The motorized roller shutter should have a hand chain for manual purpose and intent for emergency situation if the motor isn't working. As per your feedback that when pressing the button, the roller shutter not moving and only a sound caused by the motor was heard. Did you tried using the chain for manual function to test if the side rails guides are jammed thus causing the motor to unable to turn to overcome the mechanical jammed? If you are able to turn and the roller shutter door can move smoothly by hand then most probably is the motor is faulty. -

I would like to contribute to highlight on motorize and manual roller shutter aspect on the cost and maintenance. If motorize by single phase or by 3 phase motor then the price diff is 3 phase motor is 2 to 3 times costly than the single phase motor and in lay man term is more powerful. However in our HDB housing, the incoming electrical source to all the units is a single phase that only 1 phase motor can be fitted. Then again there is a high power and low power for the one phase motor which also in term is the cost. In mechanical aspect importance that to drive the shutter door to open and closing is also the gear box or pulley ratio calculations. This also is important in term of mechanical design to allow the movement to move without causing much stress to the motor. Poor mechanical design shall result in undue stress created and vice versa for poor maintenance that results in excessive load on the rails during the movement that shall caused the motor to "burnt". Manual opening and closing roller shutter door seem to be cheaper but however is quite a feat to turn by hand to fully open or fully closed everyday. Thus roller shutter cost as made many EM owners to either opt to do a tile roof instead which somehow could also able to sheath against the sunlight or rain. -
As the tray is with the Aircon compressor which this component are placed outside the MBR wall or above the balcony wall that the tray drainage piping is to joint the main water trap at the balcony or direct joint to the main discharge pipe by cutting up a hole.

Hi fishponder If is condensation from the copper pipes which can be seen the water droplets forming around the said pipes. This can be solved by having a tray placed just below the compressor. The tray has an PVC pipe connects to the drainage. The water shall drips and collect by the tray instead of dripping on the floor

I got the starhub cable access through the wall between the MBR and the mid way staircase landing. Installed an ikea short shelf on the mid way staircase landing wall and placed the router and the cordless phone receiver on it.

Hi jshome. The best place is the mid way of the staircase landing. This position which I had experience that the router signal be able to recieved whilst you are at the dining or living or in the bedrooms or toilets. FYI

Hi RiVeRgOD Should not just look at 57k to Reno a 5 room. Has to look at how many items are in the Reno list. My opinion is apple to apple comparison method. Draft out the same specs and same amount of items to invite other IDs to quote which you then could know if this or that ID are reasonable.

Mine too has mynahs nesting or resting on the air con compressor install on the balcony similar as ms polar. What I did was frequently used hose to spray water to clean the area. This shall prevent the birds to built up their nest. -
Hi ffdog 2 things I would like to comment to the wall hacking issue. 1. To hack half or full wall is the same cost. ID mentioned she absorb the cost is to make you to feel obligated. 2. HDB personnel as human nature is to play safe and does not want to be hold lability. They just follow the "black" and "white" procedure. When mentioned that is full wall hack, they process full wall as submitted. They do not want to be lability if they allow certain changes not documented. Should the other half wall "may" topple and injuries caused and may file claim against them. When the whole wall is hack as submitted in the document, then after the owner rebuilt the other half or complete wall, technically shall be the lability of the wall builder or owner and no longer HDB.

Hi spilt84 I confirmed sold my unit some time last August. Meantime was looking around for a resale HDB unit. My friends told me to wait as they are certain the price will come down. Actually initaly, was looking at 4, 5 room and later consider EA units. My sons later changed my mind to EM as they wanted some thing different. Whenever there is an EM available that efforts to view was made. They are asking from min 50K to 150K range in COV in Serangoon, Lor. Ah soo and Hougang EM units. Did not heed the advise of my friends to wait for the price to drop that we secure a EM which was about 5mins to Hougang MRT and Hougang Mall. The valuation was 570K and COV was 60K. The OTP was in Sep 2011. Did a renovation which cost me approx 55k without include of furnishing. Sometime this May 2012, there is a unit in my same block but of 4 levels higher now was valued $610K and COV asking is 65K. I felt astonished to why the valued 610K after noted that almost everything in that EM are in original condition as compared to mine which the previous owner did more as compare to this market unit. My friend whom was an agent explained that the valuation is based on an average of the past 6 months transaction. There was past 4 units transacted 650k, 610k, 630k and 628K which he was right that the latest valuation was approx 610k. Though it may seems the COV asking is low but as a whole the pricing now and before had gone up. EM owners which many have been coax and educate by agents infoing them reasons due to HDB no longer built these types and moreover the newer units are much smaller in floor area. I faced these reasons during my lookout for EM units. For your question if is possible to get a EM unit at 30k cov, which I would not comment that is possible or not to find an EM owner asking as most probably you shall have to pay extensive Reno cost or not of a convience location...... All owners had been tuned by agents in asking higher COV given the prime location or MRT or shopping mall or eateries or markets ....... Good luck in your EM search..... Regards ExMen -
My case is $5k down payment to confirm the order total about $40k with 3D pics promised. About a week later after been to select the tiles, ID collected 50% or $20k which pay another $15k in addition to the earlier $5K. Hacking work start first then Sand, cement and tiles deliver about 3 days later. Tiling and wet works starts into 3 weeks later, ID call to meet in their office to talk about the cabinetry works. Confirm laminates, design and if Blum system is used or not. My case was Blum system was used and pays the variation order which comes to additional $1.5k on top to the $40k. My nego to 30% instead if the usual 40% balance of $20K. So another $6K plus $1.5k =total $7.5K was paid. This has been 3 weeks ago and have been asking my ID for the cabinetry Items which they inform me that next Tuesday shall be delivered and install. Now awaiting for the cabinetry to be install and upon completed installation which the ID shall collect the balance amount of another 15%. Upon hand over which within the 30 days to pay out the last 5% or $2.5K for my case. For Taichipanda case in my opinion, ID now being silent or quiet is becos they have not yet delivered the work and once they are done, I believe they will haunt for payment.......

