  1. The intention is to support any load from the top so that it won't go to the door frame, but by looking at the big beam that almost cover all to the ceiling, it overkill. Sometime, when I see drawings, I don't know want to laugh or so over the detail the designer gave.
  2. 1k for hacking this lintel beam, hope it include PE endorsement.
  3. From your floor plan, the beam is above the door for storeroom rite? If so, not a problem to remove unless your ceiling on top is a big water tank. You staying the highest floor? However since you have removed the wall around it, the beam became useless as it cannot transfer any load from the ceiling to your floor. I'm in related line but not a PE. Best to get a PE to endorsed to prevent HDB from saying you doing unauthorized alternation. They won't come down until you intend to sell this unit later unless surprise visit.

  5. My budget for reno would be around 45k based on the work my contractor quote, Besglas doors & screens, SYS3 inverter, sanitary ware & sink only. I'm doing the design by myself, my contractor will be following what I want based on the drawings I done. As he has done my current unit before, he know what I want. His quotation is also given discount hence I find others much higher. Budget have but Very tight cash flow, cos I buy first then sell 1 month later. Hehe Met the seller yesterday in the 1st HDB appointment, good thing he allow non hacking work 1-2 weeks before 2nd appointment, hence would allow removal of kitchen cabinet to allow the measurement to be done early and fabricate early.

  9. A return to renotalk after exercising the OTP for EA at Bukit Panjang. The last time was 5 year ago for my first house 4NG (92sqm) at Bedok North. Firstly I would like to thanks eekenji cos many initial ideas were copy from hers and from there came the changes. Thanks again to eekenji! It was a series of event that led to us to get EA (132sqm), wasn't intended to get such big place in the first place. First appointment is end of Oct 2012 and will only be getting keys on mid Dec 2012, hopefully can re-persuade seller to give earlier as the unit was already vacant. Here is existing plan and the intended plan we want. Only kitchen, 2 bathrooms will have major renovation, Master bedroom and Study room will be adding wall. Confirmed supplier & contractor: Contractor: Acton Design (Re-engage Mr. Jeffrey Chew as we are satisfy with his work on our unit at Bedok and my sister-in-law's place) Wardrobe contractor: OPSH (Signed during the expo fair) Doors & screen glass supplier: Besglas (for their tempered and shatter proof glass) Air Con supplier: Gain City
  10. The first clue is there is a bigger than wall thickness running through or across. If still not convince, see the ground floor ceiling, there would have clearer pic.
  11. For the hacking of the wall, you need to find out if there is a beam above the wall, if have is good, meaning the wall can be hack. If don't have, that case need to check if the wall is of load bearing, if is of load bearing wall, HDB won't allow you to hack it. Engaging a PE will cost few hundred. A look at your 1st page floor plan, the wall near to kitchen should be able to hack since there is a beam running along the wall.

