Hi, Does ICI and Nippon paint comes in quantity lesser than 1 litre can? I am thinking of spicing up my walls with murals and 1 litre can is way too much for me. Thanks.

I got the Nextime pluggin wall clock from Molecule 3 years ago and it is still running well. Simple mechanism but the design is nice.

Just got my aircon installed. Hong Tar's installation works are pretty good IMO. They dismantled all the old trunking and patched up the holes nicely. The 2 guys spent 11 hours on my installation. All the inverter quotations come with the 0.5" insulation so keep that in mind when you are comparing quotes.

Just called Best Tech and their customer service, said that I would have to settle the sale before they can send someone down to do the site survey. If they can't perform the installation as promised, then they will do a refund. The guy actually hang up on me...duh

Install a home security system and install magnetic contacts on your windows facing the corridor if you worry abt security. My aluminium windows grills come with key locks. My gate is grey wrought iron tho so the colour matches.

Resale 1st Appointment Question

You dont have to pay any cash on the 1st appointment. After yor 1st appointment, drop by at the lawyer appointed by the bank, they will let you know when they need your cheque for the 5% + $20K above value (normally couple weeks b4 2nd appointment date). Also, they will need you to give them a cheque for the stamp duties, they will reimburse the stamp duties after they have gotten the funds released from CPF which will take 3-4 weeks but the stamp duties need to pay up within 14 days. Hence you need to pay the stamp duties in cash 1st. You can ask the lawyer to attend the 2nd appointment on your behalf and collect the keys from them. You will need to pay them for the outstanding pty tax, town council conservancy charges which they paid HDB on your behalf as well. That is all I remember. Hope it helps. -

If you are taking a bank loan and would like to speed up the 2nd appointment date, best check with your lawyers how soon can they finish all the paperwork after the 1st appointment date. My lawyers took 5 weeks cos they said CPF generally takes 3-4 weeks to release the funds. However, the 2nd appointment date has to be mutually agreed by the Sellers too. I was lucky that my Sellers agreed since their new place only require minor touch ups so we told the HDB officer during the 1st appointment. Your lawyers will advise you the amount they need from you for the deposit and stamp duties. Pass them the cheque and they will settle the transaction accordingly. They will refund you the stamp duties once CPF releases the funds. You need not attend the 2nd appointment in person, you could ask the lawyer to attend on your behalf. They will collect the keys, pay the conservancy charges and property tax on your behalf. You can collect the keys from them on the same day.

How Can Singles Afford?

Always do your sums and get something within your budget. Esp for singles, do factor in if you can still afford to service the mortgage in the event you lose your job. That's what I did. Instead of paying $100k-$150K more for a flat in the central areas, you could settle for one in the suburbs and renovate it nicely. If the unit is near to the MRT station, it may just be a 30 mins ride to town. Also, a small loan = lesser interest. -
How late is your order? I actually wanted to change the color of the sofa 2 weeks after I ordered but they said too late cos raw materials already ordered so I had to stick back to the original order.

I bought my sofa from them. No delay on the delivery date, they even wanted to deliver one mth earlier as the shipment was early.

If housework chores is always the point of contention, considering outsourcing it and engaging someone to do it. I used to quarrel with the men (my dad and my bro) at home after my mom passed away. I had to work long hours on week days and spent 7 hours doing the housework on Saturdays. The men in my family do not lift a finger to help at all and still complained that I did not scrub their shirt collars clean etc. Hence the new house rule came into effect, each of us is responsible for our own laundry, from washing, hanging and ironing. I outsourced the housework to a weekly cleaner after my bro moved out and have not look back since.

Should I Be Honest Tell The Agent That Im Not Paying?

There are all kinds of agents out there. My 1st agent was my cousin who bochup me after the deal turned sour. HDB rejected the resale application as they caught the sellers subletting their flat out illegally. My agent was reluctant to follow up on claiming my damages from the sellers as I have to incur penalty on my bank loan. The sellers' agent behaved in an unprofessional manner too now that his commission went down the drain. So I moved on to another agent who found me a suitable unit cos he knows his friends have a unit that meets my requirements. He managed to get me a viewing b4 they mkt the unit and we sealed the deal without the unit being released to the open mkt. He helped me to negotiate for a lower price (his friends did not appoint him as agent as they were confident of their flat). I am happy to pay him the 1% commission in that he found me an unit thru his network and followed thru with all the paperwork, appointments and final inspection. Not all Sellers want to deal direct with the potential buyers, if you dont want to pay the 1% commission, you may end up losing the flat of your choice. Is it worth it? It's your call
