After 42 days of renovation... This pipe come from level one kitchen area. It is advisable to cover the pipe as it link directly to your kitchen where ur kitchen cabinet are there. False ceiling and cove lighting for master bedroom. Aircon piping is cover behind the partition board. TV feature wall using partition board. Its a good way to cover the uneven wall. The big hole is for mounting console to the wall. Boxed-up pipe and false ceiling in master toilet. Understand from the worker, they are using waterproof partition board for toilet. Balcony view. Boxed up the drain pipe and old TV antenna. We also use partiton board to cover the roof tiles, leave only the wooden plank explose. We will leave the bricks wall (below the window) as it is and paint it white.

After 39 days of renovation... View from living area. Left side is a partition wall for us to display photos, right side will be a store room making use of the stairs area. Saw the extra hollow blocks? The tiler ordered extra for the reconstruction of the toilet wall. View from dining area. Cove light and false ceiling in master bedroom. Will be switching the opening of the door. The partition wall is for the door backing. False ceiling at bedroom. Level up the wall with partition to easy placing of the bed. Our nothing much to see balcony view. Requesting a three track sliding window, so that can full open (as shown). The alu main frame is longer than lift height, the poor uncle gonna climb up to our unit twice. Because, one for balcony, one for maser bedroom. Really feel paiseh for the uncle.

Err... I think about 30-40% higher from tempered glass to laminated tempered glass.. I don't think I have this alignment issue for my glass railing. Because, my wifey wants wooden handrail, so the slight deviation will be sitting in the wooden handrail..

Hi spikedoll, this is what I learn from my ID.. Just to share, hope it helps... Imagine my hand is the hinge, glass swing door is open inwards. A nicer “Shou Kou”, ID told tiler to flush the tiles with the cement. One look from outside the toilet, u only sees the painted wall and not the tiles. Inside the toilet, u can only see the tiles. These small little details will help to make ur place nicer. Another example: my master toilet. I am using black tiles in the toilet. Imagine the blue colour piece is the hinge, and the glass door is open inwards. It will look nicer, if the outer wall is similar colour as the bedroom wall colour. Secondly, to mount the hinge on the wall will minimise the damage of the tiles. Kitchen entrance, will be doing a glass sliding door (imagine the white piece on the left). Can u notice the small step? Living room is slightly higher than kitchen floor. ID requests the tiler to do this “shou kou” so that from living area, u don't see the wall tiles when the sliding door is closed. Box up the sewage pipe in level one toilet. Notice the boxed up is slightly bigger than the tiles? No right no wrong if to do flush or slightly smaller than the tiles. Understand from ID, by doing the boxed up slightly bigger, painting will be easier. If happen to have water splash onto the boxed up area, water will flow down by gravity. This will minimise the chance of water remain on the tiles and long run may damage the boxed up. Full view of boxed up in level 1 toilet. Disclaimer: All this "shou kou" knowledge I learnt from my ID. It does not represent that ur "shou kou" will not be nice if ur ID / contractor decide to do otherwise.

Wei..Wei.. Excited to see the tiling work?

Summersann, remember to check all job to be rectify before pass them the final payment. If u really got time, take a look again on every corner to ensure no defect (touch wood). Good luck & enjoy this beautiful Sunday.

Bro Ken, how to have nice "Shou Kou", I am also learning from my ID de.. Will share more photos in my T-blog on the "Shou Kou" and hope can benefit more people here. Notice that u are also doing glass railing? Just to share, we very kiasu, we use laminated tempered glass as railing. Double safety. Also take note of the minimum safety height for the railing at 2nd level.

Wow! $768K is a lot of money wor. But ur location is very convenient. Hmm.. If u & ur seller can achieve a six week completion, a two months renovation period should be quite sufficient. Will u be doing major renovation? To save time, it's good to get the permit paper standby, best if ur seller willing to sign indemnity form for ur renovation. Hi spikedoll, how's ur progress of ur house? Post more photo le.. I use Joven 35 litre - JH35 horizontal model (so that can zhun zhun sit inside the space at the entrance of my common toilet). Do take note of the dimension and the min allowance for tools to access and tightening of the joints. Yes, only 2nd floor nia. But if u want 1st floor also have hot water, then it's advisable to get a separate heater to place it at 1st level. Hmm.. I select 35L is base on kiasu situation. Two person shower in both toilet at the same time, the water pressure is still strong & hot. Hope it helps! Enjoy this beautiful Sunday.

Hi iwantto, I also find it amazing why plumber cannot understand what ID have told him and even do marking on it. Even the marking instruction are in Chinese (which plumber understand) plus drawing wor. The thing that I cannot accept is water gushing! As a plumber, how can u allow water gushing without notice? Or maybe the water take awhile to gush out? Well.. At least the problem is rectify le.. Some thing to share for those who is doing renovation.. To check for water leaking in your piping, better to go down one day later after the installation. If there are signs of water stain on the floor or wall, check the area nearby for leaking. Hope it helps. Thanx 3Dyms. Congrats on ur purchase too. Wow! B.Batok central $700K++ wor! Don't mind can ask how much u bought? When u start your renovation?

