I found out in my recent Japan trip that Fancl products esp the Tense up EX, are a lot cheaper in Japan. 3 boxes only cost me around $88 instead of the usual $210. I even bought the pills to try out. They even gave me a member card that gives me 5% rebate which I can use on the next purchase even tho they know I am just a tourist. But I only to lug 5 boxes back, drank one box while i was there. On hind sight, I should have brought along a bigger suitcase.

The previous owners did a L shaped study table from the window till opp the toilet, followed by the 6-door wardrobe on the same stretch of wall. So the bed can only be placed next to the MBR toilet wall area. My friend's flat has the same layout in Pasir Ris so she hacked 2 rooms into one and her bed is placed in the other room. I would have done the same if my unit is not 100% well renovated.

I have checked out barang barang but the teak quality seems very different, maybe that explains the difference in price tag. I bought the iman coffee table & side table. Basically I am looking for matt dark stained teak with lattice for my dining table. Any suggestion on where else I can find it?

The flat is 9 years old but the sellers bought it 1.5 years ago, fully paid up. They earned less than 10k in rental income but had to pay $50K fine. I didnt realise they had subletted the flat out illegally or I wouldnt have exercised the OTP. They could have gotten the tenants to move out before they got found out but they were just greedy for a few mths more of rental income. Your friend has to live in fear of people knowing that he subletted the flat out illegally, and that HDB may find out about it. I would rather opt for peaceful sleep at night.

I agree. If illegal immigrants are found staying in the flat, you will get a jail term + flat confiscated.

HDB voided my resale transaction 2 weeks before the 1st appt date as the sellers were caught subletting the whole unit out without HDB's approval. They claimed that they thought it was legal to do so since they went thru an agent to get the tenants and they locked up one bedroom. It is still an infringement of the Housing & Development Act. I heard they were fined $50K for the offence. Generally HDB will not grant you approval to sublet the whole unit out if you do not have a valid reason e.g. overseas posting etc as HDB flats are public housing meant for owner occupation and not for you to generate rental income while u stay elsewhere in the country. Also, the property tax rate differs too. I dont think it's worth taking the risk just for the rental income. Besides the hefty fine, you may lose the flat in the worst case scenario.

You should get a quote elsewhere for the same 20ft tiles top to determine if you are overcharged.

The bed can only be in one position in the master bedroom cos the bathroom wall (stupid layout of older simei flats), stove is not opp to sink or washing machine or fridge...the previous owner makes sure of that. Hi, I just bought a place which is 100% newly renovated. Just need to change locks, buy furniture, and I can move in. I am wondering if I need to engage a Fengshui master to look at the place. A lot of fixtures are already built in so I cant change them (not even the position of the bed). I am worried if I will invite problems for myself if the FM advises to hack/repaint, defeats the purpose of buying a fully done up unit in the 1st place. What will you do in my shoes? Also, if no renovation is required (just need to change locks, shower screen), what are the auspicous dates which I need to pick besides 1. Open Door & 2. Move In? Appreciate your advice.
