    yes i have! licenced from Sanrio too! ..japanese brand...i think its called Lily Colour... i stumbled on them by chance while specifying wallcoverings for a commercial project.. .. m.
  3. usually the screeding should be done first, and then the finishes (your marble tiles) applied onto it. if u're changing all doors, then the qn is whether the house can function without the doors during construction! u mentioned changing the front door as well as room doors! i would leave installing the doors till after the floor finishes are in; the main door/fire door can be left in, while the finishes are applied, so u can at least lock ur unit i guess!..unless u are comfortable just locking your gate! floor finishes can negotiate around the main door/frames without much problems. hope this helps.. cheers m.
  4. it does sound like a $50-60k job if ur "major renovation" involves gutting out the place and totally reconstructing.. but budget wise what u hope to achieve with your budget? construction + fittings (lightings/sanitary) + appliances (ac/kitchen stuff..) all in...? that would be really tight. one way i always advocate is to phase out your works.. prioritise works which are critical, plan for future phases to happen when finances allow. that way, u achieve ur ideal, with less compromise.. sure it'll be a little more waiting time, maybe a little more mess along the way.. but hey, u are going to stay there for at least 5 years right?.. dun get sucked into the do everything-at-once mindset if u can help it. longest project i've done: 2 years, 3-phases, 1500-sq ft pte apartment... part by part, till perfect.. hope this helps.. cheers m.
  5. wow..only $2.50 psf tiles? thats defintely not a good deal...personally i think the overall price is ok, if the tiles hit say $3.50- $3.80... give and take a little. the sanitary ware also plays a big part, and i doubt u'll get $500 basins.. but long as the basins look pretty.. i would think u're assured u're not getting ripped off...(my benchmark is that if they look "pretty".."designer"..then these wouldnt be the $50-100 per piece type...) end of the day, if u're happy he can do a good job, then dun fret about it..just go with it mate.... cheers.. m.
  6. u risk tripping your DB constantly isnt it..? esp when AC already draws 20A... there *are* 20A induction hobs around, think Teka has one.. (unless u have no AC.. power to u, in this weather..!)
  7. the kitchen wall used to surround the island u see.. since the owners cook lightly, the island served their needs a lot better than a conventional kitchen. something to think about..? m. Island Counter
  8. what a familiar scenario! we have cats at home too..and afawc, theres nothing stopping the fur.... but we've stopped getting fabric stuff, cos the cats treat them as scratching posts!!!!... ruined a chair already..which i've just replaced.. leathre seems ok..they dun care much for them.. our cats like dark places..so we save boxes from our ebay shipments for them!.. keeps them entertainted, and out of our way.. afaik, trade-ins dun bring in much... because of our throw-away culture... many a client have requested for re-upholstery if their furniture is of quality wood, but so far only 50% have taken up the quotes and gotten it done..best bet? buy a new one... sigh...
  9. how big's ur console? i've steered away from the "feature wall" solution..long as the cable outlets are properly and neatly managed, i think the "feature wall" is a little... dated..?.. wall mounting is favourable though, so u can achieve the right viewing height... as for costs, depends very much on what u want out of the console! i've jsut built one clad over with FULL GLASS.. so it looks like a simple clean white shiny cube. costs about $2k.. hope this helps... cheers m.

  11. hmm..how about spray texture?...SSK has been making "elegant-Stone" for years....slight more exp than paint...can be diy-hand-troweled to whatever patterns u like!>.
  12. just curious about the beam in the LR.... if there are 2 beams and ur living space is in between, couldnt the ceiling space be treated, like false ceiling, designed to concealed the beam, and define the liv space?..hmm.. and..yeah...overzealous engineers..always over designing our structures.. hahha m.
  13. arent the ones from Ikea like 200mm square or something like that? using them on the full ht of a wall would produce a mosaic effect, with the myriad of joint lines...hmm.. is that the intended effect? also, u'l prob need to line them up properly, if not the topmost row may not match up with with the ceiling line...not all houses are perfectly plumbed..... (ask me how *I* know.....groan...)
  14. the one in my house is about 60sq ft, i specified Pergo Lam flooring, cost about $2k to build...its been 6 yrs , no warping , despite it being on the *sunny* side of the house.. m.
  15. i'm about to use their flooring for 2 projects in my pipeline.... technically seems feasible.. clients are in favour..so we're likely to go ahead...i'll post some pics once everything;s up.... cheers. m
