Saw one EM facing the reservoir and the view was fantastic. You got a good price at 660k as Hougang no reservoir facing is already valued 630k and asking COV 60k. -

I agreed rebates are different but is rather small. Dont't think utility bill is lower in AM as the tariffs are calculated in as common factor. Maybe in AM as due to the power supply limitation that many owners cannot installed 2 compressors if to compare to a newer gen EM which is why seem to have lower utility bill. Use less electricity shall be billed less. -

The valuation document shall describe the unit as AM or EM if you take a close look. Had a friend whom brought a madionette in Lor Ah Soo to realize actually it was AM only upon the appointment at HDB. The agent did not even inform him when he agreed to the OTP. However as he happy with the unit location that he didn't disputed. I was searching for madionettes which I seen some 5AMs at Hougang ave 5, Lorong Ah Soo and Potong Pasir. Only the top level is of higher ceiling especially if the block is a 4 story block or on the last level in a higher block. The high ceiling is actually slanted at certain areas which unlike EMs are rather squarish in standard built. -

Hi chrislam Don't mind if I could add some feedback. The 5 room apartment maisonette last built is very limited as there isn't many built. Moreover the AM valuation and total selling price is the same and could be even higher than EM If you browse the propertyGuru recently that there is a AM in Hougang 312 going or asking over 620k..... Looking at the rebates which is about $15 diff bet AM and EM would be about $200 per year and $2000 ten years shall mini the buying price on the AM. I too do some sums that to realize EM has the better added advantage given the design for 4 bedrooms and 3 toilets.....which is quite a luxury as compare to 3 rooms and 2 toilets..... If the AM is on a good location or prime land shanted for certain emblod would otherwise be considered........ -
Just measured that the gateman F10 is about 38mm thickness and any distance of 40mm to 75mm posed no problem. You could see the gateman demo on YouTube.

With lever less the distance between the main door and gate is no longer a problem if is less than 75mm

Hi AxelC Mine was gateman which is quite cool. It's read the index finger print beside opening your main door with the pin no. It does not have the level like the Samsung or yale brand. With lever less, the distance between the main door and gate is no longer a problem if is 75mm.

Hi AxcelC Better to have break down to details that rather lump sum. Tried to get them to quote the charges for a full renovation. Also get them to quote the various options which you are uncertain to stay on 1 type..... Should in any event that there is a change of mind during the renovation progress..... That you would know how much is the deduction.... Should you not to process certain items and change in you option is also good to know how much more you shall be charge.....

Soory guys. A bit confuse in my earlier post. Quite a long winded explanation...... In short when using the drill to make holes on any tiles wall, that you MUST set the drill in normal mode and NOT in hammer mode. In hammer mode, the hammering vibration shall crack and break the tiles instead of cutting the surfaces. -
You need not to be sure in this case as if is ID or contractor should you are seeking compensation objectively. 1. 50/50 to split the damage claim from the 2 parties. 2. If ID has withdraw the contract in your case that to seek the contractor for compensation. That's to deduct from the hacking charges. I was quoted 2.8k for the teak timber strips for the staircase and another 3k for the stainless steel rail.

What you should do is when using the hammer drilling machine, you must set the drill to normal mode or in non hammer mode. Hold and press the drill at low speed and allow the drill bit to have time to cut the surface of the tiles. Be it be Homo or porcelain or ceramic tiles, allow the drill to cut on their surfaces. Once you have cut through the tiles, then set back to the hammer mode. If you drill the tiles on hammer mode which actually the hammer vibration shall crack the tiles instead of cutting the tiles. Remember that behind the tiles is the cement and sand which cannot filled up every square inch of the tile. There might be area not completely 100% filled thus created a air pocket which during drilling, the hammer drill in "hammer" mode shall hit on the tiles surface and being below has certain amount if air pocket cause the tile to crack. Always remember to set to non hammer mode first to allow the drill bit to cut and cut with low speed that to allow the drill bit to have sufficient time to cut on the tile surface..... -
Must hang the ID for his poor co-ordination. What they are for is dollars and sense issue. What the point is just bunch of sorry or apology which you has to accept their mistake. Pay monies to compensate shall erase the anger. Should follow the law - Singapore is a fine city. Made mistake just pay to learn the mistake you made.....

2 things you may need to do are 1. All the lobangs in the toilet are to been filled up with sealant or cement. 2. The rubbish clutes has to be regularly spray with insecticide or using hot water to flush the surround bin clute area. I does face the same problem but is cockroaches that are one of the worse pest..... If the ants don't move house maybe the house owner has to.... Oops just joking ..... My mom's home face ants problem which is once the table has certain sweet items, they immediate appear like from no where but when the table has no food, they seem to disappear into the thin air .......

Hi IPineapple As you are aware blogging on renotalk, that is opening your home door to let the www whole wide world to know what is the status behind your closed door that my advise to you, should not have started it the first instance if you aren't ready to accept suggestion or criticism. Don't have to be defensive as All readers' mentioned to you weather negative or positive comments is the end decision lies in your pocket. That is how deep or how much to finance on how extensive or quality. People ask you to jump and when jump can kill, than don't do it..... Advise is advise as ultimately you decide........ Remember ! Hi AxcelC Maybe the flooring has been some time left unattended. Can consider to give this marble a polish shine which you might accepted. As you have mentioned the brown theme which you can picture as just like the kopithiam table. The table top is marble is also greyish white with the brown wooden trim and leg base. Like wise the decor can work from this angle as to compliment with add on of brown or wood trimmings. Ps marble material for flooring is a big ticket item which is quite a waste to change unless the marble has major cracks and cannot be remedy by grinding to polish. Depending on marble quality which can be 10k to 20k for doing up a EM flooring...
