Will Overlay Method Suits Me? Please Help
mikeyong500 replied to Wongtoutou's topic in RENOVATION WORKS
No worries! After renovation it will look good! Then you can go start a topic at T-blog and post beautiful pictures~ Hmmm as for the items... you can actually buy yourself or ask your ID/contractor bring you to buy. Cuz sometimes they got special price or discounts or even net price. hehez So i would say mix and match ba... cuz you may juz walk by some shops and like their items. Juz do note that whatever you wanna buy have to let your ID/contractor know lo so they can advise you, especially on the dimensions whether can fit anot. I believe your ID/contractor would have told you that when you guys meet up for discussions =) Did they not? , Mike -

Will Overlay Method Suits Me? Please Help
mikeyong500 replied to Wongtoutou's topic in RENOVATION WORKS
Since its a package, i doubt they will give lower pricing la... For mine is Ala carte so if houseowners want they can always add or subtract any work that they want or dun wan. Usually they gave up some works/ideas because of budget constraints. hahaz Anywayz overlaying existing tiles is definitely cheaper then hacking and then laying new tiles. But you will never know when the 'hidden' tiles will give way as they might be hollow already. Unless your contractor help you check before overlaying the existing. The rest will depend on workmanship and environment. For your case most likely no need hack. But all depends on existing conditions, you've got pics? Wellz have to see to have a clearer picture then can give better solution. , Mike -
Island With Sink How Is Water Piping Done?
mikeyong500 replied to pa1407's topic in Kitchen & Bathroom
No problem... Actually you can have 17ft bottom cabinet, if need more can have some top cabinet and shelves plus the hood. This is for the sink and 1950 area. Then the hidden corner i think can put a full height 2-3 feet cabinet plus your fridge. Quite a huge storage area leh... Plus point without the island. More space to walk around and if you dun mind, a movable dry kitchen island! wellz juz an idea~ , Mike -
Will Overlay Method Suits Me? Please Help
mikeyong500 replied to Wongtoutou's topic in RENOVATION WORKS
Hello , That will be just laying of tiles. not overlay. unless you are talking about the balcony and the two toilets, laying over existing tiles will be overlaying Are you planning to overlay these areas with existing tiles? Usually i won't recommend my houseowners to overlay, especially for wet areas and if they are planning to stay for another >5 years. And yes they will smooth it out before laying your new tiles if not easily become hollow. Have a smooth sailing renovation~ , Mike -
Island With Sink How Is Water Piping Done?
mikeyong500 replied to pa1407's topic in Kitchen & Bathroom
Yupz... no other way to hide... wa your 'reclaimed land' idea abit chim. couldnt get it. hahaz can see you really would like a kitchen island huh... i dun really want to go against hdb rules la BUT then you can try to ask your ID if he can double seal your piping... meaning redirect to the discharge if there happens to be a leak in the concealed area Wa i was thinking if your balcony view nice actually can have a cozy area there... relac there, have a weekend coffee over some magazines or books or even handheld games. shiokness~ , Mike -

