your hub staying jln kukoh or chin swee area? think the 'flats' on top of the hill is going at $900 for a 2 bedroom unit the rent should be around there too think the selling price should be $100k+ instead right? maybe they want to consider selling coz can take the money and put inside bank if rent got to ensure nothing illegal going on and all that, quite troublesome this current occupant is you and family right? find that IDs are usually more costly than contractors coz they factor the design fees into the quote (although it's stated as FOC ) for exactly the same items maybe you want to post your floor plan for us to first then we can suggest based on that

how much deposit have you paid? if you dun mind forgoing the deposit, the contractor can't do anything to you coz he himself had breached the contract first i.e. the contract states that he IS a licenced contractor. so now that he's not, the contract should be null and void. however, getting back your deposit would mean going to small claims and go through all the hassle 1. a hdb licence is required for renovation of hdb flats. legally they can do renovation works as long as they are registered as a company. for hdb flat owners, it is their duty to look for a licenced contractor. so if anything happened, it's the owners' fault not the contractor's. 2. technically speaking, the answer is NO. but it's a rather common industrial practice and i believe HDB is aware but not doing anything. end of the day, if you dun feel comfortable just tell the contractor so if he ask for 30% tell him that he breached the contract first. you had signed based on the fact that he IS a hdb licenced contractor. if he insist that he can borrow the licence, tell him you'd rather give the business to the licence-holder

hahaha, got lah me loh everything i order also collect 6mths later my sofa, dining table, air-con, wardrobe, bookcase etc all ordered around feb or mar but maybe you order around nov or dec then collect end jan or early feb should be okay right? just pretend to be busy everytime they call you to go down and collect

actually $100 plus is rather reasonable if you take those 'fixed' charges into consideration each WC is $3, then rubbish disposal is around $9 - $12 add GST to that and $20 is quite fixed liao water usage also part of your bill leh so your electricity should be around $50? considering you've got fridge, air-con etc quite low liao leh fridge consumes almost the same amt as air-con, and those air-port / electrical kettles are also guzzlers

paiseh i only know the run-down kopitiam one it's the kopitiam with chai tow kuay right? where is the other wanton noodles? my windows are 118cm but not sure what it'll be after the grilles are added so most prob i'll go for 50" for each rod, will that be enough? maybe you should go and order first then collect when nearer to CNY coz if you order close to CNY, sure more expensive and need to wait for quite sometime maybe order around dec then tell them you'll pick it up a month later

hi, not very sure about market rate but this is what my contractor is charging me find that the bed head, bed side compartment etc can be easily bought off the shelf. my contractor's advice is unless i have unusual request, if not better to just buy outside. as i only require the bed head to be at least 30cm and bed stead of a certain height, buy outside only $599. for carpentry, will be easier to comment if we know what material. e.g. bedside table with drawer, go ikea buy only less than $100, even go wihardja buy solid teak also less than $200 this is purely my personal opinion based on the quotes i received. hope it helps

i bought a system 3 from best tech and they gave me 'free upgrade' to k-flex class 0 but that day they came down to do installation of trunking i noticed that the insulation is k-flex but class 1 we called the showroom and the guy insisted that they dun bring in class 1, so if it's k-flex definitely it's class 0 is that true? if it's not, how much does it usually cost to upgradge from class 1 to class 0? coz i want to deduct the amount from the final payment since they did not deliver what was promised :P any kind souls out there please help me
