How old is your flat? I was told a different story, they encourage me to overlay kitchen and toilet tiles. They claim that as long as there is no hollow tiles or damaged tiles, they'll just do water proofing before the overlay. So from what I know it's like got 2 layers of water proofing if you overlay (1 old, 1 new). The above statement is my 2 cents, I'm a green horn afterall so experts please advise.

I'll most probably hack off and retile with homo or lay laminate depending on budget. To laminate living/dinning, future & masterbed room except 2 bedrooms is about 3k (Supreme), as for homo I have yet to get a quote.

My 4-A is 112sqm and 14yrs old. Those 5 to 10 yrs 4 room resale at amk are ard 250k to 300k++ sqm ard 90+... on top of that they are all asking above valuation!
