6 Yrs ago, is 2003, was the SARS period, and also the lowest point for the construction industry. It was also BEFORE Nicholl Highway collapse. After that incident, BCA overhauled the entire construction industry, tightening every possible area. Scalfolding had to be licensed, no agar agar basement works, all site supervisors to be licensed, HS must now be super redundant, mandated use of precast elements, cannot work 24/7. etc. Add on to it was the shortage of raw materials like sand/ steel. Even though concrete prices have stabalised, the toughened BCA regulations are the reason why construction costs will never be like last time. This enhanced BCA regulations have not been fully implemented, so likely there are a lot more cost increases along the way. -

Typical inter Terr of land approximately 2000sqft, and 2.5 floors. If 3.5, I believe it goes to ard $550K. 250K I tink is do-able assuming no structural changes, and will be mostly changes to final finishes only. Opps.. I take that back.. single storey usually no piling, if want to do piling will cost at least 50K, depending on soil condition. 250K for total reconstruction, I dun think is possible. Even if doable.. likely be malaysia low cost housing standard.. everything bare cement screed. -

If allow the water to soak into the wood, it will eventually soften and be less resistent to insects. This drainage cell will allow moisture to evaporate easily, and prevent soaking of the wood. Budget based on 450-500K. Apart from contractor construction costs, got PE fees for Architect, structural engineer, utlities connection fees, Authority Processing Fees. Then also got those ID related fees for feature wall/ wardrobes etc. -

Toilet bowl choke cannot use normal plunger. Need to use those small 3 inch diameter plunger. Always works for me when the baby wipes chokes the bowl. Most DIY shops got sell. BTW, floortrap is not linked to toilet bowl. It only connects further down the pipe. -
He owe u rent is civil case of breach of contract. U unilaterally take his stuff is theft, or at least a possession of stolen property criminal charge.

Anyone with the owner's permission can apply to SLA to top up the lease. But it's not as easy as it sounds. Firstly.. let's say SLA agree say $10Mil to top up lease. Where is this $10Mil going to come from? No bank will lend cos there is no security for such a loan. and if want to top up the title, means.. all owners need to redeem the titles from their respective housing loan bank before can give SLA to reflect topped up status. This will be a multi million dollar CASH exercise. Concrete structure can last forever, the issue is the M&E like plumbing/electrical cables/lifts, as well as the waterproofing. -

Whether the govt agrees to top up the lease, depends on the planning intention for the area. For example.. Amberville, govt agree to top up the lease.. cos the old and new plan is same. Keppel golf club.. want to top up lease.. but govt keep mum.. get the hint? -
When u say pipe leak, which pipe u referring to? The big white 4 inch U trap?

Must see whether the leak is 24 hrs or only when got ppl shower, use aircon, use basin, wash floor etc. common problem is when the aircon guy install the aircon drain pipe, the pipe did not extend to the centre of the floor trap, so leak outside the pipe. Could also be when they glue the PVC pipe to the elbow, never glue all around. Could also be a crack at the elbow. So many possibilities.

The proper way is to settle things among neighbours, rather than to complain to authority first. Only when neighbours do not bother, then get the authority involved. The upstairs unit is almost always 100% at fault, and it's the responsible thing for the upstairs unit to be pro-active.

Expert opinion will always say go for Inverter. Apart from $ savings, there are intangible benefits like tighter temp control, quieter, and overall lower electrical design load. Inverter is basically a variable speed conmpressor, and the benefits is in partial load characteristics. Most HDB only allow 1 compressor, so usually the norm is to get the biggest outdoor linked to many indoor units. To use 1 big outdoor to run 1 small room, means the outdoor is running at partial load. In an inverter model, the compressor can slow down, and the fan will also slow down. For non inverter, it can only run in 1 speed, either full on or full off. Under partial load, it simply cuts in cuts out more often. Most power is consumed in the starting current of the compressor. Therefore energy saving is achieved when this cutincutout cycle is minimised. I am biased towards Mitsubishi, and I do agree that are the best. -

So far I see.. planter box always end up as chengal decked balcony. Yet to see anyone convert it to inground jacuzzi or koi pond. Plants will depend on whether planter box get any sun at all. -
Track Light is classified as "Mood" lighting, not meant for general lighting. Track light is ideal for spot lighting feature wall etc. Bedroom shd follow hotels, agar agar about 4 table lamps.

If basin also want hot water, kitchen also want hot water, then storage heater only solution. NEEC reccommends instant heater due to less energy consumed. -
