Renovation, Move-In And Seventh-Month Timing

Heyz panda88, so the contractors u engaged replied already? Anywayz heres my suggestion. Since now just nice is the 3 weeks mark to lunar 7th month. ask ur id/contractor to plan a 2 weeks schedule. give some allowance. tell them u needa move in 5 days before aug 17th. U can stay in during reno period since its only the 2 bathrooms and kitchen. After hacking, start the wet works, beginning with master bath first then common bath then lastly kitchen. i assumed this will take up at least a week, prob a week and a half. then piping and electrical works probably another 3 days. Lastly carpentry. Rem always plan master bathroom first. So at least they can complete the master bathroom first. Then you can stay in when only carpentry works remains. Just remember to always lock ur rooms and probably stuff some rags at the bottom of the doors to keep the dust out. Fail to plan - plan to fail~ , Cheers -

Heya Chris, Hmmm... If u are looking at king size bed then probably can give the WIW idea a miss But then i dun feel there is a need to push back the kitchen... Standard size of King size bed is L2200 X W1800. So looking at ur master bedroom should still have a walking space of at least 800mm unless u intend to put ur wardrobe opposite ur bed... From the looks of the floorplan you probably can put a 6 maybe 7 ft full height wardrobe at the wall right next to the room entrance. Can also add in another full height wardrobe L1200 X W500 opposite ur master bath at the right-angled corner there. (For towels, bathrobes, etc. ) Hahaz... dun fret that's why space planning impt ( I like it lol been doing it for quite awhile ) anywayz shldnt ur ID/Contractor be helping and advicing u on the space planning? Btw ur island will it be a wet or dry one? couple of thingst o take note if its wet , Mike -

Hi charmed, Hope you've found the answers to your queries. Actually i feel you can have a mixture of top bottom cabinets, full height cabinets for storage or even top shelves. Kitchen island also okays. Dry island can save the trouble of thinking how to hide the wirings and pipings~ Couple of ideas i would like to share with you. u can probably convert the existing dining area to a cozy area where the whole family can sit down together and watch tv or movies or even play console games. Of cos the living room also can put another tv juz in case someone in the family wanna watch late night movies Back to the kitchen... you can hack away the kitchen wall next to the store and change the entrance to the kitchen to here (open concept) Fridge can be place at the wall near the main entrance, with the dining area somewhere near~ Then a L shaped kitchen cabinet with the washing machine and dryer near the rubbish chute. Kitchen island if you like. The store... can either hack away to have more room for kitchen or extend towards the toilet for a bigger storage area. And change the entrance to the bathroom to face the original dining area. Hope this helps~ , Mike -
12k?! wow... Mind if i ask how many feet is your kitchen cabinet? Anywayz... I feel that as long as you like the kitchen and design... it's worth it And dun wry. It will be able to last 5 years with proper care and maintanence Can give you some tips on that if you want. , Mike

Ello Chris, Ah... understand liao... So your balcony will be part of your tv area. Hmmm your balcony got windows? or open air? From your floorplan seems like open air... Asking cuz gotta take note since u considering leveling up the balcony for your tv area. Rain~ hahaz Hmmm fengshui~ I agree with u. Since already know liao better listen, be safe than sorry~ There can be many designs behind the sofa display cabinet, bookshelf or juz an artpiece~ WIW can ah... Queen size bed... squeeze abit... and if u dun mind... can even try a hidden bed~ But all this will depend on the onsite situation WIW can be quite expensive tho Wont recommend to push back the kitchen... especially if ur family cooks alot~ Oh you going for an island? a dry one? take note of the walking space yo~ standard kitchen bottom cabinet depth 600mm hehez , Mike -
Wellz iQuartz only got 15mm thickness... Yupz Tachipanda is right... Their plant in Singapore but the Quartz Origin came from China ( The raw material ) They have only 1 testing cert from Setsco~ Warranty Silestone ex cuz their products go through lots of certification like ISO BV, NSF etc. They also got 10 years warranty. But there's only 1 distributor in Singapore. Caesarstone also ex. They can be said are the pioneer of Quartz tops. Also alot of certs~ lol ISO, NSF, LEED etc. And they provide warranty as well depending on the product. hahaz tachipanda~ the MOHS of Granite depends on its composition... But will have at least 20% Quartz ( MOHS 7 ) and at least 35% Feldspar ( MOHS 6.5 ) plus other "ingredients" hehez so similar to Quartz top ba Both are more scratch resistant than normal Solid surface top. The downside of Granite top is the maintenance lo . More effort needed. , Mike

