  1. Just want to vent out. Got a female tenant. Started off quite good as her ex-boyfriend helps to keep the room clean and the common area tidy. But after they broke up and the bf went off, she is quite bad. She did still sweep her room but stop after realised someone will sweep & mop the house. She has a few bad habits - on the lights at night without switching them off when she left the house, on the lights the whole night (3am, still on..... 5am still on). Will wash half load of clothes. Inviting friends over without informing the owner. Never come back to sleep also never inform the owner. Best: when she went back home in Malaysia, also never inform the owner. So was glad when she moved out but then the last month utility bill never pay, plus her rental, plus the damaged item in the house. Plus she left a mess behind when she moved. Walls were dirty, never clean. Her furniture was dusty. Plus she took some of our small stuffs too like the clothes hanger, shelves, etc. Isn't she a very bad tenant?
  2. I understand that any room with wall along the kitchen is not so good. especially along the cooking sector of the kitchen. Too much fire.
  3. Why make things so difficult. If wanted to OTP (option to purchase), then put down deposit & date. If after 14 days, buyers didn't exercise, then their deposit forefited. If sincere, they will exercise. If not, then seller got way out to make another deal. If buyer after 14 days still interested, then talk lor. If buyer wanted OTP but no date due to their financial status not finalised, then no point in holding the flat for them cos there is a chance they may not be able to buy. Seller aim is to sell right.
  4. First appointment date can be fixed by both seller and buyer as long as the date has free slot by HDB. As most people prefer sat as non-working date and HDB only work half day on sat, and if wanted sat as 1st appointment date, may have to wait a long time, up to 1-2 month. As agent, they like to close their deal fast to get $$$, they will give their seller & buyer the earliest date possible (which is normally a weekday lor).
  5. Mine was 10%, 40%, 45%, 5%. But I changed to 10%, 40%, 40%, 10%. Think the term of payment can be changed and agreed upon between you and the id. Most important is that it is written somewhere with company letterhead of all agreed item.
  6. If got time, can wait, can always try for new HDB flat. But then, the location is not something which you can choose. For resale, sometimes with the resale grant, it does help so must really do your homework and calculation well. Grant also applies to the 8k income ceiling.
  7. Since your income is less than 8k, you will be getting a 30k grant if you buy from resale market. This 30k grant plus your current cpf amount will be sufficient to pay for most deposit of the flat. You need to worry about the cash portion, which is normally the COV and agent fee and renovation fee. The rest of the admin fee can be deducted from cpf. If you are looking for a flat through agent, ask your agent to explain it to you on your financial needs. Try to get the HDB loan, else for bank loan, it is as quoo mentioned about the portion.

  11. I thought this is applicable to existing parents. Old bank was DBS, but now switch to OCBC or SCB. Maybe I'm wrong, anyone can share?

  14. SCB got lousy service ler. Think OCBC still better and has more branches.
  15. Personally I don't like SCB. Very hard for them to followup on item. Esp since there is this cashline which I didn't sign up yet cannot cancel unless go down to branch.....
  16. I tot the penalty involved is a lot of $$ since this case made to the newspaper.

  19. Agent also cannot be 100% sure that tenant is legal. If tenant is illegal, it is still the owner resp. to check lor.
  20. So what did he lose? the option price 33k plus penalty or just the penalty of 8k?
  21. If commerical, which insurance will offer it more attractive?
  22. Then try not to cook so much or if you are really concern, can use those portable electric stove.