My New Mini Jumbo Flat
mikeyong500 replied to ck35's topic in RENOVATION IDEAS: Interior Design Themes, Space Planning
Hahaz the 3 basis of interior designing. Space planning, functionality and aesthetic Anywayz ck35 i love your jumbo mambo~ woohoo great for design. So many ideas you can have. Open your main door and you'll see a low height shoe cabinet with settee, then one the right your comfy sofa in front of the tv and feature wall, with shelves for decoration, maybe a rotatable TV console so that your family can watch while having dinner in the new dinning area. Book shelves around the dining area so you can grab a book while having breakfast, tea break or a small supper. Over at the other side a see through kitchen divided by a half height wall, countertop and glass panel, with a little opening so food can be serve directly from kitchen Two rows of bottom kitchen cabinets, and top shelves on the bedroom side. Your toilet is big so maybe can have 2 entrance, one from the kitchen the other from the dining area. Hack away the small little area at the back of your Master, and a small cozy area near the windows can be found. I think a walk in wardrobe will be nice but area looks small so might be abit squeezy but can la queen size bed lo if you dun mind;) As for your mom's bedroom, can be opposite yours, closer to the common toilet, or at bedroom 3, hack an entrance for master toilet sharing, even closer than the common toilet. The room itself can be of simple design using wood. Your kids' room can be design to their own liking. And if the store room is not required hack away to provide more space for a games area. hahaz , Mike -
Island With Sink How Is Water Piping Done?
mikeyong500 replied to pa1407's topic in Kitchen & Bathroom
underground piping? means concealed piping? i dun think hdb allow that leh... think you better check with your id how they gonna do it... if juz boxup still okays. Even if really do the concealed piping, the leakage/clogging will be a huge problem... since it is concealed, to get to it means opening the concealed lo (the tiles?) = headache~ Usually what i would recommend to my hdb houseowner if they want to do island is to run top piping with box up and design a wine glass hanger to hide the box~ Wellz juz a suggestion. I think there are more ideas~ BTW if you hack the balcony walls... your living room will be HUGE... , Mike -
7 years still okays ba... somemore they never cook (honest couple lol) hahaz oh no wonder you wanna change... fengshui this kind of thing better listen since already know liao. hmmm then i might have another qn for you to ponder over... Do you intend to stay for long over at your new place? like more than 5 years? If yes then maybe its better to hack lo... Yupz i reckon the 1.5k excludes the tile costs. That's what i usually do as well cuz tile prices can vary alot... from $3psf to maybe $10psf or even $15psf. hahaz
-
hey dragonnite, You're welcome. hmmm... if you are juz talking about the kitchen floor tiles cost will be at least 1k more? (include hacking as overlay no need hack) yupz laying of floor tiles around that range but gotta see if the tiles are included as well. If you are thinking of laying wall tiles then it will add another cost lo. Hmmm i would say worth it ba... not to forget kitchen also need water proofing then dunno if the existing water proofing still okays anot. Actually you can check with the previous owner when is the last time he did renovation. That will probably help you on deciding as well, whether to hack or not. , Mike

Tachipanda is right. No such things as ***proof... all tops are resistant to heat, scratches, water stain etc. So maintenance is very important. Even for the natural stones As for the number of pieces i would say at least 2 pieces lo. at the corners especially. hahaz , Mike
-
hmmm... hacking and replacing definitely cost much more than overlaying. Overlaying of tiles depends on the condition of the existing tiles and how old are the existing tiles, especially for resales. More >10 years then i would suggest to hack and replace with new cement and tiles. But we also will never know when the tiles are gonna pop ~ this will depend on the tiler workmanship and also environment liao. Hope this helps. , Mike

lol tachipanda...

Masonry & Flooring Works 07 Supply & construct cement mortar base for fridge c/w tiling 08 Supply & construct cement mortar base for washing machine c/w tiling - not necessary as fridge/washing machine nowadays come with rollers/wheels unless you do massive washing of your kitchen floor Ceiling & Painting Works 09 Supply & install L-box or false ceiling **** area 10 Supply & install L-box or false ceiling at Dining area 11 Supply & install flat false ceiling at bedroom passageway 12 Supply labour & material to paint whole unit (walls and ceiling) with ICI emulsion paint -Does the paint here include other colours? or just white? -How about false ceiling, L-box or cove lighting in your master bedroom? Plumbing Works 13 Supply and extend stainless steel piping for kitchen 14 Supply and lay outlet piping for washing machine 15 Supply and lay outlet piping for kitchen sink 16 Supply labour to install two instant water heaters (or one storage heater) 17 Supply labour to install two sets of bathroom accessories 18 Supply labour to install kitchen sink and tap Misc Works 19 Protection of flooring with corrugated cardboard for living and dining areas and all bedrooms 20 Chemical wash for whole unit 21 General cleaning upon completion of Works 22 Transportation of building materials to and from unit *Haulage & Debris fees by owner where applicable -Check with them on this... smells abit fishy... Promotion (A) Design, fabricate & install (L) 20 ft kitchen cabinets in laminate finish c/w ABS trimming -This 20ft probably means top 10ft & bottom 10ft... better to check with them. Looking at your floorplan, assuming you are putting your kitchen cabinet opposite the household shelter will be at least 14ft bottom? So i agree with Brandonlyk, check your dimensions first... because most likely the extra length kitchen cabinet will cost a bomb if you wanna install them. Check the T&Cs. Other things to check will be like internal colour pvc la, soft closing la, etc. (B) Supply and install (L) 10 ft solid Quartz worktop -Check the brand of quartz they offer © 1 no. of chrome dish rack (D) 1 no. of aluminium framed frosted glass door (E) 1 no. of cutlery tray (F) 3 sets of anti-slam system for kitchen drawers (G) Supply labour to install cooker hood & hob Last will be if there is additional works how much will they charge?
