I see... Paiseh paiseh my unit can't use ceiling fan so didn't tot of that... My electrician said that my unit width is too narrow to generate sufficient air flow and ceiling is too low... It's only a piece of A4 paper length to ceiling after I raise my hand...

Bro, I'm wondering how come you opt for ceiling lights with exposed casing when u have false ceiling installed? My place I install cove light n down lights only for false ceiling area...

exactly! they havent sort out what to be accepted as the replacement... so either home-owners delay their reno projects or accept the drop... mine was rejected 1 month after submission, and after numerous follow up... i decided not to delay my project... you can call and chat with the technical officer... -

no approval given... even HDB officer's suggestion wooden platform with tiles also kena rejected... so design/layout changed... -
To be fair, if you review the quotes in detail, the summation of premplas' labour cost and tile cost is actually lower than some IDs...that's juz a presentation format difference. i'm using them, so far so good, no hidden charges no extra cost... price is steeper but we managed to negotiate a reasonable package with some discounts and upgrades... to me the single most important factor in engaging an ID is trust and hassle free process... chat with or interview them to understand the person and the company, appoint the one that can 'click' and with strong financial backing...

island top is not really advisable for the layout... if you visualise at site, you will feel that there is not enough space to move around... i'm thinking something like this, a bar counter style dining (150cm x 90cm) at the 2nd level of the drop... with high stools or chairs, can accomodates 5... It serves as a divider between living and kitchen too... need to consider aircon BTU as the living+dinind+kitchen is huge as there is no divider/glass panel...