Murphys Law again ?? Really dunno how to say about the plumber? Original photo (two days ago...) Notice the piping is running all over the shower area, which is not what we want. ID asked plumber to come down to rectify. ID also marked out clearly what to remove and change. And what happen?? Today @ 4pm photo... Meet ID today to discuss about the partition work at the same time look at the rework. First thing I get into the common toilet, I told ID can ask plumber to come again le. Why? 1) Whole floor is wet!! (The photo I took at 4pm before the plumber came, morning was even worst!! I forgot to take photo) 2) I notice a leaking sound in the toilet.. 3) Removed wrong pipe.. I looked at the pipe to find leaking. The I saw one joint, can REALLY see water gushing out from the union!! (x10) Wahlau eh... Meaning the water has been gushing out from the union since yesterday afternoon lor. The plumber didnt notice meh? Faint!! I have to shut off the ball valve to stop further gushing. Bro plumber, please help save precious water leh... Today photo @ 5pm... Yes, this is what we want. I wasted whole day on site. Since ID has left, bopian wait for the plumber and tell him the correct layout. Really that difficult to understand meh? Waste everybody's time and money (to replace over 10 damage tiles, precious water and labour cost) View from the master toilet
-
No need to paiseh lah.. We just share information here & help each other. Yes, tiler will mix the cement colour for the grouting. Yalor, waste everybody time & ID gonna spend money to buy extra tiles & pay tiler too. Hope plumber get the job done ASAP.

Thanx summersann.

Piping at master toilet. Notice the piping at the right side of the photo? The pipe will link to level one toilet. Piping will hide under vanity. Notice two pipings are for mixer tap. Level one toilet. Wahlau!! After discussed with my ID on ways to hide most piping inside cabinet and vanity, the plumber still insist of his way of running pipe despite ID's advice. 8| See these ugly piping at common toilet! Totally not acceptable!! ID was very piss off, told the plumber to remove the piping and follow as told! After plumber removed the wrong piping, ID gonna ask tiler to do up the damage tiles then plumber gonna re-run the piping. Waste time and also ID gonna reorder the tiles..

After 34 days of renovation... Wall has reconstructed. Space on top is to sit the storage heater. Laminated tempered glass will sit into the groove on the floor and wall. Do take note: To have a minimum 1000mm safety height for the glass railig. Piping in the kitchen is mainly cover inside the cabinet. Water pipe links to 2nd level common toilet through the hole at the kitchen. Piping in common toilet is link from the hole on the right side of the photo. Signs of minor water leaking (wet floor after one day of pipe installation). Notice a small water droplets at the union. Note: Remind ID / contractor to ask plumber to install a ball valve on each outlet. This is to insolate individual supply without affect your whole water supply system.

After 30days of renovation... Today Hong Tar's worker came to install the aircon piping, take the opportunity to ask the installer, to learn from them and share it here... HappyAng: Tou Sho, how come your cable is orange cable? Tou Sho: We use Singapore Keystone cable which is higher quality. (I was told by the sales, Hong Tar specially order orange colour to differentiate from other company) HappyAng: Tou Sho, how to prevent sweating from happening? Tou Sho: U can minimize by setting temperature below 25 deg and fan set at medium or high. HappyAng: Tou Sho, the sales told me base on my configuration, how come MHI cannot support leh? Tou Sho: Mitsubishi Electric starting amp is higher than MHI. Disclaimer: I am not staff or sales of Hong Tar and Mitsubish Electrici. I am not an aircon expert, but I went to many company to ask which brand is most suitable for my usage as I am very worried of sweating or leaking. As for Hong Tar's workmanship, I cannot comment at the moment as now only run piping nia... But their malaysian worker advice me on the shortest route to minimize too many trunking but not compromise to water draining. Thanx to my ID of suggesting various way to minimize too many expose trunking. View at bedroom 3. Tou Sho suggest to do a whole trunking below the beam so that it looks nicer. Pipe from bedroom 3 going to bedroom 2. Thus bedroom 2 do not see any trunking. View at bedroom 2. Ignore the old hole on the left. Purposely offset the fan coil position so that cold air will not blow directly at our face. View at master bedroom. Will be doing wardrobe to hide the trunking, but with internal able to access to the trunking. Trunking run into the master toilet to the other two bedrooms, the vertical trunking is the drain pipe to the master toilet. Specially request to put at one corner so that is less noticeable.
-
Err.. Hmm.. I can't remember why MHI cannot support wor.. Sometime like if on three units together, the master bedroom will take a much longer time to cool the room.. I did ask another few aircon contractors, they also tell me this leh.. Paiseh..paiseh.. I not aircon expert..
