  3. Good morning peeps Okay... what transpired last week. After waiting for more than a month and waiting and waiting for updates from the HDB fellow, I finally called up to lodge a complaint. Didn't manage to speak to the Supervisor as he was on leave but learned some really disturbing news. 1) I was told that for Balanced Flats, it is "buy as per condition", which got me really infuriated. - This condition is not told / made known to new owners. I do not recall reading this clause on HDB's website. - If this condition is so, why are the tiles of the previous owners hacked away for some balanced flats and left alone for others? 2) Defects Form ]- apparently, HDB does not rectify anything because I was given the reply "Under lessee". This was the reply given to me when I wanted to know if the rusty door frame and broken door knob of my bomb shelter can be replaced. Then I seriously wonder why do I even need to raise any Defects Form when nothing except "leaking ceiling" is under HDB. Why were we made to wait and wait and wait, no replies and all, for the rectifications to be done when in actual fact, HDB was not going to do anything. HDB didn't sell the flat at 1999 price; 1999 being the year the flat was built. The flat now costs more than double and yet they say, everything is lessee's. The HDB fellow finally replied me via email and said that he wanted to "confirm the defects that I had raised." A confirmation .... more than 1 month after I raised it! This is absurd! We were told by this HDB fellow to liaise directly with the HDB contractor and we did. But during the meeting, the HDB fellow wasn't at the meeting. We understand that he probably needed to be at some sites, probably, seeing other first-time owners of flats too, but if his presence was absolutely necessary at our first meeting with the HDB contractor, why didn't he call us back to let us know that we need to meet him? "To liaise directly with HDB contractor" would mean that this contractor could make the confirmation of the defects that we had raised. I was very upset. So upset that in my strongly worded reply, I told him that there is no more a need for confirmation especially when we raised the form more than 1 month ago. We want a date where HDB can handover the flat to us with ALL the defects that were raised fixed. Anyways, the HDB fellow said that his Supervisor and the HDB contractor and himself would be going down to our flat and we have agreed to meet them with our own contractor. If they are going to insist that everything is under lessee, I want them to put it down on writing and if they say we could go ahead with our renovation works since we have raised our defects, I would also want them to put it down on writing.
  4. Guys, Do you experience this? The HDB contact person is unreachable. We have sent numerous emails asking for updates and these emails are usually sent out on Monday mornings. There is no reply; Zilch either via email, SMS, or phone call. On Saturday mornings, we would usually go down to take a look see at the flat. First time we went, nothing was done. Second Saturday we went, the Service Yard flooring was works in progress. In my latest email to him, I updated the Defects Forms (crossing out those that were completed) and asking for a date for the works to be completed so that a handover can be done to me and I can get my ID to start work. So far, NO RESPONSE again. I cannot be waiting indefinitely and I am planning on writing in to whoever his supervisor is.
  5. I also keep hearing this "This is the way it is as yours is a Balanced Flat." I also get this from my contractor but I feel that it is not right nor fair to us. First is bought from HDB directly, so if they do not do the rectification, who can we turn to? Secondly, the cost of the flat really isn't "balanced" price of that era (which ever time / year the flat was built in.) Sigh... just be fair. We are not asking for the world. Be fair.
  6. Good morning! My hub and I went up to take a look at the rectification process last Sat. Okay, the tiles in the service yard were hacked, but only half done. The plaster on the wall in the service yard have also cracked and fallen off. So far, no calls from them to say when the rectification process would be completed. We will likely wait and see if all the items listed are rectified else I am ready to pen my complaint letter. Does anyone know if the door to the bomb shelter can be changed? The door knob came off but the contractor / or whoever, pushed it back. There is rust on the bottom part of the door frame, and as a result, the door cannot be easily opened and closed. We have asked for the door to be changed, reason being, if I can't open and close the door myself, what good does a bomb shelter do me when an emergency happens? Just keeping my fingers crossed and praying that the rectification works can proceed smoothly so that we can start on our reno works.
  7. Mine is also a repossessed flat. The flat comes bare. Whatever renovation works done by previous owners were hacked / removed. (Good in a way because it saves us the hacking cost) but the replacement given to us.... leaves much to be desired. EG: - WC in the toilets - it is a pipe that connects the tank to the seat. Reminds me of the toilets we have way back in the 80s. Seriously! If this is the case, then why replace? Floor is bare except for the kitchen, service yard and toilets. There is a small hill of dried cement in the living room. We also asked for cement screeding for the flat but was rejected. Then we said that we intend to do laminating flooring and the contractor said he would do the screed only for the 3 bedrooms, not the living room area. We received our keys on 18 September. To date, nothing has been rectified yet.
  8. My place is also a balanced flat. Likewise, I provided a list of things I want rectified but the contractor that we are liaising with is giving us so much of a headache. For example: The floor tiles in the Service yard were of different colours from those in the kitchen so we told the HDB guy that we want them in the same colour. The next time we went there... The tiles were the same colour alright but the contractor didn't hack the old ones, he overlaid new tiles. We told the HDB and the contractor that this was unacceptable. What if we decided later during renovation discussions with our ID that we want to overlay? Then the tiles in the yard area will definitely need to go and I would have to bear the cost for hacking. The window frames... the previous owner had grills installed but now that the grills have been removed, there are holes in my frame. HDB isn't going to change the frame.
  9. A Review of our Meetings with Inside Living I called Orange on a Friday afternoon and an appointment was made immediately for Saturday. Merane then texted to say that she will be handling my case. Our appointment with Merane went well. She shifted her prior appointment to accommodate ours as we weren't able to make it at another time slot. But you may say, IDs will usually move mountain for you because you haven't signed and they want to leave a good impression but I feel that Merane left more than a good impression. First meeting went smoothly. We listed the things we wanted and Merane noted them down. She showed us some samples, that were available in her Showroom too. Our next appointment was also scheduled. The next Saturday, Merane gave us a run through of her plans for our new place. She had even provided 2D drawings: 1 for the overall ID design, 1 for lightings and 1 for kitchen. Her quotation was extremely comprehensive as it was itemised. She added in the optional items that we had requested too. Like many have pointed out here, she also gave tips on how to save on cost. For example, She had sourced out (consulted her electrician) the cost for different systems for air cons and advised us on their suitability based on the size of our flat/ living and dining area. She also said that it should cost around this amount of money and if we should do the hunting around for air con ourselves, we should not be paying anymore more than this amount. When our 2nd appointment ended, she handed us the quotation as well as her 3 drawings. I was surprised because for all our appointments with other IDs, not one gave us their drawings as I would assume the IDs want to safeguard their designs. Throughout our conversation, Merane came across as someone who is sincere, honest and definitely someone who knows what she is doing. My husband, who can nip-pick quite a bit, is impressed with her services.
