  1. Yea, visited ur blog quite often and thanks for including all the 3roomer blog, I got lots of inspirations from there. Now. I'm just wondering will ID get mad if I don't let them do wardrobe? Closet design told me that most ID don't like them, thus asked me to finish reno then called them to build the wardrobe. Anyway, most reno package don't come with wardrobe package, so I might opt that out. For Prego laminates, you got those from made in Malaysia or Switzerland? What's the price range? I did asked Kronotex about Prego price range and they told me if we get the floorboard from Switzerland ones will be more costly than theirs. My friend was quoted $3.50/psf for those made in Malaysia. Kronotex told me if I want higher grade floorboard I need to engage them directly, most ID will not get their premium range, thus I guess I need to inform my ID to do cement screed for my bedrooms,and do flooring later. At the end of the day, I really wonder do I need an ID?? Even then, contractor not that cheap also, thus I thinking if ID can give me some creative ideas for my kitchen then its more worthwhile to engage them.
  2. Went to Expo today. I think the renovation and furnishing become a norm for Expo, almost every week the same companies. As usual, many Sales 'ID' giving out brochures. Today, we managed to find out more about Closet Design, at least I think their price still quite reasonable for pole system wardrobe, they quoting me $1500 for 5ft, additional at $250/ft, comes with 4 drawers. And, we came across Kronotex, we are wondering if they are related to Krono Original, so after asking then we know they are both different companies. Well, we got quotes from Krono Original for AC4 grade of laminated floorboard ($3.50 - $7.00/psf) but after today after visiting Kronotex, we might consider to fit our bedrooms with their floorboard because the quality seems much better but of course theirs are abit more ex ($5.00 - $9.00/psf) than Krono Original.
  3. It also partly depend on the estate itself, old estate more 3 room, more supply, thus seller will lower down their COV. Tampines is getting more congested n lesser 3 rooms, thus when seller asking also rocket high. I viewed an unit rented to Indian FT, the whole house need total overhaul, not even the windows or doors can use, the seller asking for 35k COV, and it's mid floor not even near interchange.
  4. Lucky for u, ur seller must be earning a lot already that's y they can sell at valuation. How I wish the market can be like 8 yrs ago, I also did not fork out any COV.
  5. Haha, the speculation of COV must all thanks to that one person. As a seller of course I demand high COV, who don't want money right? When I'm selling my 4A flat, 0.33km away from MRT, agent also keep telling me that COV only 35K max and when I saw so many people asking 50K - 80K COV and their location is not as good as mine, I 'die die' also won't reduce my COV but of course realistic. Then, when I'm buying 3A flat, the seller 'die die' also want 40K COV, and the beauty is 3room COV is even higher than 4room flat. In ideal world, COV should not even consider as selling price, the transacted price has indirect telling sellers that you can sell 500K for a 4room flat though the valuation is only 450K. Monkeys see monkey do.
  6. Last time, my seller request to stay for 2 weeks after completion but later they are not able move out so soon because they are doing contra.So, they asked us to rent them (around $600) for another one month, which we accepted because we were not in a hurry.
  7. Went to HDB hub for 1st appointment today, the handover date is 8 weeks from home 28th Sept, soon I will be squeezing with my parents. Since we ended quite early, me n husband decided to go IMM to see see look look, end up bought GROHE shower system for both common bathroom and MBR bathroom. Went around to see one pcs WC and find that their price is not cheap, more than $300 at least, I'm still hoping to get around $280 with basin, guess I need to increase my budget now. As for the Rinnai hood n hobs, I don't find them suitable for me, thus might reconsider other brand. Need to do homework again.
  8. Dinning facing toilet?? How to?? I also struggling about the dining especially I encourage my son has his meal on proper dining place, thus now we have a big dining table in the living room but after we move, we will have a big problem. I'm going to do a island as dining table either in the kitchen or in the living room but its all depend on the dimension whether is it visible.
  9. This year must be a busy year for me. Already have tight schedule to move my own place, now I also need to look for office and bz with budgeting, going to move to new office by end Sept. Everything come together, must manage my time well, else I will be deep trouble. More or less have short lighted the ID, now only waiting for my buying completion. Coming Friday is my selling 1st appointment, after that I will need to start my packing n move back to my parent's place.

  14. Counting down to my selling 1st appointment, after that I will be busy packing and moving back to my mum's place. Now having been actively reading RT forum, and learnt so many things. Still can't decide to choose ID or contractor but seems like both quoting about the same. So far, no ID want to give upfront quote, thus can't project how much it will cost to overhaul the whole place. Hubby has been nagging to cut cost, this don't do that don't do, might well don't reno right.

  17. My 1st reno also done in 2004, but now my 2nd reno I'm not going to use Ho Bee. Patrick is a nice guy but I think his sub-con workmanship can be better or maybe last time due to budget constraint that's y the quality used also not atas. The reason why I chose him is because he quote me a lump sum to hack the wardrobes in all the existing bedrooms when the others quoted me by per foot run.

  19. Hi Lisa, Even if there are over supplies of new flats coming up for the next 5 years, the price will not dropped 50%, if that really happens, everyone will be in deep ****. Just curious, are you looking at pte property or HDB? From your concern, seems like you are looking at pte property, that's y ur friends are betting the property to drop. HDB will not go down significantly for new flats, the most the price will be stablize and for resale will be depending on COV.

  21. I went to Rice at Eng Watt street. They are selling Italian tiles but the price is steep, either $11/psf or $80/sqm. The tiles are good quality and nice but it's out of my budget to spend so much for HDB flat which at the end of the day, the flat still beongs to government.