Forgot to mention that the extra $190 is for the Blum system install charge on top of the e.g S1 & S4 drawers charge.

Hi TaiChiPands Just checking On your Blum installation. Do you need to pay extra charge if to opt for Blum series instead? I was charge another $190 extra as my ID mentioned that is the norm as all other kitchen cabinet contractors also does the same. Please advise. Thanks

If the moulds is in the 2nd level toilet's ceiling, then have to ask the unit above to do good to their lower level flooring. If the mould is in the 1st level toilet's ceiling, then during the renovation process as to get the contractor to do water proofing procedure on the 2nd level flooring. Mine happen to be in the kitchen ceiling which directly above is the 2nd toilets which has since done up the water proofing process during the renovation.

Should be alright as during my search for EM whose types that the balcony is being share by the kitchen and the living room model, that there are some sellers install such motorized shutter. Normally these owners whose unit are west facing and is blocking the setting sun light install such motorized shutter. For a level of comfort that is best to check with HDB if approval or if certain professional certification is require as these shutters is not cheap to be install. I personally not a fan of such shutter installation as mechanical and electrical maintenance is required. -
Hi Potatoes Fyi Had enquire the 4m PD door and was qoted at 3.8k. Mine 3 toilets doors and kitchen door are from PD. Opted for frameless 4 glass panels instead of PD which frameless glass cost 3.2k as the panels are sliding from 4 into 1 track type. PD door for the 4m balcony does seem not right as without bottom guide tracks which might not take the wind at the balcony. My EM stairs as orginial from the previous owner which is of black homo tiles with stainless steel railings. I left the stairs alone as is still in good and nice looking condition. My cousin whom was an electrician assisted me in the wiring. Basically just add or re-routing of the lightings, power sockets and switches as the wiring was not too old. Am trying out to paint DIY which you are right that is challenging to paint especially the stairways. Brought a long 4m pole to secure the paint rollers to be used for the stairways. Am painting basically white only and should be ok to DIY. Got painting quotes of 1.8k which if to DIY shall incur about $45 per can x about 8 cans to 10 cans. Estimate wall/ceiling paint cost $450 and misc $50 @paint brushes, sand papers, plastic sheets, masking tapes and others. As saturday and Sunday is my off days which taking 5 days of annual leave which save some 1.2k.

Hi Alvin Just to share on my EM renovation cost of 39K process 1. Hack the lower floor complete flooring 2. Hack kitchen wall and rebuilt to extend the wall 3. Hack the 2nd level common toilet wall and floor tiles. 4. Re-instate back the balcony area. 5. Re-instate back by re-built the untitly room 6. Re-built back the store room under the stairs. 7.. Homo tiles 1.2m by 0.6m to untitly room, dining, living and kitchen flooring. 8. Over lay floor tiles to 1st level toilet and MBR toilet. 9. Change new wall tiles and floor tiles of 600 by 300 mm In the 2nd level common toilet 10. False ceiling and cove lights panel in the 3 bedrooms, common toilet, dining room, living room and the common areas outside the bedrooms. 11. New frameless glass panel doors at the balcony. 12. New tiles in wood texture at the balcony. 13. Replace the kitchen windows new. 14. Ex-owner has erected the roof at the balcony which we have decided to stay and just to remove the windows. 15. New stainless steel pipings. 16. New kitchen cabinetry. 17. Full height cabinets of 5 ft width to house shoes and other items that is multi purpose storage. 18. Common toilet mirror cabinet and vanity top 19. Common toilet stand shower glass door. The above mentioned items was quoted at 42K. Other expenses not inclusive as classified as additional 1. Bosch domino gas hob single burner for wok $1299 2. Bosch domino gas hob double burner $1199 3. Bosch oven $999 4. Bosch hood 90cm $1499 5. Grohe rain shower 2 sets each @$750 6. 3 WC @268, 280 and 480 each. 7. MBR basin with ready made cabinet 600mn width $480 8. Common toilet basin $200 9. Hi Adideam Maybe would like to share my opinion. With the quote that you have obtained for $3K that do and apple to apple comparison. Use the same specs or the specs that you wanted the roller shutters to be and invite other other contractors or suppliers to quote the same materials used, brand and type of motor used. How long is the warranty? Also sales service and the profile of the contractors........ You could have at least 3 to 5 companies for their return quotes. Since you have $3K pricing now and hope the some others come back to you below 3. This apple to apple at least allow you to be decisive as the bottom consideration is the figures.....
