The valuation was $293,000 and I offered $35,000 for the COV... why COV very HIGH?! I want to make sure that the other buyer unable to outbid me...

Time for me to find hackers, tilers, carpenters, polishers, electricians and painters!!! Going thru another adventure again! Unlike my previous home... this time I do not have the luxury of Time so got to complete chop-chop ASAP! My previous home was a satisfactory adventure although it took me 5 months before we could move in. Satisfied that all the things that I did myself was still in good working condition after 7 years! The ceiling fans still giving breeze to the rooms... the lights still lighting up the rooms... the hot water piping delivering hot water... and few other more! Hope that this new adventure will be smooth sailing or much more better than the first adventure!

EX... $7.22 psf for non-powdered coated is EX. mid this year I did for $6.50 psf powdered coated.

For window grilles... how much for psf?
