  1. I got my furnitures from .. IKEA - will call 1hr before coming, on time, installlers are nice. Star furniture - good sales service, will call one day in advance to confirm time, will also reach within timeframe given. Vhive, HECOM, all same as above. Maybe I'm lucky. !! No complaint about any of them so far. My only dissatisfaction are those "agent installers" engaged by Philips to mount my LCD TV, they were nonsense. I would seriously reconsider buying another Philips solely because of that. Meanwhile, try to avoid those shops which are frequently blacklisted here? Those showroom in Singapore, but factory in China, promise you delivery date but fail to deliver? There are a lot more of such examples in sgbrides.
  2. Thank you for your confirmation. !! I've already called up my ID, she said she will be here on Tuesday to take a look personally. I suspected that it might be an installation issue also. there was this thick rubbery double side tape and some hinges that came with it. But the plumber said those are unnecessary, not needed for the installtion and he threw them away... I had some detergent bottles, new soap, toilet paper, pails and some other stuff under the sink, I only noticed this condensation when I got a new roll of toilet paper and it's damp ....
  3. But how come the condensation will spread evenly throughout the entire sink surface below if it's caused by a leak from the tap? If it's indeed caused by a leak somewhere, then I think the problem lies on the built in dustbin. My sink comes with a dustbin, sometimes water will go in from the sides, regret buying such a sink. !! See the little dustbin at the lower right hand corner? Water tends to seep in from the edges of the dustbin since it's meant to be removable, then my cabinet below end up wet all the time.
  4. Hi guys, would you help me take a look at your own sink, the area beneath? Does water vapour form on the surface below, in turn cause a musky smell? Anyone encountered the same before? Is that caused by improper installation or lousy sink I got? I've attached some pictures. !!
  5. You NEED a light if you are doing WIW .. Not to mention night time, even during day time, it's all enclosed, it's still quite dark inside. Almost like a little room by itself.
  6. enci, For most of the sanitary stuff you mentioned, you can check out Asia Excel (IMM) or the whole stretch of shops at Jalan Besar if you want, I personally recommend Poh Joo for the prices and service, Asia Excel is quite good also. But please do compare the prices before you buy, and remember to bargain if you want a good deal. - Toilet bowl on average can be from $120 to $200 - Basin average from $40 to $300 also, depends on your taste and what type you like (ceramic/glass) - Taps are around $60 to $130+ (mixer) - Kitchen sink comes in a few brands, around $200 to $400, depending on size and what brand and where you buy from. - Shower mixer with rain shower around $100 to $200 .. Hob/Hood also got several brands, some got package deals, can be anything from $500 to $1200 (for both), there's glass and stainless steel hob to choose from. Hood also got the nice ones and the common looking ones. Prices mentioned are based on my findings, there might be more out there if you got time to search.
  7. That is true, you can get a quote from Nippon itself (just go to those Homefix shops). Some of them have a Nippon paint counter. There's a price guide for the different type of paint and the different charges. 4 room is around $1500 or less if you choose Odourless/Medifresh/Easy wash range, it can even be cheaper if you choose Vinyl silk/Softmatt/Vinilex. So if your contractor charges so much more. Let them know how much you can get, if they can't match your price, you might as well engage your own separate painters?
  8. Service quite good, delivery quite good also. I'm quite happy with my computer table, but since it's only to support te weight of the computer, it should last for quite sometime. I'm not too sure about the bedframes or wardrobes, but some of them do look much better than ikea ones.
  9. enci, at first glance. Plumbing price seems quite inflated, they seem to charge an amount for every single thing. I kind of remember mine was flat rate. $300nett to install 2x basin, 2x taps, 2x heater, 2x toilet bowl, 2x accessories.
  10. Why would there be seepage when it's properly done and silicon sealed? I would suggest undermount, at least all the water's contained within. Compared to top mount, the water will be splashing all over the place.
