  2. Hi all , Decided to startup my t-blog now. Have been in Renotalk since hatching the plan to move house. Appreciate all ideas and advice given from all bros and sis. First of all. My final floorplan.
  3. I ordered one bedroom light from TaoBao and it will be arriving this weekend. thought of ordering LED lights too but will wait and see how is the bedroom light first
  4. me sister lah..lol That is why I dont do the risky way. I sold off my 5-rm flat and got a 3-rm flat instead. Even if there's no correction there is a place for me and my family to stay instead of paying rentals and if the correction does come can buy one more pte and rent it out and collect rentals isnt that better? Also if you do take a deeper look at the current situation do you realise that all the pte that are selling well are either small units located around CCR or those projects that are selling well are those priced below $900psf? That means the mass market can prob afford up to this amount. I myself went to view Eight Riversuites located at Bendemeer during the launch. The unit that I asked was priced at starting from $1.2m for a 936sqft unit. Last mth they did a promo selling this unit at 988k upwards with the same size. Imagine thats a whopping 20-25% discount within a matter of 2-3mths? I sincerely believe ppty prices will correct as how many ppl can afford > $1mil housing in SG judging by the way our salary rises?
  5. Wah sounds gd as a cosy corner My flat is at Geylang Bahru. Its beside Kallang river there. But ours not considered big for 3-rm yet I think I remember reading somewhere I think got those around 88-90sqm 3-rm flats!
  6. for mine is because I wanna do 7ft top and 7ft bottom hence price tag of $1.5k. I compared to IKEA same thing I do 7ft top and 7ft bottom I prob need to pay only $800 hence decided on IKEA tv console. I targetting for it to last me at least 5 yrs gd enuff... Actually retro you can get contractor to do retro kind for you?
  7. Actually I think if you have $50k best not to take loan or anything. Try to budget yourself to 25k reno and save the 25k for rainy days. cos if yours is a new flat $25k should be more than enough for basic reno. If its me I probably at max spend 20k including furnishings and save the other 30k up Best to be prudent .
  8. hi radha08 , For my case its a bit similar to what you are enquiring. My current flat's HDB completion 2nd appt will be end Dec. But the flat I am purchasing will be doing 2nd appt at HDB in mid Nov. Only thing is I am taking bank loan and you have to show that your current flat's option is exercised during your first appointment at HDB then you can take 80% bank loan. If you have enough CPF for the 15% downpayment for your purchased flat then you wont need a bridging loan. Otherwise you will need a bridging loan. But do remember to make sure you have enough cash for the COV + 5% cash (required by bank loan) otherwise you can only use Contra method to buy your HDB flat.

  12. I think 30k should be enuff unless you do a lot of built-in carpentry stuffs cos all these are killer items. Like a tv console can easily cost like $1k+ for top+bottom. Coffee table I got a tip. Cos I getting the Lack coffee table from IKEa. Only $39! Looks decent and even if lasts only few yrs ok lah cos its cheap! TV console can consider the IKEA's Besta series not bad and can configure based on what you like . I will be getting that also for tv console cos I asked contractor for the built-in one costs $1.5k for 7ft top and 7ft bottom. If I get from IKEA its like $800 niah even though quality not as good but I guess as long as can last 5 or more yrs gd enuff bah. And yes if you count in furnishings + aircon easily another $10k out the window By the way if you thinking of getting Electric hob then must think twice unless you rarely cook cos it consumes a lot of electricity as compared to gas cookers

  14. Hi oomph , You quite lucky got a good condition one. Can divulge which location it is? Cos I seldom see 3-rm flat with 82sqm floor area liowz. Scarly your one in same location as mine! Keke. But timber flooring for both bedrooms at $1.3k only? Thats cheap cos timber is more expensive than laminates! Your contractor very good woh can intro? Mine laminated for 2 bedrooms is $1.1k liowz. keke As for hacking and modifying 2 bedroom to 3 bedroom how he manage to do it? One bedroom no window? For mine boh pianz quite original condition so no choice have to reno and COV still 27k woh but my current flat quite heng lah sold at 68k cov..keke
  15. I got the revised quotation from contractor liow...seems quite reasonably priced and after speaking to him he's quite frenly bah . I asked him can view workmanship anot he even got a hse doing up kitchen in 11th Sep just 2 blks away from my current flat. And he doing whole hse reno in 23rd Sep also seems like his biz not bad...keke His hacking quite reasonable. After asking I wont be hacking bedrooms as he explained that since ours is broken marble usually wont have popping problems unless if its ceramic then he will suggest hacking instead of overlaying. So bedrooms we will be doing overlaying instead. So hacking of living + storeroom + whole kitchen + hack 1 kitchen wall include haulage everything is $2.2k (one ID firm I went to quoted me abt $3.2k!). And surprisingly the revised quotation I got including electricals managed to be $20.5k! But I will not be doing L-Box to save costs. As for storage, instead I will be pushing back kitchen wall by 1metre and then do up a small room 2.8m x 1.6m taking up space from kitchen and part of living area for my storage room. Actual storeroom will be used to store household barang barang instead.

  17. Hi natural9 , I think if you not going for very designer decor look can go for contractor cos for my case I going for basic stuffs only hence I think going to ID like quite costly cos its like paying them to do the design?
  18. I think for fixtures kind u dnt do too retro style but instead use movables to highlight the retro theme. In this way nxt time if wanna sell shld be ok one Me no specific theme woh. Warm and cosy style considered theme? Keke. Today met up with contractor waiting fot final quotation see gd anot.

  22. Yuppies cos this 3-rm flat is 82sqm in size. The kitchen is almost as big as my current 5-I model kitchen. The MBR is so small in comparison partly cos i having a king sized bed For urs maybe u can consider a dresser built into The builtin wardrobe?
  23. Its correct cos that bedroom length is 6.4metres. Super huge common bedroom.
