  1. On completion shld be higher. Remember, 5% is nothing to lose for ID if they fail to complete their work in a proper manner. Lock their payment and they will definitely complete the work for you.
  2. Conclusion: Get your ID to agree into writing that you will forward the payment to the builder himself, and balance minus the loan amount to the ID. Find a witness when writing out this agreement. Get ur builder to list out a list of remaining job task to be completed and i believe he will know much better than the ID (if experienced enough) and provide a staggered payment to him. If ID refuses, bring him to Commercial affairs Department for having the intention to cheat. And threaten to sue him for all damages. But i think he/she will definitely agree to the agreement. Remember, he/she i believe will no longer have the mood or capacity to manage the project as the builder would have lost faith with him/her. Thus, you might wish to get the builder to help you to coordinate the remaining work with an additional payment. Most likely he will be agreeable to it and will do a good job. SInce he has the responsibilty to call you when work cannot be completed due to non payment, trust that he did want to finish the job in a good manner.
  3. Conclusion, if next time you are hiring any freelancer ID, contractor, ask for their IC for any payment made to their personal names. If it is Pte Ltd, remember to check on their profile, recommendations before proceeding in hiring any ID/Contractors.
  4. For small claims, it is meant to be a civil suit. However, for a start, the magistrate will advise both parties to turn up for a mediation session before deciding to issue court order. This court order will be effective towards sole proprietor/Partnership but not towards Pte Ltd. As for the cost incurred for any delay, if only such delay has resulted in massive losses on ur side, you might consider hiring a lawyer to fight the claims for u. If not, small claims wont help either unless you are able to justify the losses is 100% responsible by the contractor. Remember, if you are the one bringing up the suit, is ur responsibility to provide proof /evidence, otherwise it might be considered as a libel.

  9. Don mind if i can recommend, cause i just visited one of my customer new place for upholstery work. I am pretty impress with the design and finishing plus the passion of that id.   10. True, reupholstery is definitely slightly more ex than buying a new furniture. And there are only 2 benefits in why you shld do upholstery instead of purchasing a new one. 1) Furniture Dimension ( If able to find another furniture that can fit like your current one, then will be worthwhile to buy a new one) 2) Furniture Quality ( Just beware of those Cheap deals, especially those using PU leather or rubber straps springs)

  13. Eh Sam, Sorry to stay corrected: It is tough to find GOOD quality PU in Singapore. So, lets just assume there is no such thing as good quality PU in Singapore. China manufacturers have already made known that PU can probably last for 15-18 Months max. Secondly, PVC will not absolutely tear. I have a 5 Year old PVC sofa at home, and the only problem i face is discoloring. If you are referring to those S$8 per meter square PVC, maybe. But in Singapore, there are really a wide range of PVC materials available. And tensile strength? Eh every material has its own tensile strength, if we are to compare it, we can also say fabric is not suitable in upholstering a sofa. But fabric can be categorised into polyester, acrylic, cotton etc. Different weaving will result in different tensile. Hope that you do not assume PVC as ONLY ONE TYPE OF PVC. If you need clarifications or proof, go down to any PVC/PU/Leather/fabric sellers and check with them. Cheers
  14. Please do not misunderstand that all synthetic leather will crack after a year or so. ONLY PU Leather will. PVC leather will not crack or self destruct, it will only discolor after constant exposure to sunlight.

  17. Just use granite. I believe you are able to get similar prices for granite top compared to homogenous tiles when U search kitchen top Singapore in google yeah;
  18. Genuine leather will only crack after 4-5 years. Those that peel are PU leather which we normally seen in guys office shoes.
  19. Try not to. Unless you have an agent at there to check for you. What we are always concern is that the dimension may be deviated and also, the quality of fabric and frame. There are agents in singapore carrying custom made designer furnitures. Might be cheaper than those you see in furniture stores. Do get quote

Several pointers to Note: For Furnitures: 1) Color Scheme 2) Dimension 3) Moisture level or sunlight exposure The reason for point no. 3 is because you have to consider what type of material for your dining chairs and sofa. Some material tend to trap heat, while others may discolor or torn when constant exposure to sunlight or moist (humidity).
