Have started reno & finally have the time to start the blog rolling... Reno works started officially on 6th Jul. If all goes well, we will have the hse ready by 4th Aug. List of stuff that we will be doing.: - Kitchen Cabinets - Master bedroom wardrobes - simple feature wall in dining area - shoe cabinets - vanity top & glass door in master room toilet. - shower screen in 2 toilets - window grilles - false ceilings in master room & living room - tiles at foyer - laminated flooring for rest of the hse - paints total damage - $26K. At the moment, the carpentary is outstanding + the 2 toilets & the simple feature wall. The rest all done liao. Some pics of the ongoing works.... (sorry for the crappy pics since we took the pics with our mobile.) My daughter's room lights & paint. Paint color is actually Lilac... a very soft purple...but somehow the pic turned the color more pinkish. SIL's room lights. She didn't like it but no choice cos I want the 2 room lights to be the same. The one that she chose earlier only had 1 last pc. thats true. Holding payment is the best way to push them. Tell them if they dun finish on time, then they dun get any money. -
Withdrawal Of Ownership From Flat

The other way I can think of is that you do a valuation of the flat which may be less than the purchased price. Eg. bought the hse at 150K. valuation is at 120K. Outstanding loan is 100K. "Sold" the hse at 120K. (which may be a transfer of name to yr gf parents) Technically - the parents will have to pay at least 10% as downpayment for the flat. - you may hv to find cash for this. Amt sold is 120K. Outstanding loan is 100K. which means you only get 20K back. Since she has already paid 50K for the flat, the amt that goes bk to her CPF is only 20K. She will not get back the total 50K in which she paid for the hse. System is such that the selling price will minus off the outstanding Housing loan. Any excess from there will go bk to your CPF account. In cases where you are **** lucky & managed to sell the hse above than what you have already paid for... then you may be able to get back some cash. This is the only way I can think of that you can pay less cash back to yr gf's CPF account. -
I told my old man abt the theft cos we had wanted to keep Bamboo outside our flat. My old man said he'll go & buy those super duper big & heavy pots when we move in. Then plant our bamboo. If the thief wanna steal the plants, also must make sure he sprain his back doing it! the price to pay for stealing our stuff!

headache leh... the reno started last Fri. today all the false ceiling will be finished. I did tell the ID tt he can try to finish at least 80% of the works. The rest, he can still come in & do after we "officially" move in... I trust him lah... cos my ofc reno done by him one... he's quite on & workmanship so far so good.

Boh pien leh.... gotta move in b4 the lunar 7th month. I'll be doing a walk in wardrobe in the master bedroom, kitchen cabinets, vanity top & cabinets in toilet, simple feature wall in dining area, shoe cabinet, laminated flooring, tiles at the shoe cabinet area, small platform + painting & electrical works.... Too much?? !!

I'm pushing my ID to finish my reno is 1 month.... he said he'll try his best but cant promise. Anyways, just wanna have an idea how long it will ususally take to finish renovation. Thanks for Sharing!!!

Anyone of you folks staying ard Redhill block 70+ here? Have you all been experiencing petty theft cases on items that are left outside your house? Reason I asked was cos we went & "pai pai" last week & left our incense burner (those red color tin with wheels) kind outside our flat... then a few days later when we went back to pick up the "pai pai" stuff, the burner was stolen liao. !! Was told later by a friend that the area there got a lot of petty theft cases. So better dun leave things outside the hse unless dun want.

*Caution* when choosing housing agents

As far as I know (just sold off my current flat): Agent's commission for selling off yr flat shld be 2% (max), but you can negotiate it down. Some agents offered at 1% even. For buying a flat, the commission shld be 1% only (max). The commission shld be based on the selling or buying price. Not how much the flat is sold above the valution price unless there is a written and/or mutual agreement with all parties concerned. -

Thanks Raincole for your advise! As luck wld hv it, a buyer just placed a deposit for our flat y'day! Woohoo! She'll apply for her bank loan soon. I'll wait abt 1 week or so then pester HDB to arrange for 2nd appt.... Finally!!! -
our budget is only 20K. Theme - aiming for urban resort. dh had an idea tt he tot may help to save costs that is for the kitchen & living area, he planned to hv cement with tiles as a focus... dunno how to explain. but basically the whole floor wld be cemented. then with some tiles in shapes as focus.... capentary wise - all 3 bedrooms wld need some. esp the mst bedrm. Kitchen also cant avoid... for the living area. maybe wont do so extravagrant to help save some cost, I guess.
