Yes, every unit has its pros and cons... Mine the problem is only maybe the limited 1-car parking and that's it. Maybe that $2.1m unit owner rejected all the offers leh... some house owners like that, would rather hold on to their beloved house than settle for anythg less. If I'm not in an urgent need, I would do the same too... I know the worth of my unit and it's worth every single cent I'm asking for indeed... It's essentially a private agreement between a willing buyer and willing seller-- if some silly HDB flat can fetch over $1m, then our houses should also be sold for their true value. Haha, maybe there's a rich PRC there somewhr willing to fork out that money... Bro, your row of units from the main rd looks very grand...and garden at the back IMHO can be nicer than at the front BTW anybody goin to the hardcourt event tomorrow?

Hi David, can you please PM me or tell us the contractor that the ID used...? So that I can avoid them, as I am planning to do this but for outdoor de. $2 psf wd make mine $2k++ lo. Thts a lot for just cement! I cn top up a few cents more psf and get nice tiles... eek. Does anybody know... if i paint the cement floor white and it's exposed to sun and rain, will it stain? TIA!

Wah, congrats neighbour... TBH i agree the condition of your unit looks awesome, like nobody lived in it before! I guess tht's why the reno need only $75k... After more than a decade, this is a good investment to keep it nice for another decade. Don't mind, can you PM me how much you bought it for please? I was looking at the recent transactions as well as ads on PG.com and found that there was one selling for $2.1m, whereas you guys talking about prices in the $1m range kinda doesn't gel with this. Am thinking of selling to downgrade, so if anyone interested to buy Villa Verde... Mine is closer to the entrance (poor kids don't have to walk so far in the sun from school...unless ur kid got chauffer for every single school day and every minute they want to go out), has bigger and (IMHO) better layout. My roof garden is an actual massive space that you can do anything with, and most importantly the back yard is not facing anyone's unit. That's the dealbreaker for me...if I want to face another person's unit, might as well buy condo or HDB My unit also move-in condition like yours but no roof leaking (appears to be a common problem that Keppel managed to weasel out of... for my unit, it has been repaired already), and I need to do something about my roof garden (it will be a cheap but grand transformation haha...I'm gonna have fun in the next year doing it up). Reading your journey has been quite interesting and instructional (especially for a DIY kinda person like me who's always eager to learn new things) - thanks for sharing!

Hi guys, I'm seeking the expert opinion of the pro landed houses DIY-ers here... on your outdoor flooring. I hv tiles at the moment but it has been 11 years and I want to revamp my whole roof garden so I want a nice clean look. The options are to: 1. overlay, 2. hack and put nice new black tiles like this: http://isaacmummy.bl...tion-again.html or 3. to cement up the whole area and/or put those epoxy resin type of flooring I'm quite sure that hacking or even overlay would not be within my budget. From what I surveyed, it would be over $2k based on about 40 sq metres. So I think I'm quite set on making it concrete lo... can paint black or something so easy to maintain. It's totally exposed to sun and rain, so need to be compatible. Has anyone ever done those surface? Need REAL-LIFE EXPERIENCE people to give their opinion and experiences. Maybe either like concrete in the IKEA carpark or those surfaces like in the hospitals kind. Just google "epoxy resin floor" or something. Wonder if anyone has any good lobang. I know it sounds giam, but... I really only have less than $1k to spend on this, maybe about $800 rather. TIA to anyone who can provide sound advice or lobang...!

May I know what you decided on eventually by way of outdoor tiles? And where you got them from? Am looking for some nice black or dark grey coloured matte tiles to overlay.... Planning to revamp my roof garden... The tiles are worn out (11yrs old) and need to be replaced/overlaid before I make my deck and everything. Slowly, bit by bit. Planning to put a bar and entertainment space there... But haha, all need to be waterproof and weatherproof! -

Oh haha paiseh.Thanks thanks... I did the gate already - went to a direct factory contractor guy. In the end I left my dad to settle it. It's really cheap, so the downside is the service is a bit slow (when call, when doing it etc.)... but so far worth the money aesthetically. Nice looking la. They initially promised can be ready in 1 or 2 days. They were supposed to come on a Sat to make, but they postponed to Mon. Then when my dad took leave already on Mon, they didn't come citing very busy all... Tues they finally came at 11+ then after less than 1hr they went for lunch and after lunch it rained so they didn't continue. Next day also same thing...come so late... don't want to do the work early while the sun still shining, haizz. And my parents were flying off for 1 month on Sat so it was actually urgent and we were all so busy cannot attend to them all the time! In the end they completed everything by Friday sui sui. So far so good, the mechanism is ok still after 3weeks haha. But the metal parts of the gate (the frame) was spray-painted on the spot--so it looks nice n matte but I don't think it will be very lasting. When we were painting the walls that day, there was some spatter on the black part so we tried to clean off gently using thinner but the black pray paint came off. Is that common to use spray paint for such things? -
Does your partition thing for the stairs refer to replacing ordinary wrought iron railings with those kinda perspex/ acrylic material things? I'm looking to do that... replace the ugly wrought iron with something more contemporary like those glass-looking material. Not just indoor but for outdoor (fencing, roof terrace) as well. Thanks!

So for roof terrace use where it's constantly being abused by the sun and rain, it's advisable to use this bamboo material? Is it more expensive than chengai wood? And, can it be used to make my autogate as well...? Would it be lighter (thus, less of a strain on the motor)? Hope somebody with experience installing both kinds of wood can comment and give advice pls.. thanks! BTW leechaorui, are you Lee Chau Hwei the RE lawyer? If you are, i know you in person...haha. I just remember this person's eyes shining when talking about property... and from all your posts you really know a lot about property! -
Hi, My land is around 1800 sqft, so far we decided to build 2.5 storey, with a roof terr, and an entertainment room on the top floor, manage to up the build-in to jus below 2700sqft, from 2200sqft. With plan to add in a swimming pool, length 7.5m, width 2.5m and depth 1.2m. His price is around 130k, hacking all the tiles and walls, extending the front and back to max, building the roof terr, pool is around 20k. How about your case? Thanks --- Sorry to revive this thread... But, may I ask what kind of pool was it? Concrete or...? In-ground or above ground? $20k, so much? I'm looking for quotations for how much an above-ground small pool would cost to make on my roof terrace. And what are the maintenance pros and cons. TIA!
