  1. Have you talk to any mobile banker about loan yet? Dont get caught last minute when bank refuse to give you a mortgage loan. Just be sure bank can give enough laon so that you done have to top up with cash for the downpayment. Good luck

  3. hmm... blueriverview...probably you did not read all the message before it to make comment. See an agent have only that much of time a day, maybe in the evening a agent at best can only serve 2 buyers to view 3 houses each (total 6 location). Hence, in a week , an agent on average can only serve about 10 buyer plus the sellers. How can an agent keep all buyers to serve, of course he would want to select who to serve. If you have more than you can handle, it is only right that you keep some and kick some, rather then to give a sub-standard service to all. Please dont you treat your boss like 'KING' because the money is in his pocket? Have some self respect for yourself and your profession.....your boss need your skill as much as you need his money. No time to suck thumb, sorry to disappoint you. See it is 12:05am now, i am still working.
  4. I understand what you mean....the problem is there is a maximum amount of client a agent can handle at a time. When the limit is exceeded, then the agent have to chose who to keep and who to kick. Try to keep all, that the service will deteriorate.
  5. Definitely, if i get lousy agent ...i will change it too. I just want to hightlight the problem as to why agent prefer buyer who only engage one agent to help.
  6. An agent have only 24hours a day.....shouldnt he/she chose who to serve so that his/her fanmily get feed. What wrong with giving less priority when serving buyer with multiple agents?? If you have 3 agents all working very hard for you, are you being fair to all of them....eventually only one lucky agent get paid......is this professional dealing of the buyer?

  8. Yes, agent should try their best to get a dream home for the buyer, i can agree with that. If I have 5 buyer who only engage me only and 5 buyers who engage me and 3 other agents. Who do you think i put my best effort on? Of course, the the 5 buyers I know my commission is better guaranteed get my priority. Busy agent will chose who they want to work with. Likely, the agent drop you before you drop them. If i am the boss, i will also be delighted to know my employee willingly do some work without knowing if they get pay or not. In Singapore, can anyone survive on this business model??
  9. Hi, If you engage a buyer agents, did you sign a exclusive contract with the agent? Buyer agent know buyer usually have could have other buyer agents serving them, hence the effort they put in may end up with no commission in the end. If there are 4 agent helping a buyer, the agent have 25% of closing and earning a commission. Say your boss have 4 worker, Will you work for your boss if at the end of the month the boss only give a full income to the one best worker and if none of the 4 workers produce the result that is desire all get nothing(oh, the result not measurable, it is base on the boss liking). Can your boss say, i pay salary ok and i expect all to work hard to earn my money. Well, if you work with only one agent, let him know you are willing to work with him only....i am sure he will work hard to earn a commission. Just from the point of view as agent.
  10. If you are worry about buying at a high price of property and does not wish to committ your saving to it. You may want to first buy a lower end unit and wait for the down cycle to upgrade to a high end unit. eg. a 20% drop in a 2million property now cost $1,600,000 20% drop in a $500,000 property now cost $400,000 Say you brought a $500,000 unit now and 2 years later you sell it at $400,000, and buy the $1,600,000 unit. You would have make a good buy....and at the same time you dont have to pay rent while waiting for the property market to drop. ....assuming your friend bet on falling market in 2 years is true.
  11. That true, Half of the sale proceed come from the HDB(with 1st HDB loan) that you have sold previously. the problem is , many home seller have already use the cash proceed and cant top up CPF with cash.
  12. Seller want to change date, you can dont agree to it. Done! Without your agreement, HDB will not change the completion date.
  13. Hi, The best way to find a good property agent is throught your friends referral, ask them to recommend a good agent to you. I am sure if your friends can across a good agent, they will not hasitate to recommend it to you.
  14. If you buy direct from HDB, there no need for agent fee. Stamp duty is 3% of the purchase price of you sobf. There will be others charge which amount to another 2~3% and all these can be pay through CPF. If this is your 2nd subsidise flat from HDB, then you will need to pay levy. the levy is based on your previous flat size. 3room - $30000, 4rm - $40000, 5rm - $50000, EA/EM- $55000.
