thanks for the advice For electricals we already calculated all the points and the price is based on the points we need. But the $2.5k electrical quote is ID one contractor one havent talked about in detail. But I think should be a little bit cheaper. Yeah I agree on hacking part too. I may hack for both bedrooms if quotes are reasonable.

PM-ed u Hopefully this contractor can get me everything done within 20k including electricals! So far first draft of quotation seems able to be within my budget.

Hi Speed45, I got reply from another contractor for quotes. Surprisingly the total costs is cheaper by about 25% compared to ID! Will be going for a detailed discussion soon and probably ask to see any current house being renovated by him. For Electricals yes my ID quoted me it will be $2.5k for rewiring whole house. May or may not be redoing the kitchen entrance. Was thinking of hacking and making the kitchen smaller cos its a little big for maintenance thats y thought of pushing the wall back by 1metre. The ID firm's hacking also "kill ppl set fire". Only hacking of living room, kitchen one quoted me $3.2k another quoted me $2.5k. I never even hack bedroom and both toilets woh

Hi natural9 So far from the quotations I have gotten if you wanna go for a revamp of the whole flat including flooring, kitchen, rewiring then prob must be prepared to fork out at least 25k. But if you are also going to do both the toilets add another 5k so that will be 30k. All these not including getting stuffs like accessories, lighting, aircon, furnishings yet For living I think homogeneous is good then laminated for bedrooms will have a cosy feel. I might be aborting the idea of hacking kitchen wall and redoing living n bedroom floorings so that I can keep within my 20k budget *sigh* Money is so small now. How come our salary rise does not match the inflation and housing rise?

Ya check HIP with branch office My current flat just finished HIP recently. Attached are the toilet pictures. To me its ok lah cos I dont find it worthwhile to splash $5-$6k on redoing a toilet and if want nicer toilets may even need $10k to do up including accessories i rather save the $ for my nxt house...Lol For HIP they let you have 2 choices of tiles and 2 choices of toilet bowl/wash basin one. But of cos the labour doesnt look as neat as when I did my toilets with contractor last time. Show you the pix below. But cant seem to rotate on this renotalk forum? On my photobucket I already put it vertical...lazy to figure out.

wow saw some pics. So u hacked all flooring? Actually I am at a loss also. Cos the flat I bought going to undergo HIP (Home Improvement Program) nxt yr but I don't know exact date yet. When they do this you can just pay $600+ and they will do up both toilets for you, change the main door and main door grilles too. Its like very cheap to do it but have to bear with the discomfort for 10-12 days!

Still need to budget for aircon, hob, hood, sofa, tv consoles, shelving, lightings, accessories. Hi all, Anybody knows when will ID o contractors raise their renovating costs closer to CNY? Next yr CNY is Feb. was told any renovation starting after 1st Dec costs will be higher. Is it true? Cos I thought since CNY is Feb then renovation beginning arnd 1st Jan then will be more exp? Appreciate all advice. Thanks

Yesterday went to the ID firm already. Things I prob doing change to : - hack common toilet floor n convert to sitting toilet - hack kitchen floor and do new one - hack kitchen cabinet n construct new 20ft kitchen cabinet with solid surface top (if budget allow may do granite top. He say granite $150psf, I quartz $180psf exp both.) - hack kitchen wall n build another kitchen wall to make kitchen smaller. - repolish bedrooms, living, storeroom broken marble flooring. - Lbox for living room and simple cornice for bedrooms. - rewire whole house - plastering for whole house - built in wardrobe 6ft for master bedroom - replace common toilet door - painting n chemical wash for whole house n haulage included - supply labour to install lighting, toilet, kitchen accessories - replace 3 panels for living room window From what I can remember this is abt all. He said possible within budget of 15-20k. Will wait for his detailed quotes. Thinking of going Defong and Summit Design also cos heard that they quite gd. Then prob will decide between these 3.

I went Everlink interior design. Did my last 2 flats with them before still ok. Even the hdb valuation officer said their skills gd cos kitchen n toilet tiling well done. Yesterday went to them for more detailed discussion first and wait for them to send me quote. The ID said for my case take package not worth so he ask us to let him know what items we want done instead.

But when I went back to get brochure from my ID that did my hse 6 yrs ago wash the default package is $27.8k for 3-rm flat!! 😨 Can't believe my eyes. But I dont know they got give wrong brochure or not because the details inside state stuffs for 3 bedrooms in the hse. 3-rm flat only got 2 bedrooms mah 😄

Wiring is a must cos seems like hse never required before and it's a 33 yrs old flat �� Now Reno prices really went up so much ah? 6 yrs ago did my 5-rm 120sqm resale flat Reno for only 23k. I hacked all toilets, kitchen hack n redo 20sqft topbottom including wall n floor tiles. Rewiring for whole hse, did full height windows for balcony, built in wardrobe for MBA, window grilles for whole hse, plastering,, add skirting for existing flooring, repolish marble flooring. That's why was thinking now 3-rm flat 82sqm budget 15-20k should be more than enuff liow some more not redoing toilets. Hai zzz, inflation