If you buying bathroom accessories, WC, sink from Hoe Kee or other , aircon, or electrical appliances at IMM and that they accept CapitaVoucher, you would have save almost 10% of the total cost for purchase at IMM or other CapitaMall. I went to Gain City (Air-Con) at IMM to buy Sys 3 inverter which cost 3300++ after paid initial deposit. By buying voucher of up to $3000, I would get a total of $3300, meaning a saving of $300.
  13. Cool to use non-smooth wall tiles for your shower feature wall. I guess many concern is on the cleaning part, if one is very conscious of sparking clean shower area, then he/she would have to go for smooth wall tiles which is easy to scrub and wipe. The 2 common method: 1st one is one rough texture wall tiles forming a row at 1.2m above which water normally won't splay to that high, 2nd one would be a cute or artistic tiles to show on one side of wall.
  14. Hi Eekenji, One question on your spacing between sofa and counterbar, would the spacing a bit too small? Or is intended so that in future when you put a stool or so, your kid cannot run to Living/dinning.
  15. Hi Eekenji, I wasn't intending to take a EA initially, probably 4room or 5room unit near to Bukit Panjang Plaza. A good deal came along for this EA which can't say no to it. I will PM the selling price of my place, you be amazed! Upgrading from 4NG of 92sqm to EA of 132sqm means more tasks for 2 of us to clean, hence we designing our layout based on simplicity with easy cleaning as priority. I booked OPSH as my wardrobe contractor last sat at EXPO, First 5ft @ 1500, sequence @ 250/ft inclusive of GST. I checked on forum and that the offer price is same as during exhibition. A change from using normal type of wardrobe due my place wardrobe wooden partition wall turning yellowish and some part mouldy despite putting Thirsty Hippo and moth ball. My current storeroom is fully packed, so definitely need a bigger storeroom or place to stuff. New place is bomb shelter so no choice in the location.
  16. Hi Eekenji, Nice layout for your new place. My place has 80% similarity with your housing layout except the Kitchen & Service Balcony. For my living room, was pondering about what to do with the Balcony until saw yours which reduce the balcony and add a platform on it. For my Study, would be putting partition wall with glass screen on top, that to prevent my kids from using toys to knock on the glass. Safety concern. My two other bedroom have this recess window, which would be follow your style of bay window cabinet. Hope you ain't charging copyright!! Noted that you don't have a storeroom, which I would recommend a need for toiletries stuffs, diapers; many parent buy a lot whenever there is discount for your baby. I'm engaging contractor to do.   17. It is not worth it. If the original tiles has hollow section, your new tiles may pop out next time. When u knock on the tiles, the sound is different from the rest, a hollow sound can be heard. There are several topics on Overlaying Of Tiles, you can look at it.
  18. Hi Tim & Chenie, 1. The painting of whole house (cost 1K) only includes sealer and white paint. Any other colour paints requires us to buy the paint ourselves and pay the workmanship, that is quoted around $200. -If painting the whole house cost you 1.2k for additional colour, you can engage ICI or Nippon paint to do, you can see the colour selection on site when they come to suggest you the colours. My contractor give me 5 colour + 1 white and cost 1.25k. He also paint the piping for me. 2. The electrician comments that the Main Circuit Board is required to lowered down due to HDB new regulation, hence it requires extra charges as it requires more wire for the extension. By the way the rewiring of the whole house costs 2.5K. Is it worth it? - If there is new HDB regulation, when the HDB officer is there for inspection, he would have told during the 2nd appointment. FYI, mine is 4Ng flat, for whole house wiring and electrical points, it cost 2k only. 3. The selection of tiles for the living room is limited to $3 psf and the tiles for the kitchen ceramic tiles is limited to $2 psf. Is that the market rate? - For the living room tiles, typical is about $3 psf, but for kitchen ceramic tiles to limit to $2 PSf, limited choices. Has you seen his display of tiles at his shop? Are those design and colour ok for you? If time permit, you can go to tiles shop to see to know the design and price. At least you know what price range you asking for. Hope that answer your query. I did whole house reno and in midst of doing carpentary work.

  20. There is forum talking about it, under Plaster Kitchen Wall Tiles? Possible?, Cut cost on hacking and retiling by plastering http://www.renotalk.com/forum/index.php?showtopic=5996. It would be better not to overlay of wall tiles, fear of next time the tiles pop out. You need to check the existing wall tiles to ensure not hollow pieces. Plastering another getting popular choice. you can browse at blog chat to find out. I hacked my kitchen wall tiles, plaster and paint . Only kitchen cabinet area have wall tiles.   21. Hi, I have asked them for quotation before. They open one showroom at Tanjong Katong Road, opposite the Esso. Their quotation quite comparable but I didnt engage them for my work.
  22. Hi, I did went for them to quote. My friend referred me to Earth Quek as they had engaged as him as their ID for their house. He has good ideas for the house decoration. One thing is their quotation is in a package so cannot compare easily. When come to deciding who to do for my house, I chosen the contractor as he is few thousand lower than * quote. You can ask them to let you see their workmanship on the house they are doing or just completed.
  23. May I know what is Coloured glass backsplash? Is it tempered glass with colour behind? I am thinking hard on the area between the top and bottom cabient, to paint, or put stainless steel plate or tempered glass. Hard to decide. To paint, use ICI wash and wear will do? Or use weather shield ?
