  1. alternatively, the indoor unit that u seldom use.. stick a toilet paper roll on top of the sensor, so that only a direct aim at it will trigger the aircon on. The toilet paper roll or similar hood will prevent stray signal from turning it on.
  2. silicon sealant is not meant for exposed use. After a while, it will literally wear off due to UV degradation. Also, silicon sealant glued to painted wall, the paint will peel off due to differential expansion/contraction. There are sealants meant for exposed use, but these are known as structural silicon, and comes in sausage packaging and require those special gun. Normal practice is to use aluminium flashing, or at least an aluminium F channel at the joint. The F Channel is rigid, so can screw to the wall. This F Channel can be found at Dama. In reality, polycarbonate is not a good material for long term use due to their flexible properties. Should consider aluminium composite panels which is aluminium sheet stuck to foam. All new bus stop shelters and walkways use it now. Dama got wide selection. Can go look see for awareness.
  3. Exposed Walls (including balcony walls) are considered external facade and is subject to MCST approval, as changes might alter the outlook of the building. Also, although hacking walls may be structurally possible, there may be M&E services running across them like water, electrical cables, aircon pipes etc. These may require diversion and boxup, and the costs maybe higher than anticipated.

  6. If got such a choice, I will mount on solid surface, reason being the solid surface is more rigid, while SS mounting surface may twist and warp, resulting in loose fitting after a while. Those expensive european SS sink will provide extra reinforcement plates to stiften the mounting plate. But hor.. usually the decision is already determined by the sink design and tap design. Chosse favourite sink design, choose favourite tap design, by then.. chances are the tap may be too short or too low to mount on solid surface.
  7. These are things are suppose to last for at least 5 years, and which u will touch 4 to 5 times daily. If faulty, need to call plumber come and replace, and take leave to monitor the repair. All it takes is a slight drip, and that will occupy your mind for a long time. The hassle of downtime far exceeds the incremental cost of getting a good brand. Within the good brand, there is a wide selection from the basic model to those fancy designs. The basic models do not cost alot more than the cheaper brands. Most commercial buildings use a very small range of brands, like Grohe, Toto, Rigel. There must be a valid reason why it has come to this situation.
  8. I got both layouts in my hse. I find that it if I stand at the door look into the room, the wood run left to right is nicer than up and down. Run up and down seems to see more joints. If can't decide then u do diagonal lor. Waste a lot of tile, but.. best of both worlds.

  10. Chemical wash means using chemicals to dissolve the dirt. This website quite informative. http://www.astiquer.com/services.html Interesting point to note.. aircon requires alkalic chemicals so that it dun corrode the alumimium coils. Those chemicals used to remove cement stains are acidic. This is 100% opposite to alkali. Edit : Opps.. I refering to aircon chemical wash, not general reno chemical wash.
  11. I thot the SOP is to determine the theme first then talk about matarial selection. No point have solid teak wardrobe then stain with black colour theme, which I think is real waste of precious teak. Teak got teak veneer versions. Plywood can paste with laminates, veneers.
  12. Is the "final inspection" stated in the OTP? If not, I don't see how this can be considered "normal practice".
  13. Like a shophouse with 5ft walkway lor. Got 2 title, 1 is for the grd floor unit, 1 is for the upstairs unit. Both unit jointly own the land like normal apt. There are quite a few of such duplex, mostly ard geylang, aljunied. Very messy arrangement. Actually got sub $1Mil landed property. Mostly in Thompson Estate, where land ard 900 - 1100 sqft. The bulk of level 1 is use for carpark, and level 2 is the main living floor. Can do up like SOHO concept. quite interesting.
  14. That Sandy Lane property is a upper floor duplex unit. Similar to the upstairs unit of a walk up shophouse.
  15. Why LED and not T5? LED is not bright enough to look impressive for countertop use, and the color not say very nice. If u going to use a few rows of LED to achieve the intensity, the cost will be ridiculous.
  16. I wun say is a common problem, but is a problem that can easily be replicated. Take alook at some older buildings. Sometimes can see the external wall facing the sun, got green algae growing on only a particular wall/floor. Usually, it means.. that unit on the aircon cold cold, and kena the hot sun, the external wall will sweat like a cold coke bottle just taken out from the fridge. The whole issue is about temperature gradient. I suspect the unit below is doing full load test at max cold or his difusser is wrongly adjusted to point to the ceiling (shd correctly point to the far end of the room). And yr unit no curtains yet and window closed so become like greenhouse. Is not unexpected that such a problem can occur. Personally, I think this scenario will not occur when got ppl live in. Not many ppl can live in 16 degree settings, and unlikely u will live in ur place with no curtains and windows 100% of the time closed. The temp gradient will not be so great when got ppl live in. A simple test now is to place a small carpet at the wet spot. This will prevent the heat from your unit touching the floor. If after a few days no damp/algae, then I think is one off situation.
  17. OTP is a document that the SELLER (you) GIVE to the buyer in exchange for the OTP $. There is no basis to claim that you thought the flat was confimed sold when this OTP was never handed over. It does not matter whether u signed it or not. The OTP must be in the hands of the buyer or the buyer agent to consider it a transection. If u are really keen to sell, get the OTP prepared first. By reading the OTP, u will then fully understand the importance of the OTP. There are many OTP $ chq floating out there, to entice sellers to sell. These chq mean nothing unless an OTP is handed over.
  18. U will be surprised at the amts they quote these days for such works, especially if u request for tree stump removal or felling of large trees or trimming of tall trees. It's the disposal cost + safety precautions costs that is scary.
  19. Was OTP handed over to the buyer? Even if legally everything was in your favour, it is not worth to fight over $1K.
