For non-aircon rate, im charging my tenant $550 and the other is $450 (1 person in a room) I dont restrict how many times they wash their clothes, shower etc.. because rental includes PUB bill. Currently for 4 person, our PUB bill w/o aircon is about $120-$130 on average. Once my reno is done, aircon will be available.. I will offer them aircon usage w/o adjusting the rental instead lets splits the bill. Eg. any surplus above $130 to be split by 4 person which i think should be fair. If i only add extra $50 for aircon rate.. than i would start to get worried if tenant on aircon 24 hrs daily.. worse it would be difficult to restrict them

yah i think your kitchen will be more exp cuz of the gold laminates.. but for your consideration.. i think the shiny gold laminates are pro to scratches.. that is what my ID told me lah so u check 1st. I think should compare overall the price of the purchase + warranty right? if the item is much higher than warranty very cheap, you will buy meh? Hmm, if im not wrong... few months back i was checking with courts on their extended warranty. Its covers all accidental damage so eg if i buy a laptop.. got chew up by my dogs.. they also will cover. but i read online.. even thou they cover.. but the replacement is very very slow, and replacement model/brand might not be the original you have purchased! but if you talking about TV... do keep a lookout.. recently Courts/GC/Best all got extended 3 yrs warranty as part of their promo Hope this helps
