  1. This i totally agree with u, My auntie's semi-d also got a few quotes b4 she actually settled on an ID. She told me that one of the "contractor" actually took them as 'carrot head', quote them a sky high price for the cabinets and the re wiring of the kitchen. Well my ID was also recomended by her, after her semi-d was done up. Happy searching. Cheers
  2. Well, no harm asking for quotation first b4 u get ur flat. Probably if u have a tight budget, u can decide on wat u 'must' do first. Better to have have all the things done up, b4 moving into the house, then to renovate after u had stayed in. It will be very inconvenient.
  3. Wat u had said, i totally agreed with u. Carpentery is about design, workmanship, technology and the material they used, I believed established contractor firm with their experience and excellent workmanships, they should be charging more. No doubt about it. Established ID/ Contractors with their name being mention, ppl will already know. ie. Nobel Design Holding. No asking needed. Anyone that were to walk into established company like Nobel, they will not questioned a single thing about the company. But usually those ppl that come to RT, a lot of them have zero knowledge about renovation. the first things they asked is, "Is this xxx ID firm good, Is my quotation being overcharged." This is something which i had observed. My intension of this post is more for the individual to check if their IDs/ contractors are HDB registered, To know if their IDs/ Contractors are not boasting about their company being in this field for 10-20yr, only to know that the company had just only registered in 2012 with HDB. After reading about the scammed renovation company in the forum, i thought maybe i can help to let ppl know, do some background check with the ID/contractors firms b4 wasting their hard earned $$ into some scammer's pocket.
  4. Bro once ur reno is done, probably u can post a few pics, or comment on this company, at least we can know the is it a good company anot. Got too many negative comment about this company, dunno to trust this company anot. Furthermore, this company is a contracter company, so it is not HDB registered.
  5. From wat i know from my ID, this webby give ppl who wanna employ ID, a bit of security. There are a lot of "contractors" pose ID, charge ID price do contractor works.
  6. You are right, althought approved contractors, but at the end of the day still depends on luck. Approved HDB contractors doesn't mean they are good, just give a security that your money will not be conned, w/o the renovation being completed, i guess. If not can go and complain to HDB.
  7. There are good comment, there are also bad comment. There are also ppl saying that they were conned by this company. So seriously if u ask the ppl here, be wary of who answer your question. Probably you can spend some $$ go to acra to check this company out, coz this company cannot be found as HDB registered company. Cheers. But i must say a very neutral thing i'm not against this company nor am i with this company. Just do a bit more research.
  8. Actually wat i know from my ID fren is that, they dun need to earn those $50-$150 from the haulage fee and spoil their reputation. The main bulk of their earning from customer is from the renovation.
  9. Classified, a big no no. Depends a lot on your luck i can tell u. My auntie went there and look for plumbing services, to fix a leak in the sink, end up the uncle dunno this, dunno that. She got so fed up, chase tat uncle away. still pay him $20 for transport. Haizz...
  10. Actually have u guys try to go to The New Paper, or xin ming newspaper and tell them to report about this thing. Well at least u guys can make the police speed up the process of catching this guy. With media coverage, @ least more ppl will be aware of this n help those guys from being conned.
  11. If i'm not wrong, not all the town councils do haulage removal, Anyway if town council never got tat kind of service, probably a private haulage company coz around there, $800-1k. That wat my ID fren told me. Anyway not all haulage fee guys charge cheap.
  12. Actually wif all the things that you need to do, i would suggest u to get some quotes for ID first, before u engage contractors directly. Becoz sourcing all the contractors need some time, @ least u know wat is the ID price, to renovate ur new house to wat u like and wat u want. Cheers
  13. I see posting like ppl being conned, i also dun feel good. Esp when they wrote about their reno costing like $40k and above. All the hard earn money.
  14. Ask your Building and Service center below your block, they should be able to help. My contractor also got the number from my BSC guys and call the uncle. By right your contractors should know
  15. ?? You talking about me? I'm not arguing wif u neither am i saying u wrong, I'm saying that if there are really lousy, no good ID, should be made known to ppl in the forum to have them taken out isn't it. I post in this thread is just tat i find u very funny, out of no reason, say this company got problem, digging out a thread which had only replied like 1 yr ago Posted 28 April 2011 - 11:30 PM. Anyway, I did not employ this company to do my renovation. Probably u can post some of the work done by them, or tell us wat is wrong with this company.
