  2. For condo it's more expensive because you need to hack and conceal the points therefore it costs more. HDB you can see the electrical trunkings that is why it is cheaper. Light fittings at $12 per fixture looks okays same for the switches/socket casing at $10 per item. Hope this helps. , Mike
  3. Hi, Yupz only for the divider. But light grey also dun blend well to be honest There are many colors for grout lines actually. You can ask your ID to offer you more colors. Living room you can use white definitely. Cuz its white based tiles. Bedroom flooring maybe you can try sandalwood or champagne color. Same for the divider. Blends with the tiles.   5. Changing of toilet bowl comes first cuz it requires hacking. Then after that painting and wallpaper, followed by the carpentry works: shoe cabinet, computer table, TV console, door, accessories lastly chemical washing and marble floor polishing. Do note to put protection paper especially for your marble flooring. , Mike

  8. Hahaz i'm back~ hmmm aluminum sliding door with acrylic panel. Main difference is the design and the weight ba (Oh and the price ). Full glass doors are much heavier. They have limited colors as well. But they keep the looks simple and good for a more open kitchen feel. Aluminum frames comes in many colors and designs. The acrylic panels also got many colors as well Example, many people nowadays are looking into white concept homes. The aluminum frames can be white powdercoated (or other colors) to match the themes, even the acrylic panels can be white too. It all depends on your living room design and colors. And not to forget your kitchen too. Imagine you have a natural wood theme living room and kitchen, then your sliding door is those metallic colored aluminum frame! hahahaz juz kidding Maybe such situation a wooden sliding door is much better with light green/yellow/orange? acrylic panels to brighten up the rooms when sunlight shines through? Price wise the aluminum sliding door should be slightly cheaper, depending on the design ba. Hope this helps. , Mike
  9. Hi Melissa, Congrats on getting your keys~ The standard material used by carpenters nowadays is solid plywood. It is durable enough to last you for at least 3 years. With proper maintenance it can last even longer. There are many other materials that can be used as well For full height (capped at 8ft) wardrobe with sliding door and soft closing, price will be at least $250pfr onwards. The exact price depends on the materials like external and internal layer, whether there are any add ons like mirror, aluminum frame, glass panels, etc. But the basics will be at least $250pfr. So have you gotten your contractor/ ID yet? Have a smooth sailing renovation~ , Mike
  10. $500 to hack whole kitchen floor, wall tiles plus existing kitchen cabinets? That's reasonable. $300 for toilet sounds okays too. Save cost? Hmmm actually the only difference in cost is the hacking cost... Cuz labour is the same. cost of material might be slightly cheaper for overlaying (less material). So add all up maybe a difference of $1k for a brand new kitchen so actually i would recommend to hack and redo Anywayz do take note overlaying increase the height, so muz watch out for the existing doors if any trimming required. (Kitchen should be okays.) And there is no guarantee when the existing tiles will pop (Did your ID give you any warranty on that? Probably not right?)   11. Hmmm... as you said package ma... so they probably got set limits. For example, package includes 10feet top and 10feet bottom Kitchen Cabinets plus Solid Surface Top. But usually la (From what i've encountered and quoted so far) resale 5rm Kitchen quite big de, so definitely more than 20feet kitchen cabinets. Then addition if you want to do will add on to the cost lo (Some charge quite high price for additional pfr...). The Solid Surface also likely to use the cheaper brands one too. So gotta watch out on the T&Cs and clauses, check them out before signing. And another is the quality of material use lo. Things may be cheap but do take note on the materials used But still no harm asking them juz be careful lo. Any queries can ask in this forum too Hope this helps. , Mike

  14. Hi Chris, Total cost of the hacking probably from $500 to $800 ba. Usually my hacking quote comes in a lump sum cuz the more the hacking the cheaper it is It's the same everywhere la. The more you buy, the cheaper the cost per item. Yes, very high chance the floor tiles will be damaged. Do note when the wall is hacked the space which the wall took up will not have any tiles. Oh and also you have to add in the cost to make good finish for the surrounding hacked wall. Probably around another $200 to $400 ba. Hope this helps. , Mike

  16. Hello~ Glass doors are the alternative to open concept kitchens. They looks nice be it swing or slide and are able to keep the smell of the other areas Juz have to be extra careful, esp your lil monster hehez Fingers esp. Take note when he is near doors, any doors la, not juz glass ones... Good thing for glass doors is you can see what is on the other side. Hmmm i would say your ID/Contractors are both right to a certain extend, maybe could have given you more info la. Give more option ma, ultimately you will be staying there so you choose the one which you are more comfy with The main advantage of slide over swing is the space saving. Swing have to cater for the swing radius Opt for the top hung if using the slide as bottom tracks really 'kill' the beauty of your home. The top hung tracks can always be hidden. So dun wry about aesthetics but 'she' is right on the maintenance. Alot of peeps miss this out. Can design and reno but always keep in mind about maintenance Tracks trap dust easily and if not properly installed or using of bad quality ones will cost $$$ in the future, for repair and maintanence. Worse if it is hidden. Swing doors are much more easier to maintain without the 'hidden' tracks. Cleaning too. Do note that standard glass panel heights come at 7ft (Bathroom shower screen 1.8m) so usually have to add in a partition block. Same goes for the swing. If want custom ones = $$$. There should be a beam at the entrance to the kitchen as well so the onsite guys have to take the correct measurements. Not to forget the flooring too.   22. Wow from the looks of the 2nd pic the laminating workmanship not very good eh. Not only the gap the glue is not removed properly as well. What i suggest is to speak to ur ID/Contractor or if it's DIY Coordination then check with your Carpenter. Ask them for a solution telling them this workmanship is not acceptable. Mike
