  1. I dun thnk that the ctr no wind is that big a consideration when considering placement. The ctr no wind zone is not that big. Ideally, it would be best that after putting all furniture in then consider where to place the fan. If not, it would look rather odd to see a living room with an off centre ceiling fan. Personally, I dun like ceiling fan in bedroom cos at nite, the ceiling fan blow wind directly onto the bed all the time. At least table fan can adjust to blow diff direction if weather is not that hot.
  2. I have experienced such an issue before. Is better to find an ID who does mainly private properties. ID who specialised in HDB not suitable for private as HDB got many restrictions on what can be done. The risk is that a HDB specialised ID will keep on saying this and that cannot be done, when in private property no such restriction. Also, private property dimensions for things like doors, etc, are all bigger, thicker. As such, is also a seperate group of suppliers and pricing. Due to small private property market, cost is higher due to no economies of scale, unless owner dun mind HDB sized dimension for everything.
  3. Opps.. I was not clear in my previous post. I shd be saying that Cnr Terr and Semi-D have big difference in valuation even though physically the same. Int Terr simply means touching neighbours on both sides. Taking 1 lot divide into 2 lot = Redevelopment.. = Development Charge payable. Thus.. need to consider the DC involved, especially if going to max out to the envelope. Such a proposal need Architect to submit to URA, or perhaps approach Design and Build contractor to discuss alternatives.

Mininum semi D width is 8m. for 1 pair, u must have at least 16m road frontage, unless u have valid grounds to ask for waiver. int Terr and Semi D.. big difference in bank valuation, even though physically is the same. Also, some areas of Sg. landed housing area masterplan restricts to only Semi D and above.
  5. You are asking if 1 Semi-D can be redeveloped into 1 inter terr and 1 corner terrece. The answer is no, becuase u would have downgraded your neighbour Semi D to corner terr. It also depends if the masterplan zoning restricts to only Semi D.
  6. I dun think that is correct. If u look behind the double socket, there is only 1 hole for each colour wire. Also, the socket usually has only 1 label, corresponding to 1 MCB at the DB.
  7. if use 55btu/sqft.. I think 22K also not enough. But if the sun isn't hitting a very large portion of the wall, then I think 22K shd be ok. For living room.. consider the fact that u may have large number of guests who come over for dinner, like CNY.. That's why I believe.. living room is good to oversize, since the incremental cost is not much from 18K to 22K.

    Have u ever encountered SCDF or HDB or BCA ppl going round inspecting HS devices? *hint* *hint* Air vents normally concealed by wall clocks or feature wall, or picture frame. I used to fully enclose the holes, but it does get real moldy inside, cos the HS door is really airtight.

  10. Plywood is layers of veneer glued together, comes in 3mm thick to ard 1 inch thick. Last time, cabinet carcass was made from hollow plywood, which is like they way gypsum board partiton wall is assembled. There is an internal frame that is sandwiched between 2 thin layers of plywood. This type got some problems becuase if put screws through, the thin plywood would just split. Then came the solid wood carcass, which simply means.. the carcass is made from 1 inch thick plywood throughout, no internal frame. Screw definately stay.

Hotel bathroom kind are the big box kind.. inside got a transformer, that will trip the circuit there and then if got any problem, is also limited to 5A, and also act as a 230-110V step down transformer. Is not uncommon to see ppl have hairdryer right next to the basin. It depends on electrician / homeowner whether want to be conservative or not lor.

  17. Themes can be broadly classified as: western cowboy look Tropical kampung look white and grey/black Wood and glossy marble look KTV look And the most homely.. Phua Chu Kang look Most important.. is must be functional and practical. If strictly follow a look, then not quite practical.
  18. I have gone through redevelopment, now doing A&A. Option C is out of the question unless there is no expectation of completion within reasonable schedule in. Your example figures are way off for today's environment. Option B is most practical. The key is success is to be reasonable, and to get a financially strong contractor.
  19. Yes.. the QP is the one taking all the responsibility, and if he boo boo too often, licence kena revoked = rice bowl affected. But there is a vast difference in experience among the QPs. Those very good in designing MRT tunnels/ condos, may not be well aquainted with landed A&A, so.. experience in similar project is important. Some engineers also tend to take the easy way out by using 1 template for all designs, resulting in huge pillars for a small extension. In summary, get a QP with vast experience in similar projects. Do not save on consultancy, as the cost of a big pillar far exceeds an efficient design. Material costs are extremely high these days.
  20. I am pretty sure the S&P would say someting like buy it as is where is.. regardless of setback, road reserve, land acquisition, etc. Thus.. cannot claim anything from the seller. But.. who is asking for it to be regularised? Don't trouble Trouble unless Trouble troubles u.
  21. Not all engineers know how to solely handle submissions to URA and BCA, since usually.. is architect deal with URA, and engineer deal with BCA. But I understand some engineers have expanded their scope to handle URA submissions as well for A&A. Thus.. whether engineer can handle both submissions depends on engineer. I do believe that Engineering fees are underpriced, thus engineers as QP are typically more value for $$. However, I also believe.. that is u wanna really toe the line with the authorities.. an experienced architect is necessary. There is something that most home owner do not realise.. is that.. BCA/URA approvals do not mean it complies fully with the existing reguations. The SOP is that the QP signs off that it complies fully with regulations. If after approval.. discover got problem.. QP cannot argue approval given, thus.. siam. This suggests that there could be many things done that is not exactly compliant. If your QP submit and say neighbour can do it how come I can't, then.. BCA/URA may then impose on your whole neighbourhood to comply.. then.. u know how popular u will be. Thus.. I wld not recommend that u/QP quote a specific neighbour. This is the actual DC guidelines used by professionals, possible waiver examples also mentioned inside.   22. It is possible to obtain waivers for certain requirement, provided there are valid grounds for the officer to grant the waiver. This is where an experienced architect value adds over a regular architect. The 7.5m setback is a requirement to protect the streetscape, to ensure a V shaped appearance when looking down the road. That's why.. lvl 1.. is 2.4m for carporch and lvl 3...... the setback is increased to 8.5m. If neighbouring houses already spoil the V shaped steetscape, then no point imposing this requirement on other houses. However, FSB requirement is still applicable.
  23. It is normal. there is suppose to be a drip pan connected to a flexible pipe to drain the water to the waste pipe.
  24. Just curious.. if communual corridor wall is damaged by paint, is that suppose to be restored by TC or home owner? Are TC properties considered public property?
