First of all, I don't know if it's minimalist now (can change the post name? ha ha) Because during the process and as reno progress, change here change there, forego this and that add new things etc... aiyo... I exceed my initial budget by nearly 20%, engaged a reno contracter not ID, if get ID I surely cannot afford... after this reno I gonna eat bread liao... But judging from what I seen, it's worth it. Can or cannot be called minimalist, I now also don't know, maybe you guys and gals can tell me later... ha ha

  5. Aiyo, don't know why choosing a sink also headache for me. top-mount or under-mount? stainless or granite? What I know is I want a small to medium size sink and I don't cook, because I don't know how to. ha ha... so it won't be so heavily being used. Kitchen cabinet gonna be white with white solid surface top. Kitchen floor is black, wall cement smoothed. I initially want a granite sink, either black or white... to be under-mounted... BUT I become unsure when I go around asking for opinions... ( I always ask in the end, I get more confused) Some ppl say granite type now out of trend, granite heavy difficult to under-mount may not be good finishing... this and that... etc I wanted a granite one because I've been seeing, using those grey strainless sinks for decades, I want a new change. Which type / colour is more aesthetic/suitable for kitchen in my case, the pros and cons? Hope all experienced bros and sis here can help, greatly appreciated, thanks.

Hi bros and sis, Due to work, I don't have much leisure time to do the shopping for home lightings, I really want to take time and visit those lightings shops, no rush and no pressure in choosing... but I really can't. I went to a few shops in balestier and geylang such as lighting.com which is quite ok but really don't have the kind of "I see I like very much" type of lights. May have to make another trip there again. But can reno seniors here advise me on other 2-3 places where I can see the many varieties type of lights and REASONABLY priced. It's like if you want get PC stuffs, you go sim lim and funan, for lightings where can I go? Any such big centre or warehouses where I can go? Thanks.

  9. Hi forum bros and sis, Initially, my purpose of this data collection is that I want to know the estimates of stamp duties collected from the resale of flats. In the process of compiling, it’s just too much information for me… The resale market is like a supermarket, with ready cashier counters where buyer and seller meet to make an agreed transaction… It’s like the seller bring the flat there, the buyer take the flat back… resulting having to pay for a very expensive stamp. Old flats which already been built 30-40 years ago, net proceeds has long been realized, are amazingly still the cash cows… and these cash cows are surely growing bigger and fatter with those near 5 years flats and new BTOs… Just look at the amount of stamps! To summarize and put it very simple to understand, since I believe there is no resale of flats at below 180K now, and the increase of the stamp fees, with about every 50 resale transactions, the market value of a flat is being profited from us, don't even need to change a brick. Fantastic right? I ain’t sure if the elite realized the current ground situation that has been slowly created over many years of policies, rules / guideline changes etc… to control the masses have now in-turn cornered these think-tanks. Even if they do, it’s gonna be real hard to maneuver out. Whatever new policies that are going to be introduced are actually not new, but are corrections of the olds being implemented. Need not think too far, about the ability of the Y2K youths to own a flat in the future but the practicality of one owning now. After compiling, I wish I wasn’t so curious.
  10. HIP done. No, I didn't merge the toilets after some practical thinking, 2 is better than 1. If left only 1 toliet, sure won't be convenient when friends come, and also make it almost impossible to rent out room later if needed. During reno, you can anyhow reroute to your liking, BUT you cannot touch the big big main pipes.
  11. You're almost renting the whole flat (except the master room) to your friend and her family for 4 years. They ll treat it like their house... If you are staying there, you have no privacy, and you have to endure their living habits for 4 years, did you consider all these? 1400 for that prime location is a bit below market price... my advice is utlities bills should be charge as used.

  15. No, I have not engage any IDs/contractors yet. This is the HIP works... Hack everything in the bathrooms, change the water pipes etc... Will be getting IDs/contractors after this upgrading works done. The wash basin, WC and bi-fold door provided. I have to get the water heaters ... and also the bathroom accessories for them to fix. And also the bathroom ceiling light.
