  1. Morning Onn. Glass stairway is 4.3k, supply n installation 12mmthk tempered glass with stainless steel handrail. Contractor is the same as the skylight. Not home la. Dunno how to insert pics for the skylight on my iPhone will try to post the pics tonight. Heehee
  2. Hi there. Monk was recommended by my wife's cousin. Inviting God, monk told us to choose and buy the god statue first and bring over to his temple. He will chant for 14days then bring over on our move in date(auspicious date) chant again when in place... Do take note FSM and monk prayers are 2 different thing.
  3. staircase area and the kitchen..... Staircase... with my tetris shelf kitchen...new oven,hood and induction cooker. fridge too huge to come into our home when delivered, they have to dismantle our gate and also the fridge door. Milk station on the right side.... sink area...
  4. morning guys! i guess i don't have anymore pics during the renovation. i will show you what it looks like after the reno... please do give comments or any advise for me to improve. lets starts with the dinner area... dinner table....sorry for the mess. wife chose the lights, comes with 2 mode, blue LED and normal cool white light. my utilities room.....**** messy.

  6. Yeah. About cleaning.... Will always clean when it's raining. Run a hose to the MBR window and use a magic clean type of mop and follow by the glass slide stick. These few days being raining.... So just did cleaning on Sunday. Haha. Servicing of Aircon I guess not a problem. They are strong enough for at least 1 man to stand on it. Of course with the proper safety harness. During the installation, I have 5 worker standing on it.

  10. tiling works...(tiles are from hafary) Didnt take more pictures of the progress as my own work being piling up for that last 2 weeks. well, here it is some of it. staircase on homo tiles. common toilet tiles common toilet tiles MBR toilet tiles (wife likes black so.....) my water heater. 007....
  11. well koxxic, it didnt happen. if i have enough time, i sure play till the end with HDB. their TO are really siao on or they are trying to do less work on their end, with proper documentation and endorsement, nothing is cannot be done. yes suppose to be added with motorised roller blinds.
  12. 2nd attraction.... being checking of the internet, major reno forums like renotalk(before i was a member) 2months before renovation starts. so everywhere was like saying no cannot be done, HDB will not approve blah blah blah. pardon me if someone actually did this to their EM. well, seeing is believing....my balcony skylight hollow core steel member left hollow core steel member right editing my post, just finish my project meeting. well this skylight approval, ding dong at least a few times until HDB TO buay tahan. Mr P mentioned that dont waste time on this, it will never be approved, well at least i try. 1st submission rejected, missing and wrong forms from the PE(10days waiting) 2nd submission rejected, requested for PE calculation and detail shop drawing. file to big to be scan into their database(10 days waiting) 3rd submission, i cant wait liao so i personally send down to the TO hard copy by hand. called him everyday on the outcome. 5days later, approved. Mr P, "congrats to you, you are the first person i know who got this approved."
  13. ok carrying on with the progress....lets start on the main attractions demolition plan I've prepared for my demolition guys and glass contractor/PE after hacking.... after hacking.... got the inspiration from this image. another EM done this before.... comes the full story, i ended up hacking the wall down but re-erect the wall back due to miscommuncation between my hacker(Mr H) and the guy (Mr P) who applied the permit(his job is only applying of permit to HDB) Mr P who applies for the hacking permit requested for the PE endorsement and plans for the wall hacking and provision of 12mm tempered glass panel. so i ask from my glass contractor to provide and pass to Mr P together with others plans 6 days later. Mr P called Mr H directly, the permit is approved. Mr H starts the hacking and completed within 3days. 1 week later, i've met up with him to discuss as another PE endorsed plan was rejected by HDB. Mr P was shocked the 2 walls being hacked down without seeking written approval from HDB. Mr P mentioned that this was already rejected once and HDB requested to add horizontal guardrail across the glass panels. PE says no need as BCA regulation if it is more that a certain height(cant rem) than will need. i said this was not mentioned to me and you told Mr H to proceed. Mr P said no matter what this has to be erected back and wait for approval again. so i told the both of them I'm not gonna pay for this. so they ended up sharing the cost. if its not becos im running out of time, i would have continue playing the waiting game with HDB. so just re-erect back the wall. PS both Mr H and Mr P knows one another thru my carpenter(main con).
  14. yeah i was heng. my agent(a gd friend) told me mai tui liao... he even paid the 1k deposit for me when im still hesitating a another day. bro cleong, yeah. either pay higer COV and less reno or low COV with full revamp. yes, coming right up.... so you confirmed on your ID already? good luck. let me know if you need any help. thanks, gd to be true. In fact after the recent news of the hougang st 21 EM COV at 200k, that abit overreacted.

  16. onn, i will come into detail why it was high.... but this 90k includes TV, furnitures,beds, sofa, dining tables, kitchen appliances, FSM and lastly monk prayers.... monk prayers is my wife's intention. she just wants a piece of mind to this new home.

MamaO & benauhc, indeed low COV for an EM, i was lucky as the the couple are in the mist of divorcing, therefore they need to sell the house. so my agent told since COV is low, we can do a major revamp with our remaining cash on hand, everything will be new. deviansyh, full revamp for my EM, from structural to M&E....total 6weeks. renovation permit was applied thru a frd of my carpenter. this is to start the hacking or noisy works, 4 days. rest was done without any permit. ashley's room Anakin's room, boy still young so it my comp room for the time being new opening for my kitchen which based on the same current floorplan. erecting back the wall for my utility room. wife wants it....
  18. as i am also in the renovation industry(building not home),we did not engage any ID company for this renovation. in fact we spent most of our time reading home reno related magazines, surfing the internet looking for idea which is to our liking. reno cost - 90k, inclusive of electrical appliances like fridge, TV with BR player. new beds. FSM - $500.

PS: not a toilet for a first gen EM.... its for your washing machine or hand washing of clothes. staircase with really vintage handrail.... sealed up kitchen opening with brick by previous owner(where the child pram is) altenative opening to the kitchen. they also remove the utility room.
  20. images before renovation. this kitchen cabinet is made of brick and tiles..... walkway to the living hall... the balcony.... bring back some memories of my grandma place. lookalike balcony. master bedroom....with the vintage wardrobe. comes with free stickers on it. MBR toilet. this condition applies to the common toilet outside on the 2nd floor as well.
  21. Decided to start this T-blog since i got feedback from my friends that i should share this. it all started after my daughter(3yrs old) told me one day.... Pa, i like uncle adrian's house(my best friend staying landed) becos got staircase. we are always at my friend's house gathering with all our other friend's childrens. so another friend of mine was also in the property line told me to no harm finding since my punggol flat just reach 5yrs, it was also a dream of mine to owing one. anyway lets cut this short; viewing of EMs in March,April - Sengkang/bedok/hougang Saw EM in Hougang Ave 7, 2nd floor. no owner but with agent and power of attorney Mr A. house is vacant becos owner use to rent out to indian expat(family of 4). house is very very run down, you will know what i mean when i post the pics Day 1, Mr A ask for 20k COV Day 2, my agent neg for 10k. Day 3, Mr A ask for 15k best price Day 4, my agent told him best for both, 12,888k ai lai mai swar. Day 5 Mr A closed the deal.
