Can I ask those who have installed autogates, which typically has more issues, a sliding or swing-out autogate? Some feedback I received is that the sliding autogate will collect debris in the recess where the wheel sits.

Thanks to all for your advice. I've checked with the architect and builder, the boundary line is indeed part of the property. The reason why the owners didn't build a wall/fence on the boundary line was due to it being at the bottom of a slope. so I guess to save money (levelling it up with earth), they just left the fence as is (just at the top edge of the slope).

Wow, thanks pantieileen,yoongf. This is exactly the type of feedback I'm looking for, appreciate it. Yes, the contractor has recommended Lysaght with the 6 layer insulation. My initial concern was the it would be noisy when raining but he said that he has built a few houses using this and there were no complaints of noise due to the insulation. It seems Lysaght can come in various forms, curved or angled and some finishes can even look like tiles.

Yes, thx. Quality is key, I'm hoping that someone who has installed Lysaght would be able to comment about the noise from rain with the 6 layers of insulation. May just fall back to tiles to be safe.

Very good thread. For those who like Country kitchens, don't use tiles for the tops. Difficult to maintain and the tiles will chip.

I'm going to engage a builder. 1) What's the "usual" payment schedule? e.g. ?% deposit, ?% when what work is completed, any % held back after completion? 2) Who bears the utilities bill when construction is being done? I've heard that the contractor bears, if that's so how is this done? Thanks in advance!

yap, it's higher but if the owner still wants to reconstuct, got few alternatives

It really depends, they will do their credit analysis, etc. I'm not a banker so I can't comment. Another way is if you have another property, you can take a cash-out loan on that property to finance your construction.

Can apply for a construction loan from the bank you got your home loan from.
