My brother tried engaged direct contractor trying to save some cost, end up disaster... My advice is to spend a bit more and let a designer do the job for you, unless you are not working or have people to go to your renovation place daily to see what is going on.

Anyway, thanks for all the advices. I done up my current house kitchen, and is doing the rest of the place by stages cos I dropped the idea of getting the 4rm resale.... too small and feng shui not suitable... Did a lot of research and concluded that find my own direct contractor is too complicated to handle, and lots of uncertainty cos if got problem don't know who to find for follow up. Tried initially for my powder room but failed cos very bad workmanship, and never return call after collecting money. So sad. I engaged an ID recommended by my cousin, and only talk to one person. Better and never regret for doing that. Now doing my study room, next, bedroom 2, then ... ... will post updates when done. Cheers

From what I know, if the ID firm engage a 3rd party to draw, then every change incur a cost cos its not cheap to engage a professional drafter to work out a good 3D drawing. If your id is kind, he/she will absorb for a few simple changes cos drafter will charge for every change, but will never give you the working file (I know because I asked for direct contractor contact before my reno,and got a lot of contacts which I called each of them. But I decided to get ID cos realised that there are just too many people to call and coordinate, and I got no time and think that it is not worth saving the money and make yourself so busy). Anyway, those $$$ minded id will ask for top up for every changes. Best if can find ID who can draw themselves cos changing of color/texture and rendering is actually fast and easy. But if change of design too drastically will take time and effort. Lucky my ID can draw himself, and is accommodating my request to keep changing my design (not drastic change of course), and even brought his laptop to change in front of me, show me the rendered pic until I am happy with the design. Kudo to my ID Roland. Not advertising but just to speak my mind. An accommodating and flexible ID is hard to find, especially a patient one and responsive. Imagine that day time they run the project site, evening and weekend they meet new client to get sales, and night time to do quotation, design, drawing. I pity them. My id always put new files and updates in my Dropbox between 1 to 5am during my project period. Hard earn money. Hope this helps.

My cousin Hai Hua recommended Konzept to me and the reno process is a breeze. Anyway, Konzept is a new company just opened this year, and this is their 3rd company. One focus in landed projects,, one ocus in commercial, Condo projects and one focus in hdb projects. Altogether 3 partners where they also have other businesses out of reno field. Quite a strong background and reliable. Although i am only doing kitchen (now planning to do the rest part by part cos no place to stay and no intention to sell my mansionete), they brought me to see existing projects and workmanshipn which i am impressed with the services. Also recommended to my colleague who just bought a resale hdb, overhaul the entire house. He got FOC 5-yrs house insurance coverage and $1000 worth of cash voucher to purchase anything they like in the company merchandise list. Something good and thought i should share.

Thanks for all. Anyway, I am very impressed with my ID who is very responsive to my calls and requests made. He even came back to drill some holes for me to hang my stuffs, accessories, silicon some areas not done by them, which I think not all ID will do that. Its like working with friends. Kudos to Konzept Design.
