it's not the age of the tiles but the workmanship / condition that is important badly laid tiles might cause the overlaid tiles to be uneven or worse, require more cement which will affect the structural integrity badly prepped tiles will pop after tens of years e.g. certain ceramic tiles need to be soaked overnight before laying. if not soaked, it'd become too dry overtime and the cement won't be able to hold it down my previous flat's ceramic tiles popped after 20 years and believe me, it's not something anyone wants to go through what will splinters flying all around :bangwall:

spam chop looking forward to your before pix i used to live in a 3-rm flat too and i used to dream about how i would like the flat to be if i'm staying alone
-
hmm looking at your quotation i find the price pretty reasonable leh as for the overlay part, the original tile condition is very important patrick might have advised you to hack and relay because he feel that the condition is not too good it'll be much worse if you overlay and the original tile popped five years down the road also, haulage is more expensive because yours is not a new flat for new flat, there's an appointed contractor by HDB/TC so it's a flat rate for old flat, the contractor got to engage all the necessary container/truck/worker etc thus the higher cost

tv licence is the same for all housing type as for property tax, it's based on the AV IRAS will send you the amt to pay near the end of the year or when you take over ownership
-
spam chop beautiful layout you've got there an overhaul will definitely make it into your dream home to work within your budget, you might want to consider 'needs' first things like flooring, kitchen cabinet etc for 'wants' like build in carpentry, those can be added with less hassle at a later date

you might want to consider working out a payment plan with your contractor check with your bank if it's possible for the money to be paid to you instead pay him for work that's done, so that even if he run away you are still safe

spam chop you might want to consider not limiting the feature wall space for tv to 42" just in case you want to upgrade to a bigger tv next time based on your list of to-dos think $20k should suffice