  11. Agreed with Apple ... Price of electronics will only go down, unless you NEED it right now, if not don't buy and keep just because it's cheap now. Towards year end, it might be clearing off at $1299 or some new model with better technology and specs going for $1899?
  12. Seems like it's industry (bad) standard? I made some serious noise over my shower screen also. The glass was sitting in 50% of the U channel only, once I hit on it accidentally, the whole thing will tremble. While my ID agree with me that the glass should be all the way in, but the people who did the glass insisted that's the way it's done and i'm kicking up a fuss for nothing.
  13. My plastering was $1600 for whole house including kitchen walls, all ceilings (toilet included) for 4A unit..
  14. Hi enci, perhaps you can show me your quote from Spacious when we meet up for the DECT phones? I can help you with it and see if there are other missing items. I've almost done with my renovation and Spacious was one of my last 3 shortlisted ID firms. I'd say their designs and concepts are very outstanding compared to others. But ... eventually I didn't engage them, I will let you know more when we meet.
  15. I will get them to buy back the same lamp to replace (plus any other installation charges), no excuses at all on their part to damage my lamp whether unintentionally or not.
  16. Mine was right after painting, It should be before carpentry, the carpenters would need a good light source also if they work late. some of them will be after if the lights are incorporated into your furniture.
  17. You can check out the panel curtains (KVARTAL) from Ikea, they work great as dividers also.
  18. Don't mind me saying .. To change it because it looks obiang seems a bit too extravagant. Can't you like paint it to some other color or buy laminates to cover it up? Anyway, for HDB regulation, only those units directly next to the lift/stairwell would need a fire-rated door for safety reasons, the rest normal doors will do (range from $450 to $600)
  19. Balestier or Jalan Besar would be the places to be at if you want to check out variety. There's a whole stretch of lighting shops there, but I can't advise you on whether their prices are reasonable or not though, I didn't buy from them. Another place to consider would be the stretch opposite Chinese Garden MRT. Chelsea, Pantech, etc. I got mine from Pantech, husband (sales)and wife (delivery) team. There are quite a lot of good comment and review on them, you can check here or at Sgbrides. =) Also, you can check out IKEA too, there might be hidden gems, they have some nice and affordable lamps.
  20. When you sell your house, the price includes permanent fixtures inside including aircon even ... If you take away your grills, buyer will have to pay extra to replace. Unless buyer wants to replace anyway, then you would be able to take it with you.
  21. My aircon guys also drilled separate holes on the tile itself, but my ID said she will help me replace the piece of chipped tile. =)
  22. A matter of preference, take the one that goes well with the theme and design of your toilet. Ceramic basin comes in an assortment of shapes and sizes for you to choose from, while glass basins are limited to salad bowl of different colors. Another important thing to take note, Salad bowl basin would have to be mounted on a table top/vanity cabinet or some mounting metal bracket stuck on the wall (but unstable). It cannot be wall mounted by itself. Whereas, ceramic ones has been around for long, there are many varieties for you to choose, can wall mount them, under mount, table mount or partial mount.
  23. Example Your place was valued at $180k and you intend to sell at $200k, which is $20k cash. Now this buyer's agent is asking you to fork out another $170 (like HSH21 said) to do a revaluation appeal, which doesn't necessarily guarantee a higher valuation price. Btw, has he got a guaranteed buyer for you?? And would he want to pay for both reports? Buyer pays for seller's valuation report, most current one only, not expired ones. But since both your reports are current, he will have to pay for both since he requested. But then ... the whole proposal doesn't make sense. 3 scenarios - If it's valued again and it's $195k, why would you still want to sell at $200k?? You are in a better position to command a higher price for your unit by then. Of course you would want $210k or more! Didn't the agent realise that? - What if the revaluation is lower instead? $170k? It's hard to say because it's a different evaluator and depending on market conditions at the point of time also. Won't you have less say about your selling price since it's lowered? - What if the valuation price is more or less the same? Will the agent who suggested a revaluation compensate you the extra report?
