase, taxi fare increase, food price increase, petrol price increase, sand price also increase... everything increase.... HDB price how to reduce....??? -
Not really recommended.... heard from my uncle that he bought gold to invest few years back, the gold need to be kept in safe. You can never take it out to see, once you take out to see (only see, didn't even touch) the value will drop.... and you have to continuously pay for the fee to upkeep the gold in the safe. In the end, though he make some money when gold price rise, the profit need to compensate for the fee, he said that he wont have easily make more else where, eg. foreign fixed deposit, shares, etc. Those who really make money from gold are big players, where they have other means to sell off the gold to make profit, eg. gold smiths, industry uses, etc. Normal people like us very difficult to profit from it unless you are very lucky to catch the price jump in gold and in a rather short period....

Agreed with diva and Cantona. One thing I learn in life is not to make critical decision when you are sad, disappointed, let down and angry. Whatever your decision is at that time will most likely be things you do not desire and regret in the future. Let yourself cool down, take your time.... only when you are cool down, then start to think through what you really want, monitor how is your hubby doing (some people will learn from their mistake and be a better person, but some won't...), open your eyes, open your mind and slowly think thru. What you really want, your needs. To go separate ways now is the easy way out but it will be very difficult to reverse this decision in future. (I'm not saying that going separate in not an option, but there are many many other options too....) Take your time to decide. Most important now is to clear your mind, cool down, what has happen has already happen, keep thinking thru the images won't help you even a little bit. Don't let this images affect your emotion and thinking. Cool down, control your emotion.... only when you are back to your usual self, you can make the right decision that will benefit yourself in the future. All the best in your decision, whatever it is. If cost of the flat is an issue to you, better get a flat you like soon.... cos today's news mentioned that the price of HDB resale flat may increase further in 2008 by 10%.... So the longer you drag, the price may increase accordingly.... !! But $35k at Yishun a little too high.... Toa Payoh Central 3rm also around $35-$40k COV and its at Singapore's central location..... !!

What the window installer do is to spray soap water on glass, then put the un-peel film (with protecting sheet) on the window, spread it evenly with the c.card+cloth then use pen knife and slowly cut to size. Then take out, peel off protecting sheet, spray more soap water on the sticky face, and put on the glass. After pushing out the water, can use penkinfe to slowly trim the sides if needed. As for the rubber seal, cut a bit cannot be avioded unless u have super firm hand and good skill (but usually its just some cut marks on the seal when you "miss" a bit, unless you use a lot of froce to cut, the seal should still be intact, only cuts marks on it, can't really see it even at near). Two things I miss out - 1) use a good soap like Johnson baby shampoo, (the v-kool installer use that, so think its important to use better brand soap.... if not they will use cheap soap to earn more profit, ha ha) 2) When using the c.card to push out water, use a soft cloth to wrap around the edge of the card that contact the film. So you won't scratch the film when pushing out the water. Cheers.

To apply, put a little soap in a spray bottle, fill it with water, spray on the window glass first, then peel off the protective film and spray on the sticky face. Place the film on glass, can shift till the correct position. Use a old credit card as squeezer and start to push out the soap water. Start from the center, pust up, push down, push left, push right... then slowly push out the rest of the water. It will take a few days to completely dry. This way is much better then sticking it dry... cos there will be a lot of trapped air bubbles.

Personally will like to help them out... but if you let them move in, they may not have the urge to complete the sales, it will delay even more.... God knows what plans they have behind their mind for delaying the sales??.... letting them move in first will only help them with their plan but on your own expenses... is it worth it? You will have to decide... Good Luck!! -

My parents also bought a flat from a couple, after moving in, they start to receive payment reminders letters from Starhub, Singtel, etc, etc... even receive a card by "professional" debt collector. My parents got worry, so one fine day, I offer to trial the ex-owner back to their existing place when they come to collect letters from my parents. Think only then you can confirm their new address. -

That's what we thought last time, that's why my old house floor got drill hole. But after see my neighbour's door and gate being open with just a hand drill.... don't think people these days use prying any more. The story goes... neighbour couple divorce, HB change the house lock to prevent wife from entering, wife get locksmith to open the gate and door. We saw the locksmith use a hand drill, drill some holes and the lock just fell apart and door open liao.... And the HB used Abloy lock some more.... Unless you expecting "Ah Long" to come bang door, no point having bottom hole. To illegally open the gate and door is not that difficult.... its just illegal to do it.... get caught get jail/cane !! -

Not sure which type, but its a silicon. Think its easier to fill the overhead gap using the silicon gun along the electrical box. Yes its the painter's job to smoothen the wall and ceiling (if you shift lighting point, there were be uneven patch, need to smoothen), fill holes and gaps before painting. But heard some painter will say not their problem and ask for extra $$ to do that. They only use the white cement to fill the rest of the holes on the wall, fill the chips along the edge of the wall, etc. -

Yes, normal. If you open up the fridge casing, you can find that styrofoam is used to wrap around the fridge as insulation. Cheers.

There are many types of stainless steel (SS). If its of lower grade and you stay near sea, likely your SS will rust.... You can try using a magnet on the SS. If it attracts to the SS, then it only contain Chromium. For Chromium to be effective, it should have about 18% Chromium, but some only have 10% Chromium.... This type of SS is of lower grade. And salt can penetrate Chromium to cause spot rusting. If the magnet does not attract to the SS, then it contains Chromium + Nickel (Nickel makes steel loss its magnetic properties and improves anti rust ability). This grade provides better resistance to rusting. The grade is usually indicated as 304 or 18/8 or 18/10 SS. (18/8 means 18% Chromium, 8% Nickel and so on...) This is the usual high end grade of SS for home user. (the roaster brand of SS product are 18/8. And HDB uses 18/10 SS for the water piping.) The even higher grade like 316 SS have addition of Molybdenum on top of Chormium and Nickel. But this is mainly for marine use. Very expensive!! -

My place live beside a small road. The noise level at night is quite bad especially when those inconsiderate bikers zoom pass at low gear/max engine rpm. #$%&*@. Came across this Audimute sound proof blanket at USA. I'm thinking of getting this blanket and do some minor modification to attach to my current curtain's back using button/velco to adsorb the noise. Anyone keen to get it as well? Actually there are different grade of Homo tiles, the better grades (~$4 psf) has better finishing and offer anti-stain properties. The lower grades Homo tiles will stain easier. Can go to the tile shops along balestier road, they have lots of samples in the shop, can show you the anti-stain properties.
