Yeah ladies marry due to loving the person, guys also . but i can say a large part of the love is also led by the the physical attractiveness of the ladies -> some called it lust that's how it works. i mean u gals feel insulted too if ur hubby say,'i marry u not becuase u r physically attractive but becuase u have inner beauty!' although inner beuaty is very miuch lauded but deep inside i think ladies like to be appreciated for their physical beauty actually. why? that's the way it works hahaha yeah ladies can still gain satisfaction from being touch by a bald or fat man cos he is the one she loves and a lady will want to have sex with the guy she loves regardless of how bad he looks cos love and sex goes together in a lady. But guys well..they are quite diff. They can separate love and sex. A guy can have sex with any woman as long as she is attractive enuff to get him 'up'. A guy can have sex with a woman he does not know much. henci can underatand why u will not leav a balding or fat husband. but it's quite diff from a guy's view. he can still love his wife who is diminishing in physcial attractiveness but whether he can 'get up' and gain pleasure from her or not is another question

honestly, it is true that a guy will find it difficult to 'get up' if the woman is not appealing anymore. sorry if u feel disgusted by what i wrote, but it is truth of how guys work physiologically, they are 'wired up' that way. no choice la, but maybe the blue pill helps but then u never know the side effects of these drugs, in that case if the wofe want sex and the guy has to take blue pill to do it, then i mean selfishness is on whose side?

i read this thread with amusement and also hinestly as kaypo. Well truth is guys are visual creatures. no doubt there will be temptations all around but as the saying goes, u can the birds can fly around ur head but never let them lay a nest on ur head or soemthing like that. But also i do think that ladies on their part can also spice up by taking care of themselves. Many ladies do actually keep themselves well but slacken after marriage and became haggard looking. But of course this is no excuses for infidelity. on my part also never assume that ur spouse is incapable of infidelity, he or she is after all human. So this will keep both of us on our toes.

tiles is 300by300. for part away from oil and water we use postform for the top, for me it's good enuff. look nice too. yeah we manage to get mayching colour for our laminates for the postform

if u dun like grout line then willhave to look for alternative like granite, marble or solid surface So here's my old fashion tiled kitchen top with my granite sink.Front edge of the kitchen top is dark colour to blend with the lower kitchen cabinet doors. Basically HomoG tiles,on concrete structure, the lines seen are common to like any tiles on floor or wall.Actually for me, the lines are not eye sore, looks natural for tiles For the rest of the top away from the oily and wet area, we use postform. but the colour of the postforma and the tiles have to be match properly.

i had a long kitchne so the solid surface will not be able to cover so far and even then it will have to joined which i think is kinda ugly. for the sink and stove area, i actually ask the contractor to erect a cement structure top and use homoG tiles think is 300x300 for tiling it up. For the top area that is away from the stove and sink(wet area) where we put the cups, kettle, microwave blah blah...we use postform. For me it works very well. i heard from contractor this way of doing is more old fashioned but very lasting as the sink and stove both on very solid structure. Also cost less.

i bought from Eng Bee, for me the trip definitely worth it as she charge me 1.70/sqf for homoG tiles, the quality is good and i have no probs excpet initially the tile stick together due to a layer of wax but after airing the tiles, they are fine. besides sungei kadut also have many furniture shop so can shop for tiles and furniture at the same time

partly also cos we have some time. so we do look around. anyway it has been a great learning experience. but my quotes or sub con may not be the best around, so if u guys got better ones wheo good value, pls feel free also to post in my thread sp far i jhave given out contacts to 4-5 forummerswho ask for them, any feedback??

hi shmj, haha...great to meet all my immediate and not so immediate neighbours in the forum! yep we do not like the light green doors too, actually wanted to change the doors but after painting it over, looks quite nice actually. I also know that the doors given by HDB are fire proof (or is the actual term) so it is of pretty good quality so we din change in the end.

ooh btw i got my homoG tiles at $1.70/sqf, Judy say they sell to me at very low even lower than contractor price! So far the tiles are very good though some of them stick together due to the wax on delivery so gotta separate using a scraper, otherwise they are very good. -
good question actaully. This semi circle part suppose to my me relack corner(cosy corner). Initially wanted to parquet it but tot other wise due to cost as well as the blending in of other accesories. So for my relack corner, we have already bot a recliner and a small coffee table from star furniture. So that is what we will put there,my relack corner then will have the nice drop down light above it as u can see and be use as a reading corner and for sipping kopi on the recliner and watching TV