  16. Knowing the ID/ contractor better is more like checking the background of the ID/ contractor firm, b4 employing them. Of coz there are another way to it, as in u can pay some $$, go to Acra website, buy the information of the renovation firm. But we dun need to go to tat extend. The purpose of this post is to help new couples w/o any renovation exp, know a bit of the company, even if they are intro by our forum mates. A good thing for them is, "If the company is not registered" Try not to employ their service if possible, unless they are very sure of the workmanship. These are my 2 cents worth. Here's an example of 1 of the "conned man" in the forum i guess. http://www.renotalk.com/forum/index.php?showtopic=45738
  17. Well, put it this way, Take for example, ur ID is Plush Living. This are the detail Section A : Renovation Contractor's Details Registration No. : HB-11-3971D Company Name : Plush Living Pte. Ltd. Registered Holder's Name: Lim Boon Liong Status : Active Registration Date : 01 Nov 2009 Registration Expiry Date: 31 Oct 2013 Type of Works : Renovation only At least u know that ur ID have been around for more than 4 yrs if they are registered(At least 1 yr wif ACRA). Wouldn't u have some security, that they will not be those run away type? Imagine a company that paint u a nice story that it had been around for 4-5yrs, but they are not registered wif hdb, becoz of this, becoz of that, wouldn't u feel unsafe with this company? Esp when u need to give about >40% of ur deposit to that company b4 the work even start?
  18. Registered wif HDB, at least, u know that there is a place where u can complain isn't it? Anyway Established contractors without licence, would u wanna hired them, unless the company is really new? Like i say, know ur ID / contractor. This is the Registration Criteria: Please ensure that you satisfy the following registration criteria before submitting your application to HDB : Applicant's company has to be registered with the Accounting and Corporate Regulatory Authority (ACRA) for a minimum period of ONE year and should have an unblemished records ; Applicant must possess THREE years experience in renovation works and must be actively involved in the renovation trade. For evaluation of the company's performance, applicant is required to submit FIVE invoices for renovation works with a total sum of not less than $50,000; and Applicant must satisfy the HDB that his company has sufficient financial resources and has a proper staff establishment. For Private Limited companies, the minimum paid up capital should be $30,000. Neither applicant nor any partner/director of the company is an undischarged bankrupt and have criminal records or records of offences involving fraud and dishonesty. There is this rule in the term of registration for the registered companies http://www.hdb.gov.sg/fi10/fi10324p.nsf/w/RenoCntrctrRenoTerms?OpenDocument 37. Dispute with flat lessee The Contractor shall use his best endeavours to settle any dispute with the flat lessee as regards the renovation work [eg. the pricing, work schedule, type and quality of the renovation work, etc] amicably, including taking initiatives to seek assistance from any mediation service providers. When seeking mediation, the Contractor shall notify the flat lessee and obtain his consent before proceeding to do so. Should the Contractor fail to show evidence of such an initiative, HDB reserves its right to take such appropriate action as it deems fit against the Contractor. - Then u'll know who to complain if the works really sucks,
  19. Guess you must have been "bitten" / "Chopped" by this company... Haha... Seriously the "black sheep" in the forum should be taken out. Instead of helping ppl, they are just getting us to spend more and more $$, making us unhappy.
  20. Hi, all... Pardon me for saying, but I notice there are a large group of ppl in the forum asking and recommending, about renovation quotes, contractors, carpentery... etc But have you guys check with the HDB website b4 employing the IDs or contractors? Whether if the company you guys are employing are actually HDB approved? Probably this will be a pretty good website for u guys to refer. http://www.hdb.gov.sg/bn25/isos118p.nsf/List%20by%20Company?OpenView&Start=121&Count=15&RestrictToCategory=A Cheers :yamseng:
  21. This is a challenging question esp when we dunno the company. Btw, is that ID/ carpentery company hdb certified? U can check via this webby: http://www.hdb.gov.sg/bn25/isos118p.nsf/List%20by%20Company?OpenView&Start=121&Count=15&RestrictToCategory=A I think if not wrong only Registered Renovation Contractors who can carry out Renovation works. If there are anything that goes wrong. Good luck to u.
  22. U r an interesting guy, picky picky, u choose a close to 1 yr ago posting then accuse ppl of being staff. Haha Super free
  23. Where is ur place located? The layout so good for a 4-room flat.
  24. On man, so envious of ur layout, ur layout is so easy for a walk in wardrobe, probably partion half of ur bedroom n hack the wall directly opposite ur mbr toliet for the entrance of the walk in wardrobe. Probably ur other smaller room can make into a study. How i wish my bedroom layout was like urs. Just a silly question, did u employ an ID or contractor to help u? They should be able to give u this kind of advice.
