  13. resale if you can find a flat that you like and a buyer for your flat at the same time you should be able to complete the transaction if you are using the funds from selling your flat to buy the other flat, think it's called contra but you can only do it if the buyer/seller is not doing the same thing as to renting a place to stay, you can arrange the completion dates in such a way that you have time to complete renovation before going for the 2nd appt of your existing flat but the best laid plan may not work out if you meet a lousy seller you can always buy then sell, provided you don't need the funds from selling your flat i.e. you have the requisite amt of money to pay for everything - 10% down + stamp fees + misc fees direct hdb - you start paying the installment the DAY you take your keys as for the valuation, it is based on the room-type defined by HDB the valuation mostly depend on the location, size of unit and surrounding amenities how your renovation looks is not really an issue, the only thing it'll affect is the COV coz your buyer might not want to pay so much cash if he/she needs to do a complete overhaul :notti:

  15. if you don't mind trying out a method recommended by a fellow forummer you can try this (but no one i know tried before so result unknown) 1. spread cotton wool over the affected area 2. pour bleach on the wool until soaked through 3. use cling-wrap to cover the wool so that air can't go in 4. leave it for at least a day the wool is supposed to 'suck' the stain out from the marble don't know how effective it is alternatively there are professional cleaners who can do the 'sucking' with their machine but it'll cost you quite a bit

  19. the pole system is far more flexible than the conventional wardrobe coz your needs change overtime and you can adjust the position of the shelves on the pole e.g. now used by child so shelves all positioned low, as child grow up shelves can be pushed higher also, you can dismantle the pole system and bring it over to your new home whereas you can't do the same for the conventional wardrobes also, you need a carcass for conventional wardrobes but you can just set up the pole system anyway (as long as you are not afraid of dust )

  21. i don't know where to get them but i assume you are NOT staying in a HDB flat? coz only ceiling fans with 4" 'stems' are allowed for use in hdb flats the first fan's stem looks too long, but a 4" stem will destroy it's beauty as for the second one, i remember seeing 2 fellow forummers installing them one the original and the other might have been a copy the original cost slightly more than $1k while the 'copy' cost around $600+++
  22. kitchen cabinets are simply that - kitchen cabinets made of plywood usually and a countertop installed to make the working area more hardy to make it more user friendly, soft-closing / smooth running drawer runners (the thing that helps the drawer coming out and going back) are used in olden days, the drawer simply runs with the cut-out on the drawer fitting with the protruding wooden piece on the cabinet there are also soft-closing hinges for doors the more well-known brands are blum, hettich, hafiele and a local brand which i suddenly don't remember for wardrobe, it's also simply wardrobe there's the conventional wooden wardrobe which comes with either a sliding door or casement door (pull open push shut kind) then there's the pole system, when shelves and drawers are held up by poles instead of wooden planks the suppliers for pole systems include alumix, ximula, ikea and many others hope it helps a little
