  1. Very nice floorplan. Interesting to see what the design outcome will be. anyways i believe i do see filtration systems that are mounted below the sink, so not visible as compared to those mounted directly to the tap. however i believe its one system per outlet, so if u have 3 taps, u gonna need 3 filters.

HDB will only run the water piping and drainage to a certain location. the plumber has got to extend the piping and drainage to wherever you decide to run your kitchen sink. i din see a HDB permit handling fee. but most IDs will be willing to pay the $20+ out of their pockets if you sign the contract with them. And since its a new flat, no requirement for HDB permit anyways, unless doing hacking works. but personally, i feel its unfair to judge people's quotation based on Length and square area alone. Just like buying a car, both are Toyota Altis for eg, but maybe one is premium spec got bodykit, leather seats, DVD player thrown in. naturally premium more exp, but both also Altis mah. Just ensure when you compare apple to apple pricing, make sure both are giving identical products. Just sharing my tots to everyone who is doing their reno, dun be shortchanged on design if pricing dun differ too much.

Hi ShinChan, it would be good to know the sq area of the tiles area before we can tell if tiling is expensive. but your cabinet base is rather expensive, even if you did two rows. another note, for your electrical points, 2x13A points is $155? thats abit expensive IMO. although its 2sockets compared to single socket, price shld not be double. single socket price is reasonable if its concealed.

  5. No worries icedcreams, I was in the ID industry for about 5 years before joining a supplier, and now back to ID again. Good to share some knowledge since this is a discussion forum. Anyways, with regards to your air con problem, laminate flooring will have this issue of water damage, esp around bathroom entrances. No choice about the COV part ba, at least you noticed the issue now and it can be rectified during your reno phase. It will be alot more troublesome once you moved in. A tip though, no harm trying to ask your ID or contractor if they are able to rectify the damaged area for you, if you have the spare planks, you will have a 50/50 chance. Talk to him nicely, chances are higher.
  6. Hi Icedcreams, Just to share some info, Q1. If you are re-tiling your kitchen, the difference in the exposed portion and doing the whole wall is not really a big difference, if cost is and outlook is really a major concern, would think it better to just cover up the portion between your top and bottom hung cabinets with glass or stainless steel. cost wise definitely cheaper den overlaying with tiles. Q2. Fridge base is not really impt now as fridges comes in variety of sizes and most homeowners do not pour water over their entire kitchen floor for a wash. However, washing machine / dryer base will be important as they might be chances of overflow from the drainage pipe, and will allow easily cleaning, not to mention protecting your washer and dryer. Q3. Most IDs do not really consider this point during the design phase, but some hardware shops do carry the corner unit, ranging from the mainstream brands like Excel to higher end brands like Blum or Hettich. You may consider buying and asking ur carpenter for installation. Q4. No restrictions on door. For most applications, fire rated door is not required, with the exception of main doors and locations near fire escapes. For ease of mind, most laminates sold in Singapore in Class 1 fire retard grade, hence there is a limit to surface spread of flame (Class 0 being the fire rated grade). as for veneer and spray painted doors, best to double check with supplier again. Q5. IMO, from ID point of view, it will be more time efficient to let the ID handle everything, as outsourcing may result in miscommunication between your contractor and ID, resulting in blaming game if deadline is overun. Cost wise, its more cost effective to replace the entire wardrobe den to refresh it, considering the fact that you intend to change doors, hinges, shelf. A good estimate is "refreshing" would probably cost 60% to 70% of doing a completely new wardrobe. Since you are doing a shelf extension, may want to consider asking for a bundle price. a casement wardrobe shld cost ard $180 to $200 pfr depending on compartments and materials.
  7. its should be a laminated door. the door is using one of the more unique and popular colour at the moment.

Hi, Kompactop is essentially a laminate, but a thicker version. they are soaked in resin and baked under high pressure. the end result is a hard, durable plastic like material. its actually a very tough material. actually, we come across it in everyday usage, when u visit the next washroom, take a look at the dividers, thats what the material is. main advantage is tat it comes in very large sizes, so minimal joint lines, and that it can have variety of patterns, if you're looking at something else besides usual stones and solid surfaces.

  14. Congrats on getting your keys. Floorplan is pretty interesting, compared to standard BTO floorplans. But the lift intruding into the living/dining is quite a pain, creates a passageway there.

  16. Yea, i got the small one with the big round water tray behind. The newer model that looks like a snail... Green tea latte is nice...! But my mrs bought online, seems retails shopsall outta stock... I got the samsung fridge as well, but in the silver finish. Worried white hard to match. But space currently not an issue, cos its in the spare room behind as we're staying in a 3roomer now. Waiting for out BTO to arrive in 3 yrs...

  18. Hi kissryl, The Dolce Gusto is actually quite good. I am using the smaller automated one at home. Water level is easy to preset, only downside is have to wash the capsule holder very often. And the limited flavours in SG. Might wanna consider Harvey Norman, got mine fm millenia walk, had a promo going on and had loads of free capsules... Haha.... And the samsung 2 door fridge is not really that bulky, the seperate freezer and frdge compartments quite useful, but makes the fridge section abit narrow. Can forget about puttin in anything wider den a 0.5kgcake. Other den that, no complains... Cheers...
  19. Hi Joe, Personally, I think for homo tiles, including sand, cement, tiles, labour, etc, pretty reasonable. Bt just verify with your ID that's its all inclusive already. As for tempered glass shower screen, seems abit exp, when its pretty straightforward installation. It might be cheaper if u have a few glassworks to install, cos understand that the contractor would charge a lump sum rather than PSF prices if the amount of work is minimal, to cover their labour and transport costs. The kitchen cabinet is top and bottom hung? Of just bottom hung? Tall units inclusive? What type of hinges? What type of internal fittings? And for quartz, prices about right, but if you are looking for functional kitchen, dun think its a good idea, cos being natural stone, it's porous, stains would be a nightmare if you dun clean it immediately... Just my tots, I might be outdated....
