  1. I find the extended warranty kind of not really cover every aspect of the aircon repair/service /replace.Transport and labour is not included..anyway at least it cover 70% of the cost.

In any type of case lawyer is always the 1 laughing to the bank....anyway as i said if either buyer or seller decide to backout during covid19 pandemic,he/she done it as a last resort due to financial issue. That already imply he/she has no money to continue with the deal. And the recent covid19 act increase the amount to declare bankrupt to $60k.Further an individual cant claim against other HDB property.So like u said the winner is the lawyer.so what i ak trying to find out whether there is protection or process before need to engage lawyer and knowing the outcome may not favourable.Dont get me wrong,in normal time by all means sue the buyer/seller for backout.What i ak referring is NOW during this pandemic.
  3. engage or not to engage is a separate matter...what i am trying to highlight is there protection for owner who cancel the transaction due to covid19. as i said it is a last resort esp to those who lost their jobs. again if the person lost the income i guess engaging a lawyer is out of the qns.
  4. Hi everyone...wish all in the pink of health and in good spirit despite CB and Covid19. I had sold my unit in Feb 2020 and my completion date was supposed to be last month (Apr). however the unit i bought the transaction fell into CB period. as such HDB defer all resale applications. Due to this me and my agent wrote/spoke/met the officer in charge of my selling to defer the completion after the buyer agree to it. As this was unprecedented situation it was granted till i receive news of the completion date of my new unit which i expect between July to Sep. I must say the process and experience of selling my unit was pleasant and friendly, i must say a big thank you to the buyer for their understanding of the whole issue of this pandemic and CB.Luckily they only buy so not much a challenge.Anyway we got it black and white (as requested by HDB) for the agreement by both parties to defer the completion of my current unit so can say it is safe for now. Now as we come to term of this covid19 pandemic, my questions is how do house owner is protected if they cancel the sale of hdb unit? people such as me during the time we buy and sell the effect of the covid19 pandemic then (Jan to Mar) was still unknown and many country thought they were spare. But as days turn to weeks and weeks turn months we saw a global effect of this pandemic.many lost job, pay cut, and even those with job the future is uncertain. while there was an act pass by parliament to protect commercial from being sue for damages due to covid19 pandemic, there isnt anything mention about personal or private contract or matter of fact property contract (HDB/private). There could be some who couldnt proceed with the transaction due to lost job or lost of income. So how do such people been protected by law? I believe cancelling of hdb transaction is a last resort. however we must be prepared for any eventuality. also it can put an ease to those potential who may resort to it.as we know there are large sum of money involve for the process (agent fee, reno, bank loan, insurance) of selling and buying property. I hope you guys can share your thoughts or how do you guys overcome this if you potentially one of them who cancel the sale.

  8. manage to buy a display set of pole system at 8ft for slightly less than $400.however no doors,only the pole system with 3 top shelving,5 clothes hanging rod and 4 drawers with soft closer.but the items were bought in JB.they are competitor to besglas,excel hardware,etc.
  9. oh ya did i mentioned i even bought my tiles for kitchen cabinet base and toilet kerb in jb too at sgd$0.90 each.told my contractor will b gettin my own tile.i bought about 50pcs for both toilet n kitchen.y i bought in jb becoz hdb bto used msia tile.contractor want to charge me at sgd so i as well go jb n choose wat tile i like.wat u nid to noe is the dimension of the tile.
  10. definitely it will b good to haf delivery service.but it is best to rent a car n do ur shopin in jb coz ther r a few places to shop.u can refer to classified ad for renting. i bought many of my stuffs in jb. 1)kdk fans,led track light,2x5m led strip with driver,philips 7w led e27 bulb,4 channel wireless light remote-yes electrical 2)elmark fan with led light-best lighting 3)designer lights and fluoroscent-tampoi lighting/best lighting 4)philips designer light-tampoi lighting(they haf a shop only sells philips light) Only sink,kitchen spray tap and led downlight i bought in sg.reasons becoz the sink i want so far in jb dun haf,kitchen sink tap price wise for the same quality almost similar,led downlight sg offer warranty so any problem within hours i can get it replace immediately(nowadays causeway every hour jam).not that jb stuffs dun offer warranty except tat for those heavy user i prefer sg as can get service help at the soonest.anyway the stuff i bought in sg oso not that hi end or expensive (led downlight sgd$34,rubine sink can get sgd$200,arino spray tap at sgd$145 both at U-home). ok but pls do ur homework.some u can buy in jb coz quality same.but some cheaper however quality is poor.for eg led light,spoke to one of my associate in kl who is dealing with lights wholesale stated tat sg led lights quality better with either same price or slightly more.even those honest shop in jb will tell u not to buy those cheap led light due to quality issue.but if u r lucky they got promotion like i got for my philips lightings at 40% off,u better rent a lorry coz it is **** cheap as i said do ur homework and if u believe the items r worth buying in jb by all means go ahead.shop wisely not blindly-then u see the saving.

  12. hi every1...after the last update in 2010 on ah soon not much heard abt his latest identity.any1 read this post and noes of ah soon latest identity such as name,features etc,it will be much welcome for new home owner like myself and many others to avoid him.nowadays there are many contractors who we only identified their nickname and asking one nric is gonna be a challenge.thank you
