Hi gryffindor, For philips downlights, the driver are all in-built together with the LED. After 10 years, the cost of the LED might already gone down and new light technology might replace LED. So using current price to say it is expensive to replace in 10 years time is too extreme. The current issue shall be willing to spend high up-front cost in installing LED over the rest e.g CFL.

For new BTO flat, only the toilet tiles cannot be hacked for next 3 years (from your block completion date). The kitchen tiles is not affected by the 3 years restriction but if you hack away the tiles, you still need to apply waterproofing membrane only around the sanitary stacks. You can contact the HDB technical officer-in-charge of your estate to find out more details.

U can't compare as livolo one can use wireless key to control the light. However, the price is cheaper than "Neo" switch for 3 gang 1 way. I have order one (one gang switch) to try out and the result is good.
