The $550 is only for the crane + operator. U still need to have more workers to demarcate safety zone, and also to help hook/unhook the load. Furthermore.. unless yr flat is next to a open carpark, with no obstruction such as trees, the crane option is not feasible. 9 Flr also mean u need at least a 50 Tonne crane, not the normal 20T that is commonly seen . 50T crane.. got long waiting list these days. For furniture.. is seldom the main door give problem. Is always the lift door height. King Matt biggest headache.

My personal preference is Joven. The internal mechanisms look well thought out. Also got highest (rated) flowrate. They also make storage heater.
-
definitely 1m height is much safer than 2.5m in height. I am assuming that it's a frameless design like a shopfront, where the glass door will abutt a frameless glass wall.

Toyogo wholesale store at Toa Payoh Lor 8 got sell the bigger one..

sori.. no idea on costings.. but to me.. if that is a requirement.. is only logical to compare across contractor.. rather than conpare incremental costs. using 10mm for anything above 2.1m is scary.

So far neber come across any, in Sg.. rental so high.. everyone only carries models that sell well. But if really looking for fridge only.. then consider those use by drink stalls lor.. those door made of glass, display soft drink cans. Anyway.. get a normal fridge.. set freezer temp to min.. is as good as a normal fridge.. maybe not good for veggies, but to store fluids ok.

10mm is norm for shower screens, which is normally not very tall. But for full height door, like those commonly found in shopping centres.. 12mm is used. The issue now is that there is a full height wall right next to the door, which I suspect is easily 2.4m or taller. 10mm will be too thin.. when press abit.. will wobble. 12mm is a lot heavier than 10mm, and the hinges, mounting brackets all need to follow shopping centre kind, not those shower screen kind. Will cost a lot more.. but if owner willing to pay.. then contractor shd not take issue mah.

The most common method of installation is to do cement screed to level, and then glue the timber strip directly onto the screed. During the gluing process, they will hammer nails do ensure that the timber strip will stay down while the glue sets. This method of installation means the floor will be like any other floor treatment, and defect inspection means go ard knocking the floor if got hollow sound means need to inject more glue into the affected area. But some ppl like hollow feel, like kampong/ kelong/ laminate flooring hollow sound. So the method is to add the plywood underlayer. But I also noticed.. this plywood method also results in better finish quality, since plywood is much flatter than any cement screed. Termite problem? Dunno lah.. landed sure got termite problem, is a matter of accepting it. I would be worried if got no termite cos suggest lots of chemicals being used ard.

That is the standard practice if u want the ethnic kampong feel of hollow wooden floors. Also done if the floor is concrete floor with no screed. Can't expect the worker to nail the timber strip onto bare concrete slab.

I am removing wall fans because they create a hum throughout the house, which transmits throughout by the walls. And it's KDK. Maybe need to mount on wood backing to dampen the vibration, but.. I give up liao..

http://www.eurolite.com.sg/gateman.htm Rather have the RFID version instead of biometric. Both also have keypad for as backup. I know this company got 24hr backup support, and is used by big developers in high end projects. I tried the RFID version. Is quite straightforward to use.

Normally same colour as the ceiling. When the lights are on, the light effect will naturally stand out, dun need to highlight L-Box.

Warranty Upon Completion.
yoongf replied to mr mio's topic in Landed & Condo Private Properties Renovation Discussion
There is no implied warranty. Everything is in yr contract with the contractor. -
http://www.lta.gov.sg/motoring_matters/mot...mes_offpeak.htm Can directly convert from Normal to OPC. Driving a car in Sg is truly a lifestyle decision, and not a financial one. My view is that the current cost structure is more on operating costs, rather than ownership cost. regardless of registration, petrol, insurance, maintenance still cost the same. Therefore, if can afford it, keep the registration. The enviromnent is also getting volatile, maybe the premium service after 6 months the operator say not viable, cancel the service or reroute, maybe got baby on the way, maybe got better offer at another location. If can spare the $, I rather keep options open.

Frameless glass door horizontal handle. Stainless Steel Towel bar mounted on wall inside the toilet. The bacteria and mold have been kind to me, and we have gotten along quite well.

Looking For Builder!
yoongf replied to spursburger's topic in Landed & Condo Private Properties Renovation Discussion
GFA is floor area which is enclosed and covered, exclude car porch (max 2 cars), only useful for submission purposes. Taken from the outer edge of the wall thickness. Carpark in excess of 2 cars will be considered GFA. There is no legal definition of "built up". Sellable area or more commonly known as Strata Area is actually a imaginary horizontal surface within the built up envelope. Not necessarily mean there has to be a floor there. (Void Area). Taken from the centreline of wall thickness. Many govt dept have different definition of "area", and their definition is not cast in stone, and constantly evolves to suit their needs. -

If it's 4500 GFA, and the reconstruction cost inclusive of professional fees is $750K.. U shd ask for a $200K performance bond. Given the substantial cost increase in material cost, I doubt any contractor can breakeven below $200psf, unless he got substantial economies of scale, or he plans to subsidise yr new home. A performance bond wld suggest he has the financial muscle to complete the job. -
I have seen it sold at Homefix, but those are expensive ones, and they normally come in grey colour, but I think sometimes got white colour in stock. They often change their product mix so hard to say still got or not. I have bought some before at those building material shops that sell cement, tubs of joint compound, not those hardware shop. Need to specifically ask for those that are white in colour.

The existing one used for the door appears to be white cement of the powder-based kind. Silicon Sealant is the most sticky kind. Can stick to most surfaces, but the problem is can't be painted over. If wanna paint over then use Acrylic Sealant. Acrylic is also able to water wash up, which makes it easier to work with. As for tile grout, this is common problem. 1 trick I learnt.. is to use white powder based Tile Adhesive to use as grout. It cost more than normal grout, but it is much more durable.