Wow maydream pro sia~ I agree~ Kitchen Island in HDB? can~ run piping and wiring on top lo. Due to the rules... concealed piping and wiring are not allowed, in HDB. Take note of the walking space tho if really doing kitchen island~ Oh no wonder... U shaped kitchen... Then maydream's estimation is very close. Around 70 feet for top and bottom. But something for you to ponder over, charmed... the cooking area will be smaller aint it? limited to 2 pax standing side by side at the wall near main entrance leh... Top cabinets are usually higher and not as deep as the bottom cabinets unless otherwise specified! Here's a simple calculation. Let's say Top cabinet pfr = Bottom cabinet pfr = $120, so total $240? whereas Full height cabinet hmmm $260pfr? Not much difference actually but when you include the countertop... then top + bottom + countertop more ex lo... Tachipanda your kitchen cabinet is the super duper whooper good quality one with blum and hettich drawers... so cannot compare normally la... btw blum drawers cost slighty more than $100, for 1 drawer ah! imagine you got 4! , Mike -
Yupz bingo~ it's the length of your cabinet/feature wall/tv console/etc hahaz So per foot run means per 1 feet. hmmm... iquartz got limited choices tho (6 if i din rem wrongly:) Its origin is China. And according to iQuartz hardness is equal to granite. The other 2 more common Quartz top brands will be Caesarstone and Silestone. Origin from Italy and Spain.

Hello~ 40 ft still sounds alright... 73 ft?!! Abit too much ah... Wellz best can show us a pic or 2 of your kitchen floorplan than can guide you on how to calculate I guessed your tall cabinet means full height cabinet. For Hdb is at least 8 feet. Note that if it is for condo or landed full height will be higher ah so more ex (more material ma...) But you dun pay triple if you are talking about hdb. Remember for bottom cabinet you have to include the price of the countertop so will tend to be more ex. (It depends on the material you choose too.) But full height triple the price? Na~ unlikely... Reason why the top and bottom cabinets are separated is because their dimensions are different. For me, usually i quote them together. (Not much difference ) Hope this helps. , Mike -
There are quite a number of solutions to this. But it depends on whether your contractor and his carpenter willing to do it anot. 1. You can try to match them yourselves. No need to go down to the shops. Just check online. Catalogs should be available online. Jennings, Lamchuan, EDL, etc. Then show it to your contractor see if they can get it. If not call the respective offices. 2. Choose new laminate. Ask if your contractor can relaminate the existing cabinets you wanna keep. Do note that relaminating will increase thickness of existing cabinets. Some can be quite obvious. (Me dun really recommend this tho ) 3. Choose new laminate. Replace the damaged cabinets and the doors only of the existing cabinets you wanna keep. check the price with your contractor on this. Hope this helps. , Mike

Hello~ No problemo. More suggestions the better ma since you are still planning and sourcing for more ideas~ Hmmm you were saying the tv area will be at the new wall... does that mean that it will eat into the balcony area? Gotta take note that the black walls cant be hacked=) Maybe can add a low height bookshelf behind the sofa right next to the black wall. Hide the back of the sofa~ Walk in might be possible ~ not at the window there (the WIW will block the natural daylight )~ instead, right next to your master bedroom entrance roughly about 6ft but got a few issues... 1. Space wont be enough for a king size bed. Queen size still alright. 2. Room will probably look abit squeezy (smaller walking space) As for the kitchen, dry and wet is common nowadays, with the wet kitchen further in. Full height cabinets are feasible too. More storage area, cheaper too cuz no countertop. hahaz Oh ya another thing to take note. Actual situation on site might differ from the floorplan, especially piping lol cuz they are not shown~ , Mike -