As the title says i set out with 15k budget for a 5room flat(110sqm). since my flat is new from HDB, we keep the ktichen flooring, wall tiles and also the toilet flooring and wall tiles. Now that my renovation has completed. Here's the score card: Cost of wetworks,electrical/lighting, plumbing: total 10k(the 10k includes labour,tiles cost and raw materials.) 10k above also include the wetwork labour for : 1.flooring with skirting for 1xLVR,3xBDRM, storeroom,entrance area with pebble-flooring 2.a small semi-circle false ceiling, 3.kitchen cabinet cement base and also the construct concrete dapoh & support for sink & hob area. 4.Also include glass tempered door to kitchen, 2x bifold door for 2xtoilets, 1xshower screen with kerb 5.Misc plumbing for 1x sink, 2x toilet spray, 1x vanity top, add piping for washer 6.misc electrical work like shift lighting points, install lightings, add a few double power points Cost of Carpentry(Kitchen Cabinet,shoe rack, feature wall and Built-in Wardrobe, install hood in kitchen): total 7k Engage independent painter: total 1.15k this include Nippon 3-in-1 medi fresh paint , 3 coats(include 1 sealant layer), paint also 3xbdrm doors, 1x store room door and also entrance gate. Finally completed today when the carpenter touch up the kitchen cabinet so that the inlet piping can reach the washer. Overall very satisfied. Total damage for reno( including 3+1 air-con and hob and hood) is 23.5k our kitchen cabinet done little shelving with roller shutter our Turbo hob and chimney hood kitchen cabinet section when seen from kitchen entrance simple featurewall for the lcd tv(top for scv box) simple BI wardrob, the laminate slection quite lao too but too late to change and dun wanna spend extra to change

Nearly there already, left the carpentry work to finish.So far so good except for the wardrobe as we fail to see the whole pattern from the small sample from catalogue so the pattern on the laminate for wardrobe a bit old fashion , see if i can ask the carpenter to change without incurring extra cost.

Icer, dun scold me leh, I am not a property tycoon, I am just a relacker (one who relacks in a corner) icer:"What about those young people who don't? How are they going to afford housing if this goes on? " The HDB properties are still very affordable in the range of 150k for 3room to 300k for 5rooms. I think this is very reasonable to most Singaporeans. More so when u buy 1st hand direct from HDB. The property prices are going up mostly in the private properties(mostly prime districts private condos) not in public housing. Unless u r talking about young ppl who wants to buy a private condos. but i think if u r talking about young couples, they will go for HDB so no issue at all. p.s: i think u got part of ur wish, garhmen increase the property tax for value of land redeveloped yesterday. That should cool the en bloc scene a bit -

if u study the property cycle over several decades, the price trend is up. Each property boom and bust if followed by higher prices on the next boom and bust cycle. Hence it is no surprise actually that our current property upswing is produces prices higher than the last boom. In fact Kwek Leng Beng (chairman of City developmets) predicts the property is only in the early stages of the upswing and there's a good 5 years more to run as each property cycle is ~ 7years. Comparing with Hong Kong and Shanghai, Singapore's property price is considered undervalued prime property is these place cost $8000/psf compared to our current highest record which is around $5100/psf (i think achieved by The Marq developed by SC Global recently) or $4000/psf achieved by Capitaland's Orchard Turn apartment(should be the penthouses). If Singapore achieve the status of regional financial hub on par with Shanghai and HongKong, the property prices will have no choice but be chased by demand (both foreign and local) due to high quality and high paying jobs avail here. Property market is nothing more than demand and supply and there is a reason why certain country/area cost more. Malaysia is offering spacious landed property on the cheap($150k u can get a terrace house/semi D ) but no demand, why? In fact we should worry when our property prices dip because then lack of demand also implies Singapore is no longer seen as worthy investment in the eye of foreigners and it also maybe there is less jobs avail so no one want to come here. -
