How about changing to a slide-door? For my current house, the other door also has a handle, so it is knocking onto the handle not the door -> no scrathes. -

If not exclusive, they cannot advertise on certain website. So less sources for advertising. If you want to sell your flat fast, why not choose one whom you can work with (see their working attitude from your previous dealing with them). Then inform the rest that you have a unit and check if they have buyers who are interested or not. Let them talk to that 1 agent appointed by you. It will be a win-win situation cos they can take buyer comission and you just pay your own agent comission. You can't expect them to work for free. Most likely the outcome is unpleasant. -
Procedure Of Selling Flat Under Bank Loan

The agent can get their company lawyers to do so. There are a few forms that required lawyer for example discharging of the bank loan and taking up new mortage loan and such. It is easier if the agent lawyer does all instead of looking for "subletting" parts to different lawyers. -

Best to let 1 agent handles all the co-ordinatation. Then allows for co-broke (with other agent). Since you already let the agent do the valuation (why?), there must be some discussion already done with him & you. Check with him if he wants to co-broke (normally ok). Or if you wants another agent. As owners, you must monitor the agent work, see if he did advertise and such, dun let him do all the work he "says" but no action. If you want to any agents that come along, then you must make clear beforehand to avoid unpleasant surprise. -

HDB also not stupid one k.... If divorced, must return HDB flat to them.... hahahah..... sorry to burst the bubble, not this is not the right way to live life If desperate to live on own, rent a unit or buy private ppty. Dun take marriage as a simple child affairs or game

First, check with the bank with your intention to sell the house. They will send you a letter with what the amt owing and such. Different bank will have different charges and it really depends on what package you took with them (if promotional or the usual rate and such). -

Hi bubblepearl, If got $$ then buy condo. No 1001 restriction then, maybe a few condo-restriction to preserve their external outlook. HDB are meant for the general public, so even got $$ can still buy re-sale. I no $$ also buy re-sale just to be near my parents -

The part about the Resale Levy is that if you are not buying a new HDB flat or not taking any HDB grant, there is no need to repaid back the Resale Levy. Of course HDB allows people to downgrade. You will have to sell off your existing unit and buy over the smaller unit. Please calculate if you have the $$ for it after the transcation. As many have already mentioned, you can only take bank loan. -

You can tried but leave it to the buyer agent to do all the coordination & paperwork. Normally, unless there is a valid reason, the valuation report value will not changed. The buyer wanting to top up less cash is not a valid reason. -
Hi, Anyone can give me advise if the hob & hood must be new? I'm moving into a re-sale flat, and dunno if the previous owner stove can be re-used???

20k - can be done 1) You can cut down on your capentry work in the bedrooms and buy those ready-made furniture. 2) material-wise, only in the lower-range. Not those 4psf kind. Really depending on you, you can always work around that budget but have to give & take.

Actually, the buyer can request for his own valuation report. Meaning, the buyer with the seller permission can arrange for a date for valuation. Also, it is not necessary for the buyer to buy over the seller valuation report if he requests for his own. If both of you have already agreed on the price, signed the OTP, there is not much effect on the sale. However, if the buyer can't fork out this amt of cash, you will also need to re-market your unit but can keep the deposit. -

If there is storage under the basin, I would have a glass top (those see through), then make a opening on the right of the basin. instead of the door opening on the front as the normal, i will prefer to have a opening on the top right, so that those bottle will be standing and i just open and take up But I do not know if anyone has done that before. -
You can DIY those house decoration, like your house number and etc. For stuff that is long-term like tiling, no point in saving $$.

ABS trimming got more colors. My current kitchen cabinet is grey -> so it is like aluminium trimming (the cheaper version). qives quite a good look. Veneer trimming, I think like wood, need special care and maintance.

Better to check everyday but working cannot. Get parents to help out especially if they aren't working. Or drop by after work (if not too late).
