If I am facing this problem is noise from window, I wld start with the following method of elimination. 1. Heavy curtains. 2. If is sliding, change to casement. Sliding is hopeless against noise, as to many gaps. 3. Install those japanese wooden sliding blinds as a 2nd level of barrier. If u think about it, how big window do we really need. Actually even when I open, it's normally only 1 panel. So, why need the extra panels as window? -

Very Very sure that the seller owe no duty of care to the buyer. During the OTP period, it is the buyer lawyer who is suppose to detect any issue, and raise the alarm. Exercise OTP means accept all risk liao. -

Once the OTP is exercised, Stamp Duty paid within 2 weeks, the S&P between the seller and buyer is a done deal. Buyer is obligated to take over the seller's responsibilities. Seller has not done anything to screw the deal, so the buyer is fully liable for seller's losses if the deal does not proceed. The subsequent relationship beween the new buyer and the developer is a seperate issue. -
I am not an architect. "Official unit size" is not the same definition as GFA. "Official unit size" maybe bigger than "livable" due to high ceiling voids. Voids never counted as GFA in the first place. Building a legal loft will surely qualify as a GFA increase, and require the necessary approvals. However... =

The developer is being sued for winding up and project is not yet TOP has got nothing to do with your contractual obligations between u and the seller. The seller has every right to go after u, for late interest and everything else. I would also think that u shd claim this late interest incurred from this "CPF Lawyer"! At this point in time, there is no legal basis for u not to complete the sale with the seller! -
This is the page regarding remission of property tax. http://www.iras.gov.sg/irasHome/page04.aspx?id=2384 There are so many preconditions. Nobody will know whether u qualify except yrself. "Vacancy refund" is only for non owner occupied properties. As long as the land has approved redevelopment plans or the existing building has been demolished, tax is based on land value. This is a deterrent against ppl hoarding land. Tax remission is not automatic, and not a privilege.

If going to custom make, can ask the maker to drill the 2 inch hole to run the wire through. There are plastic mouldings for sale at Homefix to make the hole look professional. Then install a 6 gang power bar say 1 feet above the table top. My table 6 gang also not enough, cos got so many chargers, fax machine, router, etc. Since got so many cables running from 1 end of the table to ther other, it is good to also consider a cable tray that will run horizontally, say from fax/printer to the computer to the telephone.

Metal door frame??? Other than HS, got ppl use metal door frame in residential? Or is it office partition type aluminium? If wanna look nice need to spray paint. But metal need metal etching paint sealer to make it stick. If wanna hide defects, do not use gloss paint, matt is ideal, but easily get dirty.

Window from living/dining to bedroom has it's disadvantage as living light usually on, if bedroom want to sleep early, the light very disturbing. curtains/ blinds do not cover the light fully. Therefore, 1 way is the install a compressed window. (fixed glass panel), at adult eye level. The window is about 40cm high, and can run throughout the length of the wall. Can install shelving around the glass so that it looks like display shelving.

ID design looks more logical. But the kitchen... err. try to avoid a centre light, cos will create bad shadow effect. Consider under cabinet lighting. Same for bedroom, kinda irritating to lie on the bed and look up at a downlight.

I really doubt $400K can do it. Take note of something called the Provisional Sum, which is the budget allocated for owner specific items, like sanitaryware, aircon brand, selection of tiles. If the Provisional sum is low, then the overall quote will be substantially low. However, surely a landed property is not going to have the same level of finishes as a warehouse right?

Narrow grout line .. normal grout will not work. Need epoxy grout which is used for marble floorings. http://www.thisoldhouse.com/toh/article/0,,384695-2,00.html Cement based grout need a minimum vol to adhere/cure. If grout is white colour , then can try acrylic wall sealer like Shelley's No More Gaps. Is polymer based, so like rubber band material instead of chalk like. Last time I experiment use timber floor polyurathane to paint over, but the glossy effect not nice. -

Can Use Same Light Point For Ceiling Fan?

Ceiling fan need the metal plate with eye, and minimum 2 anchor bolt. If false ceiling is far from the concrete ceiling, then need to order custom made extension rod. Ceiling fan got dynamic load, and if not balance properly, will wobble. If drop can chop off head. False ceiling cannot support dynamic loads. -

Wallpaper is meant for aircon room (like hotel room) where humidity is low. used on normal room will turn yellow, and certain type will attact dust. Wall need minimum sealer coat to make sure the plaster wun feel like dust. If not, the glue may not really stick. -

I am not sure if u are referring to horizontal protection or vertical protection. Surely u can't be using bamboo as the roof right? but U also mentioned awnings?? Anyway, consider using the polycarbonate type of structure, but instead of poly, use aluminium composite panels. Basically, is aluminium sheet, but stuck to foam. There is no hard number provided by the authorities. This is to prevent ppl using it as an excuse to circumvent the law. For example, if say.. less than 6 ppl, then ppl will say.. oh.. only 6 stay at any 1 time, the other 12 out working on shift. The authorities got very flexible powers to tackle this. Good also lah. -

URA is primarily concerned over zoning (residential/comm/hotel/dorm/hostel/shop/office/place of worship) regulations. Partitioning up is not a problem as long as it is not resulting in use as dormitory. SCDF is primarily concerned over fire safety, like ability to get to escape staircase. This is no right or wrong to this. -

Tiling is suppose to align from the main entrance of the particular room, not to wall or anything else. For example, the middle of the doorway shd be a complete tile, and usually ppl start from the middle and tile to the sides. If differnt tile size, is very difficult to align to grout line. Sometimes, a shortcut is to put a wide dividing line of unique tiles.. say.. the width of the doorframe/wall. Some hotels I see.. they use 1 long piece of granite. Really really stands out, but give the impression got class leh.. granite mah.. -
1.6Mil today is tight for landed. Maybe can get a older inter terr, but add in the transection cost + reno work + furniture, will be quite simple. 1.6Mil condo is very comfortable. Landed as an investment is subjective, as it needs substantial holding power. The rental yield will not cover the holding cost. Any capital appreciation expected must be backed by the ability to service the holding cost.
